Traditional Peak District house with exposed beams and stone walls, but with all the luxuries of modern day living. Very spacious accommodation with extremely large lounge, separate dining area and large fully equipped kitchen with additional eating area. Four bedrooms (one downstairs) and three bathrooms (one downstairs), which would suit mobility impaired guests. Separate detached garage with games room above providing pool, air hockey, table football, PS2, x-box and table tennis downstairs.
Walkers and dog owners will love the area around Litton Mill and Tideswell. There are some spectacular walks and cycle rides including the Monsal Trail along the disused railway to the fabulous views of the Monsal Head viaduct. The Monsal Trail tunnels are now open so cyclists and walkers can access the 8.5 mile stretch to Bakewell and near Buxton from Riverside House. There are walks to suit all abilities, with a gentle river walk along the River Wye to Cressbrook and the gently sloping trail of Tideswell Dale to either Litton or Tideswell.

The downstairs area is very spacious with a very large lounge with a lovely vaulted ceiling. There is surround sound TV (with freeview, DVD and video) in the lounge, a log burning stove (free supply of logs), plenty of seating for up to 12 guests, double sofa bed, books, guides and maps. The downstairs double adjoins the lounge and has a TV and DVD/video system and additional seating. An entrance hall includes ample coat and boot storage with the utility off the hall with washing machine, separate dryer and overhead clothes dryer. The downstairs bathroom includes wc, sink and large shower cubicle with a small step up (could be suitable for mobility impaired guests).
The dining area has a large table and seating for up to 10. There is the possibility of joining the kitchen and dining tables together to give seating for 12+. There are lots of board games for all ages in the dining area. The kitchen is spacious and extremely well equipped with everything you need for a self catering holiday. There is seating in the kitchen for up to 8 plus a high chair. The large range cooker has a double oven and lots of cooking rings for large meals. There are two fridges, a freezer, microwave, CD player, large toaster and even cook books. Free wi-fi access is provided too.
The whole of the downstairs area is suitable for pets and families as the flooring is tiled in most areas and wooden flooring in the lounge. We ask that pets are kept downstairs and they are not allowed to go on the furniture.
Upstairs there are three bedrooms, two doubles (one en suite and with a link attached king-size bed which can be either king-size or 2 singles for flexibility) and a triple room with three single beds. There is an additional family bathroom, with bath, shower cubicle, wc and sink. We supply a cot, z-bed, single child bed (suitable for child up to four years only) and inflatable bed. We also provide stair gates (top and bottom of stairs), hairdryer, plenty of wardrobe and clothes storage space, mirrors in all bedrooms, bedside lamps for all beds and all linen and towels are included in the price.

The kitchen leads out to the enclosed lawned garden area with is safe for both pets and young children. There is a paved patio area with outdoor seating for up to 20. We supply a BBQ for the summer months. Beyond the enclosed garden is the wild river area with spectacular river views and wildlife. Brown trout, ducks, wild birds, rare lizards and newts are all on the doorstep. There is off street parking for two cars and a detached garage for two further cars. Above the garage is the games room with its own separate entrance and again securely fenced for the safety of young children.

We can sleep a maximum of up to 12- 9 + 3 (2 on a good sofa bed in the lounge, plus z-bed). We can, however sleep additional children on a chair bed (suitable for ages up to 4 years old) and there is a cot. Pets welcome and are charged at £15 extra per pet. All heating, including logs for the log burning stove, linen and towels are included in the rental price.
We do welcome short breaks in all seasons except the Peak Season. Our changeover day in Peak Season is a Saturday, but in all other seasons we are flexible.

* Welcome pack supplied includes supply of coffee, tea, sugar, milk, biscuits, oil, salt and pepper, starter supply only of kitchen roll, loo roll, bin bags, about 5 of both washing machine and diswasher tabs, washing up liquid, hand soaps in all bathrooms.
* The garden and patio areas are completely fenced with wrought iron fencing and lockable gates to provide a child and pet friendly area in the warmer months
* Separate games room (above detached garage) with pool, table football, air hockey, PS2 and games, TV, fridge and music player (table tennis downstairs when garage not in use)
* Good selection of games and books for all ages, plus 3 TV's, PS2, DVD player and lots of DVDs, iPod docking station all provided
* Fully equipped kitchen with everything you would expect and more for your stay

Conditions
We require a 25% deposit to secure the booking. The balance is due six weeks prior to your arrival at the property. We ask for a returnable breakages bond of £150 and we do not charge for minor bookings.

