Located on the edge of a medieval village, set among rolling countryside with sunflowers and Armagnac vines, Le Tilleul offers a great holiday destination for relaxation and an opportunity to sample local French cuisine and way of life. Golf, tennis, horse-riding, bike & canoe hire all nearby and many swimming lakes with sandy beaches. The cottage sleeps 8 people in comfort. The spacious master bedroom offers a double bed (140cm width), while the huge attic bedroom is furnished with 4 single beds and a bookcase stocked with books and board games making it ideal for our younger guests. A further double bedroom is quietly located on the ground floor, away from the main living area, with a generous king-sized bed. The flexible accommodation makes Le Tilleul ideal for a large family group, a family on holiday with grandparents, or two families on holiday together. The ground floor bedroom and shower-room may also be practical for any guests with limited mobility, or with difficult with stairs.
Washing machine and full laundry facilities in adjacent laundry room. Selection of DVDs available for guests use suitable for all ages. Board games & jigsaw puzzles also for all ages. Plenty of reading material (fiction, non-fiction, travel books and local guides) for both adults and children.
The huge farmhouse dining kitchen is fully fitted with oak cabinets and integrated appliances. The lovely ancient stone corner fireplace is fitted with cosy wood-burning stove to take the chill off cooler off-season evenings. A large oval dining table comfortably seats 8 people. The kitchen area is fully equipped with everything you could need, and includes a dishwasher, microwave and a large fridge/freezer as well as a washing machine. French windows open directly onto the garden and patio area.
A separate spacious living room with TV / DVD + UK satellite connection overlooks the pool. A range of DVDs are provided for guests use with plenty of suitable titles for all ages. Two bookcases house local maps and guides to the area, as well as holiday reading and board games for all the family. Two of the room's three windows overlook the pool, while French windows open directly onto the courtyard pool area.
The dual aspect master bedroom is bright and airy with a large window overlooking the garden. An ancient stone fireplace adds character to the room. Upstairs in the attic bedroom, more books, toys and jigsaw puzzles for a range of ages are provided for our younger guests.
The third bedroom is quietly located at the back of the house on the ground floor, and overlooks the rear garden. This bedroom is complemented with a new shower-room, with WC and basin also on the ground floor. The convenient ground floor location is ideally suited for anyone who may find stairs difficult. Located close to the pool, the ground floor shower-room is also handy for showering after using the pool, or kids needing to answer an urgent calls of nature. Baby cot available on request. Full all-white bathroom upstairs with shower over bath.
Le Tilleul has been upgraded for winter lets with the latest in ceiling insulation in the farmhouse kitchen, in addition to the wood-burner. In addition, newly installed radiator/towel warmers in the both bathrooms helps combat winter chills.

Le Tilleul and Le Figuier have shared use of the courtyard swimming pool (salt water), located between the two properties, and accessed directly from the rear doors of both cottages. The pool is 8m x 4m, at a constant depth of 1.5m. Roman steps across the full width at one end of the pool make it easy for our younger guests to build their confidence in the water playing on the steps until they feel ready to take the plunge. A paved sunbathing area with teak loungers and reclining chairs surrounds the pool. For safety reasons, there are child-proof doors from both properties, as well as a pool alarm. Range of pool and water toys provided for all ages.
To the other side of Le Tilleul is a separate private enclosed garden. A patio with teak garden furniture and barbecue is set under the ample shade of the lime tree. Open area of level grass with climbing frame with slide and space for playing badminton or boules (equipment provided). The garden is totally enclosed on all sides, making it toddler friendly so parents can relax. The enclosed garden also makes this cottage pet friendly and we are happy to accept well-behaved pets (max. 2), subject to an extra cleaning fee.

Bed linen and bathroom towels can be provided if required at a reasonable rate. Additional charges for linen/towels are payable locally in euros: bedlinen = 12 euros per person, bathroom towels = 6 euros per person - you will be asked to indicate any requirements when the final balance payment is due. Guests are advised to provide their own pool towels if required. Baby/toddler items (cot, high chair, booster seat, baby bath and potty) are available on request.
BABY / TODDLER PACKAGE: for our younger pre-school guests we offer a range of baby and toddler items at no extra charge. These bulky items can be difficult to transport, so we take away the hassle by having them available for you. Currently we can offer the following on request: cots, high chairs, baby bouncer/rocker, table booster seat, baby baths and potty. Just let me know on the booking form which items would be useful for you and I will make sure they are ready for you on arrival. Also available is a range of suitable baby/toddler activity toys and pool toys, as well as age-appropriate DVDs and storybooks ... while you can, why not make the most of not being restricted to peak price school holidays, and take advantage of lower travel and accommodation costs. The weather in the Gers is just as lovely in June/September!
Fully refundable security deposit of £250 is payable at the time of final holiday payment. This will be destroyed following trouble-free check-out (can be returned by post if preferred - please advise).
This property is ideal for family gatherings with it's ample garden space and centrally located pool. However, due to village location, and relative proximity to neighbours, the property is unfortunately not suitable for hen/stag parties.
Pets welcome - up to 2 pets per cottage. Additional cleaning charge of 25 euros per pet will also be deducted from deposit.
About this location
The Midi-Pyrénées region
Historic setting just outside the castle walls of the 13th century fortified village of Larressingle in the Gers. The cottages are quietly located, just out of sight of the castle, but with easy access to the bar/creperie within the castle walls, and a nearby restaurant.
The Gascony region of south-west France is still relatively undiscovered by tourists, and so provides the chance to relax and enjoy something of the real France. The surrounding countryside is fields of sunflowers and Armagnac vines. Duck dishes, foie gras and prunes are the local specialities, washed down with Armagnac or the local aperitif 'Pousse Rapiere'! The bustling market town of Condom is only 5km away and offers all amenities and a range of restaurants.
The area abounds with history with its medieval fortified villages at Fourcès, Montréal du Gers, La Romieu, l'Abbaye de Flaran, to name but a few. Colourful weekly market in Condom, as well as at nearby towns of Nérac, Eauze and Lectoure.

