Casa del Lupo stands on its own at the end of a small and very picturesque hamlet with fantastic views over the green Pian di Marte and to the hills above Lake Trasimeno. It is a completely private property fenced all around with a gated entrance. It has a large heated pool and Wifi internet. All the rooms are spacious and have insect screens on the windows.
Downstairs there is a large sitting room which opens onto the garden. There are 2 sofas and armchairs, TV, DVD, bookshelf and stereo, there is a fireplace with wood burning stove. A small flight of steps at the back of the room gives access to a cloakroom with WC, basin and washing machine, while an archway leads through to the spacious dining room and kitchen area. There is a wooden dining table and chairs for 8 people and an antique cupboard containing crockery and wine glasses. The kitchen area has work surfaces on 3 sides, French windows onto a paved and covered outside dining area. The kitchen has oven, 5 ring gas hob, dishwasher, microwave oven, fridge freezer and toaster. It is amply supplied with utensils and tableware.
Wide stone stairs lead to the upper floor where there is a large family bathroom; bath tub, shower, WC and basin. Opposite is a large double bedroom and a few steps down is the double bedroom with en-suite; shower, WC and basin. The 3rd bedroom is next to this with 2 single beds and a set of bunk beds (sleeps 4).
The garden area is lawned, there is a table tennis table and swing seat. The pool area is fenced and gated, it is on a lower terrace with steps down from the garden. There are 2 shady pergolas at either end of the pool. The pool is heated with solar panels and has a thermal cover, it has one of the longest seasons and is one of the warmest pools in the area, it measures 12x6 metres and has a deep end to 2.2m and a shallow end with sunken steps. It is paved all around and has good quality sun-loungers with head-shades. The first pergola has a small table and chairs. The terrace outside the kitchen has a covered dining area with table and chairs and benches and a barbecue. On the lawn is another large table and benches. The views are beautiful and stretch over the green valley the picturesque Torre di Fiume is in the background as are the pretty villages of Castel Rigone and Preggio both visible on hilltops. The pool is open from mid-April until October.
The village of Lisciano Niccone is a 10 minute drive, it has shops and restaurants, Castel Rigone is about 12 minutes by car with shops and restaurant and lake views.
The owner (resident in London) has an apartment at the far side of the house on an upper floor with separate parking, entrance, garden, etc. The garden and pool are for sole use of guests and their privacy respected.

The Umbria region
Casa del Lupo is on the edge of Umbria near the border with Tuscany. Umbria is often called the Green Heart of Italy and it is certainlt true of the Pian di Marte which is a beautiful tranquil green valley which stretches up to a ridge above Lake Trasimeno from where there are wonderful views of the lake. It is a good place to visit the Tuscan towns of Cortona (30 minutes by car), Arezzo (45), Siena (50), Montepulcinao (50), Florence can be visited by either car or train in 90 minutes. The mainline station is a 30 minute drive and has trains direct to Florence and Rome.
The Umbrian towns of Perugia (30), Assisi (45), Gubbio (60), Todi and Orvieto (60) and Castiglione del Lago (45) are all woth visiting.
Casa del Lupo sits at the top of the little hamlet of Val di Rosa. There is a row of cottages here and a small church which is occasionally used. A short drive takes you to the Umbrian village of Lisciano Niccone below has 3 restaurants/pizzerias and some shops and 2 bars/gelaterias. It is a friendly, lively village with a festa celebrating its own pasta "bringoli" in late July. There are tennis courts and a mini golf course in the village. The neighbouring Tuscan village of Mercatle is 1km from Lisciano and has 2 small supermarkets, 2 butchers a good bakers and several bars/cafes and a great trattoria. The beach at Tuoro (30 mins) on Lake Trasimeno is only a 25 minute scenic drive. Here there are sun beds and parasols to hire, ferries to the islands and other lake towns and children's play equipment, pedaloes, and trampolines.
In the other direction is the beautiful stone village of Cstel Rigone with a fine relais restaurant and views over Lake Trasimeno, there are a few shops here and a bar.

"Lovely house, beautiful views, great location."
Positives Casa del Lupo is a lovely house located in a nice area sitting next door to a little church. We were very pleased and comfortable in the house and we love the architecture of the house. The house has one of the best swimming pools of those that we've visited as it has a shallow end and deep end making it suitable for children and unconfident swimmers. The pool also has a great view of the surrounding countryside. English and Italian television meant that everyone in the house was happy. Large Kitchen. Many walks to be had directly out the front gate. The ping pong table was of great use to us during our stay. Mosquito nets on windows were helpful. Stunning views. x WIFI not great - we couldn't access the WIFI in many areas of the house. x For our group it would have been nice to have another bathroom. x Shower head was a little damaged but still usable.

The Wifi coverage has been vastly improved with routers now on every floor, it is now excellent in all the rooms and by the pool. As advertised the house has one en suite bathroom, one family bathroom and one separate WC.

We have rented with GORGACCE for several years now and never been disappointed. This year Dilys let us rent her home CASA DEL LUPO. It was just PERFECT. My Partner, Alexis, had had a hip replacement and so needed to swim daily in a heated poor. She also needed to exercise by walking. Both these were easily solved at Casa del Lupo. The House was easy to find, bering just off the tarmac road. (No white dust roads here). The kitchen was simple and well stocked for our requirtements. The bedrooms suited us well as we were joined by my Daughter and her husband and 10 year olf grand-daughter. Having an ensuite and a house bathroom was pure luxury. Being ableto eat outside the kitcehn was delightful and the covered pergola protected us well from the heat during the day. There were naeighbours and the Church but neither inconvenienced us at all; the road to the house was always clear! there was English TV and WiFi for the addicts. the Library was well stocked with books and I enjoyed several including the Stig Larsson MILLENNIUM TRILOGY. The shops and cafes at Lisciano Niccone and Mercatale are well known to us and are in easy reach. This year I had the opportunity to further my research on Hannibal and the Battle of Trasiemo, BC 217. It was a wonderful stay and we had a PEACEFUL and VERY ENJOYABLE Stay. is the
