The Gites have a spacious open plan living area with a log burner and a well equipped kitchen has everything you would need to cater for the largest group. The dining area seats up to 10 people and there are French doors leading onto a large patio with table and chairs and a BBQ, with views over the gardens and surrounding countryside.
The house is perfect for friends and family to spend relaxing quality time together.

The swimming pool is fully enclosed for additional safety and has a large sun deck with sunloungers and parasols so you can enjoy the views over the garden and surrounding countryside.
There is a children's play area with enclosed trampoline, pirate ship, play house, sandpit and swings. There is a large games room with table football, pool table and lots of other games.
There is plenty of room in the grounds for ball games and lots of great places for hide and seek.
At the bottom of the gardens runs the small tributary river La Beune, this is an ideal place for a spot of fishing in peace and tranquility.
Driveway – there is ample parking for 3-4 vehicles.
30% deposit is payable on booking with the balance due 8 weeks before arrival date.

The Dordogne region
The Dordogne River formed the historic frontier between France and England during the Hundred Years War along its banks are a thousand and one castles steeped in legend to explore and witness the centuries of history and mixed cultures.
With its gorgeous countryside and spectacular cuisine the Dordogne in the South West of France really has it all. Whether your visit is to look back in time to the first cave dwellers or relive the medieval conquests or delight in the areas renowned culinary tradition or just to relax and enjoy the many leisure and sporting activities the area offers, one thing we can be sure of your visit will be unforgettable.
On almost every Dordogne menu diners will be tempted by the local delicacy of duck served in many difference but equally delicious guises from Confit de canard to the well know Foie Gras
The Dordogne is also renowned for truffles, mushrooms and walnuts. Truffles are luxuriously expensive whilst walnut trees cover great areas of the Dordogne countryside and the locally produced walnut oil is great drizzled over a green salad.
Les Girouteaux is situated on the edge of the village that provides all the local amenities you require such as bakery/patisserie, butcher, small supermarket, post office/cash machine, tourist office, cafes, restaurants, bars. There is also access to the river Vezere where you can picnic, swim or hire canoes
There is a museum of prehistory and a fabulous collection of prehistoric sites including the Font de Gaume. Bicycle hire is available from the Tourist office and if you are a horse lover there is a fabulous riding school for treks through the surrounding Dordogne countryside (all ages and abilities are catered for).
All around within a short distance of Les Eyzies are the sights and cultural events that the Dordogne Valley is famous for. Sarlat the medieval market town, with its Michelin starred restaurants and cafes and famous street markets and stalls is a 20 minute drive, Limuel a ‘Beau Villages’ is where the Dordogne and Vezere rivers split and is a place of outstanding beauty.
The area surrounding Les Girouteaux gites is full of things to do and places to see from castles, prehistory, beau villages, bastide towns to wine tasting, gourmet restaurants, swimming and canoeing. The Dordogne area is perfect for friends and families to enjoy a stimulating but relaxing holiday with a wealth of new things to view and do.

"A perfect place to stay"
This gite is simply delightful, it is set in a beautiful and very large garden with two other gites, all offering there own privacy to the occupants.
I stayed at La Maison Bleu with my young son and my parents, the gite is perfectly equipped for your every need and is furnished to a high standard with extremely comfy beds and quality bed linen all in all making it an extremely relaxing and extremely comfortable place to stay, in fact we never wanted to leave! to the point where we actually returned for a further holiday a few weeks later as the gite was unexpectedly empty!
The garden has everything you could want to keep children entertained or to find a quiet place to read a book under a tree. I struggled some days to get my son to want to leave the gite he was so happy playing in the playbarn, jumping in the pool with its many inflatables available for guests to use, on the trampoline and swings, using his imagination in the pirate ship or even pond dipping in the brook at the bottom of the garden with his grandad, the garden offers plenty of space for the occupants of all 3 gites to have their own space to play games or chill out, as does the pool area again big enough to accommodate everyone with their own space, simply perfect family out doors living, with each gite having its own private terrace to enjoy family BBQ's or outside dining.
The gite is perfectly situated at the edge of the pretty village of Les Eyzies to be able to walk in to enjoy the cafes, bars, ice creams! and weekly market, but is also situated to make exploring the area easy, with so many activities only a short drive away, lakes, beautiful villages and towns to explore, caves, canoeing, pony riding a particular favourite of my son as was the local aquarium, prehistoric parcs and lots lots more that is if you ever want to leave your gite and gardens! oh yes and wine tasting local wines within walking distance of the gite, a few bottles purchased I must admit!
The owners are lovely people who visit the property to make sure all ok and then are there if you require some assistance or would like information but do not intrude on your holiday and let you just enjoy your stay.
Comments have been made regarding the road, this in no way impacts on the peacefulness and relaxing nature of your holiday and is just in all honesty a convenience to be able to get to the local village or explore the surrounding area.
We loved it here so much not only did we return a few weeks later but we have already booked for a week in May 2015 and 2 weeks in July 2015, and after seeing my photos and hearing me talk about my holiday a friend and their family have also booked for August 2015......a truly perfect place to stay, cannot wait to return to sit on the outside terrace with a glass of wine relaxing enjoying the peace and quiet while watching my young son running round enjoying the garden, while my father does a BBQ! Pefect!

