This beautiful renovated farmhouse is just on the outskirts of a small village,with a shop, bar and restaurant and is 20 minutes drive North to Villeneuve sur Lot and South to Agen, where there are supermarkets, shops, and markets. It is set in a private location with a large garden and heated pool and is surrounded by woods to the back and fields to the front. The terrace has lovely views over the valley and the magnificent summer sunsets.
The house has been sympathetically restored keeping all the original features - stone walls, oak beams in every room, large chimney and details typical to the region. The kitchen is fully fitted with dishwasher, microwave, oven, hob and washing machine. There is plenty of seating in the lounge, outside in the garden and loungers and seats by the pool . The games room has a TV and DVD player, Table Tennis Table, Darts Board and many boardgames.

The Aquitaine / Dordogne / Lot et Garonne region
The Lot-et-Garonne is France as most people imagine France to be. Warm, verdant, colourful, picturesque, historic, and very peaceful. With just 305,000 people in a Department of almost 6,000 sq. kms, the Lot-et-Garonne has one of the lowest population densities in all France. It also has some of the best wine, the most beautiful scenery, and the loveliest and friendliest of people. The economy of the Lot-et-Garonne is heavily reliant on agriculture, with tourism still in its relative infancy. Consequently the roads are very quiet and, unlike the Dordogne and Provence, few places are crowded even in the height of summer. You will see growing in abundance, vines, maize, all kinds of fruit, fields of sunflowers, vegetables and many varieties of trees. This is also the centre of the French prune industry. Of course, with the agriculture comes the wildlife; you will find many birds of prey here (look out for magnificent Kites (both Red and Black) riding the thermals high above). The summers are significantly warmer and sunnier than further north, with long settled spells. Rain is not usually a problem as, when it does come, it tends to be very heavy and of short duration. This area is steeped with history and the architecture reflects this. There are castles to visit including Bonaguil, Biron and Duras. Over 40 Bastide towns to visit, with their lively markets in the village squares and each weekend from Spring onwards they hold village fetes. The area has many grottes(caves) to visit including Lastournelle, Pech Merle and Les Eyzies. If you like wine!! there are the local vineyards to visit including Cahors, Bergerac and Buzet but of course all the Bordeaux Vineyards are about an hours drive away. There is a theme Parc in Agen, Parc Walibi , Parc en Ciel - a full fun day for the kids with aerial slides and climbing and the fabulous beaches at Bordeaux are just over an hours drive away
Laugnac area
Sports - The house has a swimming pool and Agen has a 50m pool for those who want to get really fit. There is canoeing on the River Lot, Tennis courts and Horseriding nearby. Golf is 20Km away and of course the countryside is fabulous so there are many randonnees(walks)} around the area. The Canal Lateral, which runs from the Atlantic to the Med, is nearby and it is possible to hire a boat here or just take a walk or a bike ride by the side of the canal. Eating Out- Every evening of the week in summer a local town holds a farmers market where you can taste the food and wine and then choose your meal and sit out all evening with the locals listening to a band - its brilliant. If you prefer a restaurant, there is one in the village, two in the next village and too many to choose from in the surrounding towns.

Further details indoors: The house is a renovated farmhouse filled with character and charm. The ground floor has stone walls, oak beams and lots of character in each room. There is an extremely large lounge furnished with 2 3 seater sofas, a couple of comfortable chairs and a coffee table and several smaller tables. This room also has an enormous fireplace, so if you are renting in Winter it is lovely to have the heat and smell from a log burning fire. The kitchen is equipped with fitted cupboards, double sink, hob, oven, microwave, dishwasher, large Fridge/Freezer and smaller Fridge. (The smaller fridge we use as our drinks fridge, very handy in the heat to keep all your bottles cold) The cupboards are stocked with enough crockery, pans and cutlery to cater for 9 people. There is a downstairs bathroom which has a shower, wash basin and washing machine and next to this a separate toilet. Further down the corridor is the Dining Room/Games Room which has one wall full of windows which look out over the garden and swimming Pool. This is another extremely large room where you can eat inside in the winter months. It is also big enough to hold the table tennis table fully opened. The TV and DVD are in this room along with many outdoor games eg Badminton set and Boules and indoor board games. We also have several bookcases around the house with at least 200 books for you to read on those days you decide to relax at the house. Upstairs there are 4 bedrooms, one bathroom and one separate toilet. All the bedrooms have a very small window(which you can see on the photo of the house) but they also have a large velux window in the ceiling with a blind to black out the room for the night time. All bedrooms are carpeted. The master bedroom has a King size bed, triple wardrobe, 2 bedside tables, dressing table and chair. The double bedroom has a double bed, double wardrobe, 2 beside tables and a chair. The twin bedroom has two single beds, one wardrobe, bedside tables and a chair. The largest bedroom has two single beds, wardrobe, chest of drawers, bedside table, chair and a Cot. There is also a single bed behind a curtain on the landing.
Further details outdoors: The private swimming pool is 10 x 5m and is heated with roman steps for easy entrance. There is a terrace by the pool with loungers, seats and tables and a fresh water shower. The garden has a Bar B Q and a large open area for a Badmington Court. The garden and terrace are completely private and not overlooked by anyone but have a fantatic view over the valley. There is an outdoor table, bench and chairs for 9 people on this terrace. The Garage and Barn are kept locked except for longer lets. There is plenty of parking space all around the house, some of which is shaded under trees.
Conditions
