At the heart of Mondial du Vent ( 12-20 April) and May Fiesta ( 1-3 May)! Own private parking leads on through the leafy, sun-filled garden to the main entrance into the kitchen and L-shaped dining/sitting room with wood-burning stove. Up to main bedroom with en suite bath/shower/wc on top floor with views to the sea and the Corbieres hills. Down to three double bedrooms and shower/wc at street level.
A few metres walk into the bustling village centre which boasts tennis courts, indoor swimming pool, pavement cafes in the main square, and a regular market and many shops and restaurants. Yet the street and garden are so quiet, you'd never guess!

The Languedoc-Roussillon / Aude region
From the splendid ruined fortress high above the village, you can see on one side the sea and clean, silver beaches. On the other, the ruggedly romantic Corbieres including Fitou, a historic wine area. To the north, the plateau and lakes rich with wildlife reaching to the bustling Narbonnne, ancient Rome's first colony. To the south, the equally bustling and historic Perpignan, capital of French Catalonia, and the snow-capped Pyrenees, gateway to Spain.
The fairytale towers of Carcassonne's medieval city are 45 minutes away, Toulouse's aerospace museum not much further. Push on through Perpignan to Pyrenean fortresses, wildlife reserves and skiing resorts running into Andorra. The famous Dali Museum at Figueres in Spanish Catalonia is an easy day trip too.
Leucate area
Leucate Village is a traditional, friendly, wine and fishing community. Even at the peak summer holiday period the local character is never overwhelmed. Yet it nestles beside one of the cleanest, safest, most sheltered beaches on the whole French Mediterranean coast.
But make no mistake, this is a year-round destination: a mecca for watersports enthusiasts (windsurfing's a must, Leucate claims to be the birthplace of kitesurfing and all such activities are celebrated in the annual Mondial du Vent festival 12-20 April 2008).
The area has an average of 300 days of sunshine per year making for mild autumns and winters and dazzling springs; and ample things to visit and see close by all year long. For example, there's the drive-through African Reserve, Go-Karting and a couple of Water Parks all within a short drive.
Alternatively, go mad in the village's three-day Sol y Fiesta 1-3 May; watch the migrating hawks and other birds trail in from Africa in the spring and head out again in October; rent a bike and follow the designated routes round the lake, or set off along one of the well-marked, breathtaking walking routes across the Corbieres such as the Route des Cathars.

Further details indoors: A very airy, light-filled and spacious house with great charm retaining many period features. Right by all village facilities yet remarkably tranquil. It's cool in the summer and, with electric heating and an attractive and efficient wood-burning stove, cosy in winter - a year-round house. A long dining table and ample chairs provide plenty of room for entertaining.
Further details outdoors: Traditional three-floor village house with 2 entrances, one directly onto the street and the main one via the back garden. The substantial, well-planted garden is well secluded and allows for barbecuing and sitting out for most of the year. Ample chairs and a large table means there's plenty of scope for al fresco eating. But please avoid disturbing the neighbours after 11.30pm.
Conditions
30% deposit to secure booking, balancing payment to clear no less than six weeks in advance of rental period. An additional EUR100 deposit to be paid on arrival, to be returned subject to any damage to property/contents. No smoking. No loud conversation or partying in the garden after midnight.

Our Holiday in Leucate We were looking for family friendly accommodation close to the sea in the South of France for our summer holiday. After weeks of hopeless searching we found Mary Ann's house in Leucate - once we made contact with Mary Ann we knew we were on to a winner. The accommodation is excellent, the town is lovely and the beaches are great. Armed with loads of information and tips from Mary Ann we enjoyed two wonderful weeks sampling a taste of real French life right on the doorstep.