Chateau de Larressingle: on your doorstep, as are the Medieval War Machines with daily hands-on demonstrations. Condom: nearest large town with its Cathedral dominating the town centre. Wide-range of shops and restaurants. Also the Armagnac Museum, and daily boat trips on the River Baise. Ancient villages of historical interest at Montreal (10km), Fources (15km), La Romieu, Flarans. Weekly markets at Condom, Nerac, Eauze and Agen. "Parc Walibi", part of the Six Flags empire is at Roquefort near Agen (30km), smaller than many theme parks, but perfect for a family day out, and tickets are good value for money. Bordeaux and the Bordeaux vineyards eg. St Emilion about 90 minutes drive, a great opportunity to stock your wine cellar.
SWIMMING / RECREATION:
Nearest base de loisirs (leisure park) is at Montréal du Gers (10km), a natural lake, with water slides and a sandy beach. At Gondrin (15km) is a huge man-made outdoor pool, with bumpy slides and corkscrew slides, and a large playground. Further bases de loisirs are at Lislebonne (near Mézin, 10km), Barbotan les Thermes (20km), Lectoure (25km) and more. All good places for a game of boules, badminton, beach volleyball etc. At Condom there is an outdoor public swimming pool, with a full set of diving boards and a grassy area for sunbathing.
Horse-riding at Escalans (20km), Poudenas (15km) and Les Ecuries d'Armagnac at Valence sur Baise (30km) also offer guided hacks (in English) out into the hills. Tennis - courts available at Condom, Eauze and Gondrin. Golf de Guinlet (18 holes) at Eauze (15km), beautiful, wooded course - said to be the best in the area. Mountain biking: various routes around the area, bike hire at Mézin and other places. Karting, quad bikes, light aircraft all available at Caudecoste (50km).

This a great house for family as it has two bathrooms, 3 bedrooms and
spacious living and dining areas, plus outdoor dining and large garden. Well equipped, couldn't have asked for more. Local caretakers who are delightful and very helpful.

"Wonderful place to stay!"
We were made to feel very welcome from the first contact to book this gite which was done at late notice. The property is located in the shadows of the lovely castle which provided a lovely backdrop and was great to explore. There are a couple of restaurants nearby but only one was open due to the time of the year. This was lovely though with great food at very reasonable prices.
The gite itself was extremely comfortable with everything you would need for a large group or for a smaller group. The appliances were modern and catered for all requirements. The rooms are large which complimented the character of the property. If you had a very large group or two families, the gite next door is an excellent set up with a pool in the courtyard between. Each property have a large yard and equipment for children which is great.

"Wonderful relaxing holiday"
This was our second year staying here in Larressingle and we had a great two weeks. The house was very spacious and had everything we needed although wifi would be a plus for anyone who needs to check emails etc. I would also recommend that anyone arriving late bring some provisions for breakfast as there are no shops and nowhere serving food locally before ten am.
very scenic area and great place to relax. Hopefully we will go again.

"A wonderful, happy holiday."
Accommodation was superb, and we found everything as described - spacious, well maintained, spotlessly clean and comfortable . There was a lovely pool which was great for cooling off after visiting some of the lovely bastide villages and markets in the vicinity. Larrressingle is a medieval village with a castle.The castle is only a short walk away, and we enjoyed the crepes in the castle grounds. It was good to have a place so close. A memorable holiday! I can thoroughly recommend Le Tilleul.

"Live the French life in a tiny French village"
We arrived at the end of April for 9 weeks as part of a long trip we are making through Europe. The gite was everything it was advertised to be and much more, so well equipped, comfortable and very spacious.
The local caretakers were so welcoming and helpful and the owner always available for questions prior to our arrival.
We loved the markets, the walks, the restaurants and villages. We cooked with the wonderful French ingredients. Met interesting people and became friends.
The gite is in a small village with just a castle - a retreat from the busy world. We can't recommend it highly enough.
Friends came and stayed and loved it too, they were so impressed with the quality and space. The outside space is really large too. You would not be disappointed.
The surrounding villages are just delightful, a photographers dream. We miss it greatly.
