This barn conversion with hot tub was newly built in 2010 and offers open plan lounge, dining area and kitchen with log burning stove and high ceilings with velux windows to enhance the property with natural light. There is a second lounge/play area or further bedroom (sofa bed), set in a featured open plan gallery above. The master bedroom has a 4 poster bed and en-suite, there is a second good size double bedroom and a further twin bedroom set on the 1st floor with feature coomb ceiling, family shower room and a stairwell at each end of the living area. Outside there is a garden area, ample parking and play park.
Ideal for families – the cottage has a range of child friendly features - walkers, anglers and golfers (discounts on golf and fishing available). Nearby Linlithgow, as well as its historic buildings, has many eateries, pubs and takeaways and there is a farmers' market once a month. There are frequent train services to Edinburgh, Glasgow, Falkirk and Stirling, and the Livingston Designer Outlet is a 25 minute drive.

Linlithgow with its excellent train service and nearby motorway links is an ideal base for exploring central Scotland. Edinburgh, capital of Scotland and known as the The Athens of the North, has impressive architecture and historic, multi-layered cobbled streets, theatres, museums and attractions, fantastic shopping (high street stores, designer and independents), restaurants and bars. There is so much for the family to do in Edinburgh including visiting the castle (people come from all over the world to experience the annual military tattoo on the castle esplanade), Edinburgh Zoo (including pandas), the recently refurbished National Museum of Scotland, Dynamic Earth next to the Scottish Parliament, Camera Obscura, the Royal Yacht Britannia, the Botanic Gardens with its hot houses and extensive Chinese collection, art galleries, walking tours of the centre (literary/historic/ghost) and around Holyrood Park containing Arthur's Seat, an extinct volcano. Whether your preference is architecture, art, history, literature, geology, outdoor pursuits or just having fun, Edinburgh has something for everyone.
The Edinburgh Festival is a fantastic time to come and visit with an abundance of shows and street entertainment, which starts with the Parade at the beginning of July to the fireworks display in the Princes Street Gardens at the end of August.
Stirling is known as the Gateway to the Highlands with its elevated castle incorporating the renovated 16th century palace, one of the best preserved Renaissance buildings in Britain. The Wallace Monument, clearly visible from the ramparts of the castle, commemorates William Wallace’s victory at the Battle of Stirling Bridge. From there it is a short drive to The Trossachs, part of the Loch Lomond and Trossachs National Park, an area of outstanding natural beauty on the boundary between the Highlands and the Lowlands of Scotland. For the kids a trip to Blairdrummond Safari Park is a great day out, or keep them fit with a cycle around Loch Katrine.
Glasgow is a 30 minute train journey from Linlithgow and is recognised as one of Scotland’s best shopping centres. Livingston in West Lothian is a 25 minute drive from the cottages and has a great range of high street shops, restaurants and a large Designer Outlet centre. The Almond Valley Heritage Centre provides a fun filled day out for the kids.
The Linlithgow area
The cottage is set in the tranquil countryside of the Royal Burgh of Linlithgow with its many historic buildings. Linlithgow Palace, birthplace of Mary Queen of Scots, was built in 1424 within the park (Peel) next to Linlithgow Loch. The loch, which hosts a variety of water birds, offers a selection of sports and walks. The recently refurbished Burgh Halls have 2 function rooms, a roof terrace, stylish café and charming gardens. Annet House on the High Street is the local museum charting Linlithgow’s history.
Linlithgow Golf Course is set within the farmland connected to Rose Cottage and is only a few minutes walk, with views over the Ochil Hills, Union Canal and the Forth Valley. The Club house hospitality is warm and friendly and you can enjoy the Scottish humour in the bar and sample the delightful menu before or after your round of golf. Graham Bell, the PGA Professional, is delighted to offer you lessons or you may want to treat yourself at the Pro Shop. Bowden Springs Fishery offers two separate lochs, excellent for trout fishing, the views are spectacular and there is a well stocked tackle shop there for your convenience. There are discounts available at both Linlithgow Golf Course and Bowden Springs Fishery for our guests.
The Union Canal runs through Linlithgow and short boat trips are available from the canal basin. The towpath is great for cycling, stretching from Edinburgh to Falkirk (approximately 40km), and it is popular for walking. The Falkirk Millennium Wheel, a pioneering feat of engineering designed to lift barges between the Forth & Clyde Canal and the Union Canal, is well worth a visit. There is also off road cycling around the coast from South Queensferry dotted with sandy coves.
Beecraigs Country Park to the south of Linlithgow is an excellent recreational area offering an extensive woodland play area, picnic tables, barbeque pits (must be booked), woodland walks, trout fishing and a deer farm. Outdoor pursuit courses such as archery, orienteering, climbing and mountain biking can be booked, and the ranger service has a great range of wildlife events and activities for all the family.
The Bo’ness and Kinneil Steam Railway, operated by the Scottish Railway Preservation Society, is ideal for train enthusiasts young and old with train trips, museum, café and shop. Look out for Thomas fun days and special events. Bo'ness Motor Museum has recently acquired Chitty Chitty Bang Bang and 007's BMW from the film Tomorrow Never Dies to add to its collection of over 25 cars.
Nearby Blackness Castle, a former strategic garrison and prison, was built on the shores of the River Forth in the 15th Century by one Scotland’s most powerful families of that time, the Crichtons. Hopetoun House at South Queensferry sits in a truly stunning estate in 150 acres of parkland and woodland walks with red deer and the River Forth enhancing the beauty of the area. The House of the Binns is another historic home dating back to 1612 and set in 200 acres of parkland with woodland walks and panoramic views over the Firth of Forth.
Cairnpapple in the Bathgate Hills is an ancient burial mound and stands 1000ft high. This mystic area dates back 5000 years and is set on a ley line, one of the major features being a Neolithic henge and circles with panoramic views of central Scotland.
For those who just want to kick back and relax, Craigie’s Farm will deliver fresh produce to the cottage (as will Sainsbury’s and local takeaways) and a complementary therapist will visit to provide treatments. For the more energetic, we can offer jetski trips on the River Forth led by a qualified instructor.