The Heart of England / Peak District / Peak District/Derbyshire region
The Peak District National Park is the oldest in England and contains some of the best countryside and walking in England. From limestone crags and gorges to lovely open valleys and riverside walks there is something for everyone. In the summer it can be warm and sunny, but it is England so do expect rain and in the winter even snow. Places of interest include Chatsworth House, Haddon Hall, Tideswell's Cathedral in the Peak, Chesterfield's 'Crooked Spire' as well as Crich Tramway Village and the Plague Town of Eyam.
The Litton Mill area
Litton Mill is in Miller's Dale in the heart of the Peak District National Park. Fabulous walking includes river walks along the River Wye, walking and cycling on the disused railway line above Riverside House on the Monsal Trail (the tunnels are now open and there is bike hire along the route - would thoroughly recommend this - we even hired the electric bikes!), walking the dales and limestone gorges nearby as well as wildlife and wildflowers aplenty. There are plenty of lovely local pubs serving traditional English beers and food.
Nearby is the historic Chatsworth House and Haddon Hall (both used as film sets for period dramas), the market town of Bakewell (famous for Bakewell puddings) and the spa town of Buxton. Accessible within one hours drive is Sheffield and its city shopping facilities, within 40 mins drive is Chesterfield with its market and shops and closer to home Tideswell with its famous cathedral and lovely deli, cafe and pubs.
For more adventurous guests there is rock climbing, fishing (not at the house), hang gliding, horse riding, caving and golf all nearby as well as harder graded walking from Hathersage and Edale.
Every June and July the area welcome the famous well dressing festivals where locals decorate the wells with fresh flowers designs. In Tideswell wakes week there is a carnival and midnight procession (around third week in June).
There are farmer's markets in Buxton, Bakewell, Chesterfield and food and beer festivals at various times throughout the year. Buxton's Pavilion Gardens often has craft fairs taking place.

•Leave the M1 at Junction 29 and drive toward Chesterfield on the A617
•In Chesterfield:
At the first roundabout take the centre lane and go straight across
At the second roundabout take the left hand lane and turn left
Take the left hand lane
At the traffic lights go straight through
At the third roundabout go straight over, taking the A619.
•This is the Chatsworth Road. Follow this out of Chesterfield for 8 miles toward Baslow
•At the next roundabout turn left, into Baslow
•At the next roundabout, in Baslow, take the right hand lane and turn right
•At the mini-roundabout turn left. This is now the A623
•Follow the A623 for about 8 miles, which takes you through the village of Stoney Middleton.
•After 8 miles turn left to Tideswell on the B6049
•Go straight through Tideswell and carry on the B6049 for a further 2 miles until you reach Millers Dale
•Turn left for Litton Mill at the Angler's Rest public house. TAKE CARE! This is a very sharp left turn and should not be taken at speed.
•Follow the single-track road along by the River Wye, under Ravens Tor to Litton Mill.
•Riverside House is the FIRST house on the right hand side.
•Turn in the area opposite the telephone box and park immediately alongside the house while gaining entry before parking in the private courtyard behind the double gates immediately next to the house

Booking a breeze, all done via email, to which Wendy responded immediately. The price was more than good value. We only stayed for the weekend as this was a girls getaway, and it definately was just that !! we all arrived seperately, in 7 cars, but had parking for everyone 6 off which were off road/lane. The house was clean, spacious and equipped with everything you could imagine. No queuing for the bathroom (even with 9 girls in the house) as there are so many !! With the log burner lit we were settled for the evening. Next morning after a hearty breakfast, a footstep out of the back door and across the bridge and we were on the monsal trail, this access is amazing !! and in no time we were in the pub, 7 miles later all that was left to do was put on our onesies, crack open a bottle or two & begin our tournament in the extremely well equipped games room (this really did out weigh our expectations) all in all we laughed, relaxed, ate & drank far too much, but had a fabulous girls weekend. I've stayed at Riverside House before and will certainly stay there again because it gives me everything I could want in a holiday let less than 3 hours from London - it's just like being at home, with all the top class amenities anyone could want. I particularly like the fact that the house is more than fully equipped to cater for so many people in our party from breakfast through to a full dinner party if that's what you want. The facilities are excellent and I love the fantastic log burner and the TV/surround-sound - perfect for relaxing in the evenings with a thrilling film after a long walk through the beautiful Peak District all around. |

We offer short breaks in all seasons except the Peak, Xmas and New Year Season, where bookings are for one week only. Our weekly changeover days after October 2013 will be Fridays, prior to October 2013 they are Saturdays. Short breaks can be 2 nights or more starting any day.

We also require a £150 breakages deposit prior to arrival. This will be returned once the house has been checked and providing that there are no major problems will be returned within one week after your departure.
Please note that the prices shown above are weekly and in the case of the nightly rate that is the rate for a one night stay as stipulated by Holiday Lettings. Our minimum stay is three nights at weekends or you may stay for two nights at the same price.
