Stuart Cottage is the perfect base for a Scottish holiday. Just 15 minutes from Edinburgh Airport, 2kms from the M9, and with Edinburgh, Glasgow, Stirling, Perth and St Andrews all within an hour's drive. Opened in 2006 and furnished and equipped to a very high standard, the cottage has earned a 4 star rating from the Tourist Board. The cottage is deceptively extremely spacious. It has sleeping accommodation for up to 6 adults plus an infant in a cot.
The cottage is just 2kms from the centre of the Royal Burgh of Linlithgow, birthplace of Mary, Queen of Scots and a town at the heart of hundreds of years of Scotland's history. Just 15 minutes away by train is Edinburgh, Scotland's Capital, with a host of tourism attractions from castles to ghost walks to the Royal Yacht Brittania! It's also home to some of the best restaurants and theatres in Scotland.

The cottage is furnished in a traditional fashion. The living area is carpeted and has very comfortable sofas and chair. It has 40-channel Freeview TV, with a DVD player. Scottish prints adorn the walls. The kitchen is fully fitted and equipped with oven and hob, dishwasher ,washer/dryer for clothes., fridge, freezer, and microwave. The kitchen units have with self- closing doors and black worktops and the flooring is black laminate tiles. The stairs are carpeted. The double bedroom is carpeted, and the twin rooms have laminate floors with rugs. The bedrooms are very spacious with plenty of storage space.
Guests staying for a week are given home made baking.
'Starter' items of toilet roll and kitchen roll in cottage. Tea, coffee and sugar are also available and there is a full supply of cleaning items, dishwasher tablets, washing up liquid and soap powder.
The owner lives close to the property and is pleased to provide any assitance required. He is very knowledgeable about places to visit, the history of Scotland, and walking routes locally and further away.

The cottage has a private patio area to the rear, accessed from French doors from the living area, and in turn giving access to a large shared, tree-lined, garden with picnic benches. Close by is the historic Bonsyde Hotel with its renowned Conservatory Restaurant and bar. There is ample parking for guests cars.

The rental rate for the cottage is very competitive for a 4* property. Properties below 4 * or 'no' star often cannot compare for value!
We ask for a £100 deposit per week to secure the booking, with the balance payable 6 weeks before the booking starts. Client booking form states that credit card details will be taken on arrival as a quarantee of Conditions of Booking.
Rates include all bed linen, towels and tea towels. Cot and cot linen free.
Saturday change over in high season; other times, day flexible.
Departure time is 10.30 a.m. and arrival time after 3.30 p.m., but if an earlier entry is required we will try to accommodate.
Payment can be made by cheque, bank transfer or credit/debit card. If by credit card we will telephone at a mutually agreed time for details. All payments are in GBP sterling.
Conditions
The cottage is available for short breaks throughout the year, with the exception of the high season months of June to September, Easter, Christmas and New Year. The cost for short breaks is from £90 per night, with a minimum stay of three nights. Change over day in high season is Saturday; at other times the day is flexible. The cottage is also available for longer lets (bridging lets while you move from one house to another, insurance lets while your home is repaired, or business lets) - please ask for rates.
Sliding scale of cancellation/reduction in stay charges apply (from 40% if more than 56 days notice to 100% if 7 days or under). Cancelled weeks subsequently re-booked will be reimbursed.
The Lothians / West Lothian region
This area of Scotland is the perfect base for a touring holiday with almost every area of the country within reach. Whatever your interests, be it sport and recreation, history, lochs and mountains or just relaxing, central Scotland offers the visitor a year-round experience. The Edinburgh area has been at the heart of Scotland's history for a thousand years, and more contemporary attractions like St Andrew's, the home of golf, and Roslin Chapel, made famous by the Da Vinci Code, are within easy reach. The scenic grandeur of the Scottish Highlands is equally easily available, and Loch Ness, and a chance to spot the monster, makes a great day out.
The Linlithgow area
The area around Linlithgow has lots to offer visitors. Absolutely unmissable is the Falkirk Wheel, a marvellous piece of engineering opened in 2000 to reconnect Edinburgh and Glasgow by canal, which offers you the opportunity to experience a rotating boat lift! Just a few miles away, Cairnpapple is one of the oldest historic sites in the UK with artefacts some 5000 years old. For those into more contemporary entertainment the annual Edinburgh International Festival is one of the world's biggest and best, running throughout August and including the famous Military Tattoo. Linlithgow itself is the birthplace of two iconic figures - Mary, Queen of Scots and Scotty of Star Trek fame!

Linlithgow Cottages are in the perfect location for touring. Just 12 miles from Edinburgh Airport, and 15 minutes by train from the local station to the heart of Edinburgh. The airport has direct links to North America and many parts of Europe, and is also served by budget airlines like Easyjet, Ryanair, Globespan and Jet2.com. There are direct ferry links to the continent from Rosyth, just a 20 minute drive from the cottages.
Motorway links are also excellent - the cottages are 1.5 miles from Junction 3 on the M9 to Stirling, and have rapid access to both the M8 and M90. Glasgow, Stirling, Perth, St Andrews and Dundee can all be reached in less than an hour.
