About the home
The Seaside House has been part of our family life for the last 30 years and many holidaymakers, friends and family have enjoyed its closeness to the beach and its comfortable facilities. If you choose to stay we hope that you do too. It is a comfortable three bedroom home which caters for all including young children who enjoy exploring all the toys and older guests who can watch movies or browse the extensive book collection.
The house has been fitted out with all modern amenities including dishwasher, washing machine, DVD / video player, highchair, cot, baby bath. It has a bath with a hand shower attachment. The bedrooms sleep 5: 2 in bunk beds, one double and a single. Outside there is a cosy courtyard garden which has an outdoor table and chairs and is ideal for an evening BBQ. The front garden leads out onto a pavement and lawn area. The road is to the side of the house and there is ample free roadside parking. The greatest asset is its quiet location which is less than 5 minutes walk to the beach, tennis courts, pitch and put golf and crazy golf as well as local convenience stores and the pub! The award winning East Beach Cafe is also 5 mins walk http://www.eastbeachcafe.co.uk/html/howtofindus.html.

There are toys for children including wooden train sets, board games, buckets and spades. There are plenty of books for all ages as well as dvds.
Conditions
• A £50 deposit must be received within 5 working days to secure your holiday.
• The deposit is only refundable if the required accommodation is not made available.
• The balance of the tariff must be paid within 8 weeks (60 days) of the date of arrival, by cheque or direct into the bank account (details available upon request).
• If a booking is made 8 weeks or less before the date of arrival, full payment is required.
• In the event of the balance not being paid by the due date, we reserve the right to cancel your booking and re-let the property.
• Cancellations are accepted up to 8 weeks prior to the holiday date. It is strongly recommended that visitors take out their own holiday cancellation insurance.
• All bookings are from 4.00 p.m. on the date of arrival until 10.00 a.m. on the date of departure.
• The property is a non smoking
• All guests are expected to leave the property clean and tidy when vacating. Keys will be given to you on arrival, and collected on departure.
• Only the number of guests shown on the booking form are permitted to stay.
• Occasionally access may be required at reasonable times by the proprietors for viewing.
• The proprietors reserve the right to decline accommodation and to demand the immediate departure of any persons not complying with these conditions, or for any conduct detrimental either to the property, or to the comfort of neighbours.
• Payment of the deposit is taken as accepting these conditions.

The Littlehampton area
Conveniently located within 5 minutes walk to the seafront, shops and recreation park with miniature railway, tennis and golf, this end terrace house is located in a residential development with similar properties. Ideal for families, other entertainment close by includes a fun fair, amusements, swings, boating lake, swimming pool, restaurants, cinema and theatre. Historic Arundel with its castle is about 15 minutes drive, and both bustling Brighton and Chichester with its racecourses, cathedral and theatre, are within easy reach. Scenic walking and cycling along the nearby South Downs. Shops & pubs 500 yards.
