The Costa de Lisboa/Lisbon region

With temperate all year round, the Costa de Lisboa, offers a rich and impressively integrated diversity. The capital of Portugal since its conquest from the Moors in 1147, Lisbon has 2000 years of history. Alfama, the oldest quarter in Lisboa, survived the earthquake of 1755, and retains its original Moorish souk style layout. Alfama is bordered by the old quarters of Castelo and Mouraria, on the western and northern slopes of the hill crowned by São Jorge Castle.

Fado is played and sung all night beneath the traditional tiled roofs and cobbled narrow streets, but Lisbon is also brimming with festivals, shopping, nightlife, and history.

Neighbouring Sintra is a haven of lush greenery, manor-houses and century old farms, and home of Pena Palace, built on the ruins of a 16th century monastery and an atmospheric mix of Gothic, Manueline, and Romantic architectures.

The historic Moorish hillside neighbourhood of Alfama (from Arabic "Al-hamma", meaning fountains or baths) is the cultural and historic heart of Lisbon where both the people and the architecture have retained their charm and traditions throughout the tests of time. This labyrinth of picturesque cobbled streets and squares is the birthplace of Portugal's traditional Fado music, containing many historic attractions, Fado bars and restaurants, stretching from the São Jorge Castle down to the River Tejo.

Every June, the streets of Alfama and the neighbouring Graça, Castelo and Mouraria come alive with the feasts in honour of the popular saints.

The historic number 28 tram runs through Alfama, past the Santa Luzia mirador and the foot of the castle, as well as many other important touristic spots in Bairro Alto and Baixa.

Conditions

When booking you will be charged between 29%-34,8% of the price of the accommodation on your credit card. When the payment of this charge has been confirmed, our web page will give you a reservation number, which will be needed for any communication.

After booking, you will receive an email confirmation with all of your reservation details, including the name and contact number of the person who will meet you at the flat.

The apartment will be ready for you before your arrival. Our cleaning team will prepare the flat and leave fresh towels and sheets. Our quality department will check that the state of the flat is completely satisfactory. The obligatory cleaning fee refers to the cost of cleaning the apartment after your stay. Additional cleaning services are available upon request.

If a client should cancel a completely prepaid reservation, there is a cost, which changes depending on the moment in which the cancellation was carried out (which means, how many days before the planned arrival).

In case of modification or changes in the reservation, the same conditions for cancellations will be applied:

- 90 or more days before the arrival: 20 % of the total stay

- 60-89 days before: 30 % of the total stay

- 30-59 days before: 50 % of the total stay

- Less than 30 days before: 100 % of the total stay
Please, take note that the initial booking fee will not be returned in case of cancellation.

We advise you to take out travel insurance. In case of any cancellation, even due to any major incident, the conditions of cancellation will be applied as established here.

Occasionally, and depending on the season, the client may be asked to pay by bank transfer the total cost of the apartment before the beginning of the stay.

Check-in

Someone will wait for you at the apartment at the agreed time. They will explain how all the equipment functions, and give you the keys. You will be asked to sign a short-term rental contract, also signed by the owner.

You will then be asked to pay the remaining amount charged for the whole stay (in cash). We will also ask you for a deposit as a guarantee against loss of, or damage to, any of the owner’s items and any damage to the apartment itself caused during your stay. Depending on the apartment, the deposit can be between 150 and 600 euros that will be refunded to you at your check-out. For stays of more than 3 weeks the deposit is 600 €
A deposit of 300 euros is compulsory for any bookings of more than 5 adults or for 7 days or more.

Check-in time is from 3 pm.
We charge an extra 30 euros for check-ins on Sundays or bank holidays and late check-ins (after 10 pm). After 1 am the late arrival fee is 50 euros.

Stay and check-out.

Should any doubt or query arise during your stay, we will be glad to help you. On the day of departure our staff will check the state of the flat and, providing everything is in order, refund the security deposit.
Cleaning of the apartment is carried out before the arrival of each client. On the day of departure, the client is required to leave the apartment in a reasonable state.
Pets are NOT allowed.
The latest check-out time is 11 am.
Any modifications to a booking (dates, number of people or apartment) are possible, but are subject to acceptance and entail a management charge of 20 euros.

Prices

Prices include the accommodation as well as any water, gas, electricity, clean sheets and towels used during the stay.

We have a cleaning fee for all bookings between 50 and 70 €. We must charge a service tax of 16% by Spanish law, on the deposit only. So, for a deposit of 100 euros we would charge an extra 16 euros tax, which would make it a total of 116 euros. Please do not forget to bring the balance of your bill in CASH at the time of your check-in.
