Manor Barn has been sympathetically converted to provide a large spacious accommodation with vaulted beamed ceilings, stone floors with underfloor heating and exposed brickwork. The barn is situated on a quiet country road on the edge of the village just 10 minute drive from the historical city of Lincoln. Ideal for group holidays, family get-togethers and short breaks with country walks and fishing on the doorstep.
It has its own large private indoor heated swimming pool, steam room, gym / games room and secure private courtyard garden with BBQ, chiminea and garden furniture.
The accommodation can comfortably sleep 17 in 5 bedrooms with an option to use 2 further rooms as bedrooms if required. Sleeping arrangements are flexible and can be altered to cater for individual group needs.

The barn has a large well equipped kitchen, with a double oven range cooker, american stlye fridge/freezer, dishwasher, kitchen table and breakfast bar seating plus 2 sofas.
The main hall has a double height vaulted ceiling and exposed brickwork. There is a large wood burner, TV and bose surround sound for cozy nights in. It has 3 large comfortable sofas with extra seating plus a large dining table.
The sun room provides the barn with a quiet sitting room that opens out on to the courtyard garden.The snug room also provides an alternative TV room.
The pool, steam room, gym and games room is accessible from the main hall and is fully incorporated in the property. The pool measures approx 10.5m x 3.8m with a constant depth of approx 1.2m, is heated all year round and is exclusive for our guests day and night!
There are 5 very large private bedrooms, with an option to use the snug and sun room as further bedrooms if required. Bedroom 1 ( the master bedroom) is truely a beautiful period room with heavily beamed ceilings, oak floors and exposed brickwork and is accessable via stairs from the main hall. It has a kingsize bed with wash basin and roll top bath. The rest of the accommodation is on ground floor, with bedroom 2 and bedroom 3 both having a double and single bed. Bedroom 4 has an ensuite shower room and has a kingsize and single bed. Bedroom 5 is a large bedroom with 2 bunkbeds (which can be made into 4 singles if required) and a double bed making it ideal for children wanting to share together. We try to be as flexible as possible to accommodate different groups with the use of further sofa beds and z beds if necessary.
There are 2 bedrooms with en suite facilities, 1 large family bathroom with bath and shower cubicle, and a further shower in the pool area. There are also 2 separate cloak rooms.
The property has underfloor heating throughout and is all on ground level except for the master bedroom.
There is a further large one bedroom self contained cottage that can sleep upto 4 but is only available for groups already staying at the property (please enquire about price)

The Barn has a fully enclosed private courtyard garden with large gas BBQ, chiminea and garden furniture, ideal for outdoor entertaining and guests are welcome to help themselves from the utility garden to fresh herbs and eggs from our free range chickens.

The Lead person booking the property is required to be 25yrs or over.
30% deposit required at time of booking, with full amount due 8 weeks before start date. A £150 breakage deposit also required, this is refundable if no concerns (we do not charge for small breakages).
We welcome sensible hen parties and all girl groups.

From the south - take the A46 northern ring road around Lincoln .
* Turn left onto the A158 towards Skegness. After 5 miles you will reach the village of Langworth. Turn right at the crossroads following brown sign for Lakeside. Manor Barn is situated just outside the village on the right opposite Lakeside caravan and fishing lakes.
From the north - From the M180 junction 4 take the A15 south to Lincoln. At the roundabout for the A46 ring road turn left and follow the above directions. *.

This barn has something to offer everyone, our group was all ladies over 30, we were there from Friday to Monday and we had the most fantastic weekend !!, we arrived on Firday and greeted by Debbie (owner), she gave us the tour of the property and the "rules", there were few except for please look after our beautiful property .... which we did like it was our own. Every room is finished to a very high standard, the beds are so comfy and the bathrroms are so clean !! the showers are gorgeous. We had good weather and were able to have a barbie using the properties gas barbie which was fantastic, the pool was clean and warm, the steam room was hot hot hot. After our fun packed weekend the lounge offered us a heaven of an open fire very comfy sofas and a library of dvd's. The kitchen and appliances are modern and easy to use, the 2 dining areas offers a social and wonderful atmosp[here. Christmas in this place would be like something you see on the movies - you have to go for whatever reason it has something fo reveryone !! |
