Casa degli Ulivi has the most tremendous position high above the Niccone Valley with stunning views in all directions. Located below the castle of Lisciano Niccone, it looks over the villages of Lisciano Niccone and Mercatale di Cortona towards the picturesque ruined castle of Pierle and along the green hills of the Niccone Valley. The local villages are very friendly and have shops, bars, cafes, gelaterias, pizzerias and trattorias. The garden stretches up past the swimming pool through the ancient olive grove to the castle above, still partially inhabited. The house is at the end of a very quiet road and is entered through gates to the parking area. There is WiFi internet. The accommodation is over 2 floors:
The front door opens into the dining room with wooden table and chairs for 10, an archway leads through to the kitchen which has oven, gas hobs, dishwasher, fridge freezer plus smaller "drinks" fridge and microwave oven. It is well supplied with utensils and tableware. A door from the kitchen opens onto the garden. There are two bedrooms on the ground floor, a double bedroom and a room with 2 single beds. Between these ground floor bedrooms there is a bathroom with bath tub, shower, WC and basin.
Stairs from the dining room lead up to the sitting room which has a door onto the loggia where there are steps down to the garden. The sitting room has sofas and armchairs and a small TV with DVD player. There are 2 double bedrooms and a room with 2 single beds, There are 2 bathrooms, a shower room with shower, wc and basin and a family bathroom with tub, shower, WC, basin and bidet and washing machine.
The pool is reached by a few steps up from the front lawn, it is set in the ancient olive grove with a pergola providing shade at one end. It is paved all around there are good quality sunloungers with head-shades. The pool measures 12x6 metres and has a deep end and shallow end with sunken steps. The garden wraps round the house with stunning views in all directions. The front lawn has large horse chestnut trees providing shade for outside dining. There are tables and chairs for outside dining and a barbecue.

The Umbria region
Casa degli Ulivi is high above the Niccone Valley, a beautiful green valley that runs between Tuscany and Umbria, Casta degli Ulivi has views over both regions. It enjoys warm summers, hot for a few weeks at the end of July and brimming with wild-flowers in May and June. It is great place for walking, relaxing and visiting interesting, historic towns and villages. The Umbrian towns of Perugia, Assisi, Gubbio, Todi, Orvieto, Deuta, Citta di Castello are all nearby and worth visiting. The Tuscan towns of Cortona, Siena, Arezzo, Montepulciano, Pienza and Sansepulchro are all nearby, even Florence can be visited as a day trip, Rome too if you get up early!
Lake Trasimeno, the 4th largest lake in Italy and the largest on the peninsula is very near. In a 15 minute drive you reach the trattoria/cafe Lo Scoiattolo from where you can have a coffee or a meal while enjoying the incredible lake views. It is another 10 minute drive down to the pretty town of Tuoro and the lakeside beach.
The Umbrian village of Lisciano Niccone below has 3 restaurants/pizzerias and some shops and 2 bars/gelaterias. It is a friendly, lively village with a festa celebrating its own pasta "bringoli" in late July. There are tennis courts and a mini glof course in the village. The neighbouring Tuscan village of Mercatle is 1km from Lisciano and has 2 small supermarkets, 2 butchers a good bakers and several bars/cafes and a great trattoria. The beach at Tuoro on Lake Trasimeno is only a 25 minute scenic drive. Here there are sun beds and parasols to hire, ferries to the islands and other lake towns and children's play equipment, pedaloes, and trampolines.

"Beautiful location and facilities - but need robust driving skills"

Thank you for your review. The gravel roads are a feature of the countryside here and help retain its inegrity. While I know they can sometimes be daunting for those used to tarmac generally one can quickly get used to driving on them. I have looked after Casa degli Ulivi for 10 years, visiting it often - I have never had a 4x4, just a regular family car and drive to and from the house without a problem as do the cleaners and gardener. The gravel road is less than 1km in length mostly in good condition. The house is only a 7 minute drive to the village - mostly on tarmac.

"A really lovely place to be"
This lovely traditional house sits in it's own large garden which overlooks the village below and mountains in the distance. It is a private spot without feeling too isolated. The house is clean and well-maintained and the pool the perfect size. There are plenty of places to sit or lounge either inside the house, or in the garden or by the pool. I suspect it would be a great place to stay at any time of year.