"Fabulous, would definitely return."
We booked over a year in advance as we loved the look of the house and gardens and we were not disappointed. The house was very well equipped and beautifully decorated. The beds were very comfortable. It was plenty big enough for 2 families, 9 people in total. As soon as we arrived we relaxed.
The gardens were more than ample for the three properties that share them. We had a private terrace with outdoor eating area and BBQ. We ate all our meals outside, as it was such lovely surroundings. The shared garden area was well maintained and more than big enough for a game of cricket without us taking over. We all enjoyed the swimming pool, again either enough loungers and umbrellas. The children loved the games room.
Everything was well maintained and looked after. The owner visited each day, looking after things and was around to check all was well and to answer any questions about the area. I had read a review that mentioned a concern about the road and lack of a path. We didn't find this to be a problem at all as the area alongside the road was wide and we happily walked with our children both during the day and at night. Bakers, restaurants and supermarkets all within walking distance as well as the amazing Font de gaume caves.
We loved it, had a fantastic time in a brilliantly located property and wouldn't hesitate to return.

"Very nice family property, great gardens, lovely hosts"
A nicely sized, well equipped property, perfect for a big gathering of family or friends. The hosts were really friendly and helpful and the area is beautiful. The large gardens are great for big games of football or rounders and it has a nice pool. Would go again.

We are sorry that the guests who posted this review felt that our holiday home did not live up to their expectations and we respect people have their personal opinions.
We work very hard throughout the year to try and ensure that all the houses and extensive gardens are maintained to the highest standard that we can achieve and their comments are disappointing as this is the first negative feedback we have received in the 4 years of owning the gites.
However I think it important to balance their comments with fact, feedback and accurate information as we did with the other family members who posted a review on La Fenil.
1. The comments related to reviews in the guest book and on going problems is completely untrue.
Over the past 4 seasons 2010 - 2013 we have received more than 120 reviews for our properties which are detailed on TA, other rental websites where we advertise, our own guest books and via email to us personally. These are all documented and available for reference. In 2013 we have received 20 reviews in our visitors books, more than 7 reviews sent directly to websites and 6 through personal email. The positive nature of the reviews in 2013 has resulted in 2 repeat bookings and 3 referral bookings for 2014 from all the bookings we have received so far.
We also received a review in the guest book from the family members mentioned in this guests review who were staying in La Petite Maison.
The statements related to the Septic Tank and its siting are again incorrect and without point of reference. The Septic Tank is located at the rear of the property, underground and outside the bathroom. The inspection access is at side of a very large patio area but it is sealed and you would have to be kneeling on top of it to detect any odour. Additionally we put the dining table and chairs on the lower patio terrace as shown on the website well away from the inspection access.
The Septic Tank is in the correct position for the house. So comments to 'move it' are again without point of reference. The unit was installed by a registered french builder 10 years ago and was approved and certified by the local authority on installation. Additionally it was inspected and certified again in 2009 when we purchased the property as part of the survey process.
We did have an issue with odour during this period but we have now identified that this was not because of the septic tank and its siting. During the weekend prior to the visit of these guests the area suffered an immense storm in itself so ferocious to cause the French Government to issue a National Disaster Zone for certain parts of the Dordogne. We were lucky compared to some of our neighbours as the storm only felled 3 mature trees. Luckily we had some lovely guests staying with us who helped to move and clear the debris but nevertheless it took 4 hours before we could get their cars out of the car park.
One of the trees that suffered was at the rear of the property next to the bathrooms of La Petite Maison and La Maison Bleu. During its uprooting it scored and cracked one of the waste pipes underneath the property. This was a waste pipe for dirty water not a soil pipe. The problem this causes is there is now a route for the natural gaseous waste action of the septic tank to be released and this caused an intermittent issue - especially when a lot of activity was taking place with showers, baths, washing machines, toilets etc.
It is regrettable but was completely outside of our control and it has taken3 weeks of ground work and the complete stripping out of the downstairs bathroom in October to identify the issue and complete the remedial works successfully (This work cannot be carried out during the season).
During the period the guests stayed we did everything possible, at not insignificant expense, to try to rectify the situation with the knowledge that we had at that time.
Regarding the upstairs bathroom someone had inadvertently dislodged the trap, this was identified when the guests left and it was replaced correctly and subsequently there were no further issues as we actually checked this point with the next group of guests.
Again the comment that the owners did not visit is untrue - we were staying for a weekend - Thursday, prior to their arrival, to Monday we visited on the Saturday and met other members of the family . We also visited again on the Monday and entered their property to try and de odourise the system following their complaint and again met 2 sets of family members prior to our journey home.
From 2014 we are living in the area so we will be available 24/7 to assist and support our guests personally.
With regards to the final comments re discount - this point was never raised with us during or after their visit and it should be noted that the properties price had already been discounted for a stay in all 3 houses. Additionally we do not cash security deposit cheques and the only reason for the delay in posting back their un cashed cheque is that we were physically out of the country with work commitments.
We hope that these guests will return so that we will have a chance to prove these were exceptional circumstance and we have lovely properties – We would be happy to discuss a discount for a future visit.
