About the home

Located on a very pleasant modern holiday complex in the beach resort of Le Barcares, this privately-owned, recently-built terraced villa is attractive, well furnished and well equipped for a family holiday. Everything is provided here to make your stay comfortable and enjoyable.

You can use the large attractive swimming pool on the complex which is normally open from mid May to early October, according to the weather. Sun-loungers are available around the pool area.

The villa has 3 bedrooms, all with twin beds, one bath/shower room and 2 WC's and is fully air-conditioned.

There's a spacious sitting room, a well-equipped kitchen and dining area, a terrace and a small garden.

The long fine sandy beach is about 10 minutes walk away, and a supermarket is just 5 minutes walk.

The villa is spacious, approx 90 sq.m overall. The sitting room is a light and airy space; the sofas are in leather and very comfortable and there is a coffee table. On a separate unit there is a TV receiving UK satellite TV channels , a DVD player, and a stereo system. Reversible air-conditioning is available throughout.

Kitchen: The kitchen area is modern and very-well equipped. There's a hob with extractor unit, an oven/microwave, fridge/freezer, dish-washer, washing machine, electric kettle and coffee maker, crockery and utensils for 6 people, a hoover and an iron and ironing board. .

Bedrooms: All the bedrooms are on the 1st floor and are kitted out to the same high standard with twin beds and quality bed linen included in the price. The beds will be made for your arrival. There is ample storage provided by built-in cupboards in the rooms. There are 3 bedrooms sleeping 6 in total, all with air-conditioning for the warmer weather.

Bathroom: Tiled with twin washbasins, a bath with shower and a separate WC. There's a further separate WC.

Internet: There is no Internet connection in the villa itself, but you can use a Wi Fi connection with your own laptop in the complex's Reception Office in the summer months, by arrangement. We are however unable to guarantee the availability of the internet facility.

Telephone: Sorry, there is no telephone connection here, but mobile phone signals in the area are generally good.

Baby Facilities: A baby kit consisting of a travel cot, a high chair, a baby bath and a stairgate is available by prior request.

Further details outdoors:
Outside there is a small front and rear garden. The terrace is equipped with a table, chairs and parasol for alfresco dining. The rear garden faces south and enjoys the full sun for most of the day. The rear garden is enclosed on 2 sides and open on one - families with toddlers, please note. There is parking for one car in the driveway and other parking spaces are available on the complex. The garage may be used for the safe storage of bicycles.

Swimming Pool: A large attractive shared swimming pool is available for your use shared with the other holiday-makers at this complex. It is normally open from mid May to early October, according to the weather. Sun-loungers are available around the swimming pool area.

Winter Heating and Air-Conditioning: The units provided in the villa offer both heating and air-conditioning - the cost is included in the rental price.

Gas, Electric and Water: are all included in the rental price.

End of stay cleaning: is not included in the rental price and guests are asked to leave the villa clean and tidy as they found it. However the villa will be re-cleaned prior to the arrival of the next guests.

Bed and bathroom linen: Bed linen and towels are included in the rental price. Please bring your own pool/beach towels. If staying for 2 weeks a change of bed linen will be provided for you.

Taxe de Sejour: In France, it is necessary to pay a Taxe de Sejour at the end of your stay. It is included here in the rental price.

Rental prices and availability: Rental prices vary according to the season and week, so please enquire for your exact dates and we will confirm the price to you. Availability will be checked for you on receipt of your specific enquiry.

Damage Deposit: The owners request a damage deposit of 500 Euros payable by credit card authorisation at least 2 weeks before your arrival. This will be refunded to your card within 7 days of the end of your holiday less the replacement cost of any breakages or damage.

Pets: A small dog may be possible with prior permission. Please enquire.

Change Over Day: Saturday in July and August - flexibility may be possible according to availability in other months - please enquire.

Short breaks: Normally a minimum of a 7 night stay is required - but shorter breaks may be possible outside of the main summer season and subject to a minimum stay - please enquire for price and availability.

The Languedoc-Roussillon / Pyrenees-Orientales region

This part of the Languedoc has a sunny Mediterranean climate tempered a little by this hills and mountains. It can be hot in summer and there's ample amounts of sunshine from early spring to late autumn. Now the 3rd most visited region in France by British people, the Languedoc offers something for everyone. Miles of long, sandy beaches, coastal lagoons, vibrant cities such as Narbonne and Montpellier, historical sites such as Carcassonne and the Cathar castles, fabulous scenery, great cuisine and vineyards, vineyards, vineyards.

The Le Barcares area

Le Barcares is a family holiday resort on the sunny Catalan coast of France just to the North East of Perpignan. It is in one of the sunniest regions of the South of France and has a fine, sandy beach 8 kms long which, because of its size, is never too crowded.

The town is vibrant in summer and picturesque with views of the turquoise Mediterannean sea to the front and views of the Pyrenees to the rear. There are walks along the sea-front, around the busy harbour and around the old original fishing village. There are shops, bars, and restaurants, a cinema, a night-club and a casino.

Sports Facilities: As Le Barcares is located on a strip of land between the sea and a large salt-water lake, there are LOTS of water sports here - sailing, wind-surfing, diving, wake-boarding, jet ski-ing etc etc. There's also sea and lake fishing.

You can play Mini Golf, petanque, you can cycle on safe cycle paths, roller skate or go horse-riding. A fun time can be had by all the family!

Sight-seeing: This is a beautiful region to explore - not least to visit the Cote Vermeille further down the coast towards Spain and the idyllic resort of Collioure. Another great day out is to go to the fantastic fortress, the Chateau de Salses (pictured), just a very short drive away.

Within an easy drive too is the African Nature Reserve at Sigean where you can see over 3000 different species of animals in close-to-nature surroundings. Perpignan is a lovely city and the magnificent Palace of the Kings of Majorca well worth a visit. A day trip to Spain is easily possible as the border is only about 40 minutes drive away.

Markets: The markets of the region are colourful and interesting and full of fresh, local seasonal produce - there's a market in Le Barcares on a Wednesday, Friday and Sunday.

Restaurants: There are a wide number of restaurants in the town to suit all budgets and tastes. Seafood is a speciality around here.

Supermarket: You'll find the nearest supermarket just a few minutes walk from La Pinede.

By Car: Le Barcares is on the coast to the North East of Perpignan and about 15 minutes drive from Perpignan airport. The nearest autoroute exits are No's: 40 and 41 on the A9 Languedocienne.

By Air: Perpignan Airport is the nearest (Ryanair, Flybe etc) closely followed by Girona (N. Spain) about 55 minutes, Beziers (Ryanair) 55 minutes, Carcassonne ( 1.5 hours), Montpellier and Nimes (1.5-2 hours). Toulouse Airport is another good alternative.

By Train: The nearest station is Perpignan - please refer to the website RAIL EUROPE for details of trains and tickets to this area.
