Home description
Walnut Tree Villa has spectacular views of the mountains and sea from its 2 roof terraces, patios and garden. The villa was architect designed in local style, and was newly constructed in 2004. On a large plot, it has mature, secluded landscaped gardens, and benefits from a large (10m x 5m) illuminated overflow swimming pool.
The villa is in North Cyprus, and the local currency is the Turkish Lire, so your holiday pounds will go MUCH further than in the South of the Island, or elsewhere in the Eurozone.
Our villa was purchased specifically as a holiday retreat for use by family and friends, and this advert seeks to make remaining availability open to discerning guests. This is our intended retirement home, not a business, and our charges are set just to recover costs so those choosing our villa will have the benefit of a real family home at a cost that will bear comparison with any available on this site.
From our home in the sun, you can choose to relax by the pool, explore the local mountains and castles, or find a beautiful beach - do you prefer secluded and quiet, or busy with lots of activity, scuba, watersports etc? - in North Cyprus you are spoilt for choice!

The Kyrenia District
The Turkish Republic of North Cyprus comprises an area of 3,355 square miles and encompasses the Northern part of the island (being the third largest in the Mediterranean). Nearly half the coast-line of the island is in the TRNC. It is situated at the cross-roads of East-West and North-South navigational routes, is only 70 kilometres South of Turkey and 385 kilometres North of Egypt.
The Northern coastline, which borders the Besparmak (Kyrenia) mountain range, is accepted as one of the most beautiful areas in the world in which to live, and is also host to the Caretta-Caretta and the Green Turtles. The natural beauty of the island, the lovely climate, the warmth and generosity of the Turkish Cypriot peoples and the abundant selection of fresh foods make North Cyprus an unspoilt and non-commercialised haven. There is virtually no crime to speak of, and this country is reminiscent of UK standards long lost, where hospitality, politeness and the general enjoyment of life are the daily norm.
Climate: North Cyprus enjoys a typical Eastern Mediterranean climate with long hot summers and short mild winters, meaning that it is blessed with the most pleasing climate in the whole of Europe. The mild winters rarely extend beyond mid-February, and with over 300 days of sunshine a year, the temperatures can reach into the 70s as early as mid-February. In April and May, Northern Cyprus is at its most beautiful, with fields of wild flowers in full bloom, and the weather is not unlike that of a good English summer. June, July and August are the hottest months and ideal for sun worshippers. Not surprisingly, September and October are the most popular months, when the weather is still wonderfully warm (rarely below 80F), but the evenings are cooler.
With a hire car it is possible to visit some of the most beautiful monuments, castles and other historic sites, all within half a day's drive or less from the villa, and this part of the island is rich indeed in sites of special interest - full details are available in the guest welcome information pack provided at the villa. The owners wish to emphasise that although their villa is within walking distance of the beach, shops, restaurants and other facilities, you are strongly recommended to arrange for the hire of a car to maximise your enjoyment of this beautiful part of Cyprus.
To get a taste of Cyprus 30 years ago you are advised to visit the Karpaz. The Karpaz Peninsula (or 'panhandle' as the British called the North East part of Cyprus), is a land where time stands still. There are miles of sandy beaches with not a person in sight, even in the height of summer! (Ayia Napa it is not!). Ancient towns, basilicas, ruins and tombs scatter the area waiting to be explored. Be sure to visit the old city walls and dungeons in Famagusta and the ancient ruins of Salamis where you can explore a full size amphitheatre.
Also well worth a visit is the monastery of Apostolis Andreas which lies within a nature reserve at the very tip of the panhandle. The Karpaz Peninsula has recently been declared a nature reserve and different species of birds, Spring wild flowers (including fields of wild orchids) and the oldest native Cypriots - the wild donkeys - thrive.
Moreover, there are approximately 46 sandy beaches in the Peninsula which comprise the main nesting grounds for 2 endangered species of sea turtle. It is possible to see the turtles come to lay their eggs and the babies making their dash for the sea when they hatch, depending upon the time of year you visit the Karpaz.
Lapta area
The villa is ideally situated on the outskirts of Lapta, with local shops, a supermarket and the beach all in walking distance. By car, the border into Southern Cyprus is 30 minutes; Famagusta is 1.5 hours; St. Hilarion Castle at the top of a mountain peak is approx 20 mins and the Karpas peninsula with its miles of white sandy beaches is 2 - 3 hours away. Lapta, and the adjoining village of Alsancak have many wonderful restaurants. Eating out in N Cyprus is both inexpensive, and a particularly pleasurable experience.
Lapta has long been favoured by British tourists over many decades for its spectacular scenery, cooling sea and mountain breezes in the hot summer months, and the constant availability of mains water in this part of the island. The area is ideal for those who like a beach and poolside holiday, as well as for those who like to walk and explore the spectacular mountain scenery.
In Lapta there are shops for most of your needs, and supermarkets are located within walking and driving distance. These also have fresh milk and bread. Other local supermarkets have a lot of UK-brand goods. The best ones are Tempo (5 minutes from the villa); Lemar (10 minutes from the villa). A comprehensive list of recommended shops, restaurants and places to visit is available in the villa.
How to get there
There are 3 ways to get to North Cyprus:
1. Flights into Northern Cyprus (Ercan airport - ECN) are available from various UK airports including Heathrow, Gatwick, Stansted, Manchester, Belfast & Glasgow and go via Turkey. The owners have flown Turkish Airlines and Cyprus Turkish Airlines (CTA) from Stansted, and flights cost from about £250 return inc. taxes. Information and advice on bookings is available from the owners.
2. Direct flights to Larnaca (LCA) are often cheaper, as well as being up to 2 hours shorter duration. In particular, BA offer cheaper flights mid-week, and out of the peak summer season the owner is willing to accept a mid-week changeover Wednesday to Wednesday to help guests benefit from the cheaper flight availability.
3. For the slightly more adventurous , why not try an Easy Jet flight into Istanbul [about £65.00] and maybe stay a couple of nights in this wonderful city at the junction of Europe with Asia? A daily connection from the same airport, with Pegasus Airlines will fly you directly into Ercan costing about $35!! Well worth the extra time spent to while away a few days in the city formerly called Constantinople!! And not much more money to try this method.
The transfer from Ercan airport takes about 40 minutes. Alternatively if you fly direct into Larnaca in the South we can arrange a taxi transfer direct to the villa which takes 1.5hrs.
Car hire is strongly recommended and a vehicle can be delivered to the villa or picked up at the airport. The owner has made arrangements with a local car hire firm (The Rose Gardens) to provide airport transfers from Ercan or Larnaca, and discounted car hire rates of just £18 per day fully inclusive (£23 per day from May to September).
These rates are for a four door saloon with air conditioning, and are very competitive (child car seats are available). Soft and hard top 4WD Jeeps are also available at similar prices, and larger vehicles - Land Rover, by separate negotiation. Please enquire of the owner for costs of airport transfers.

Further details indoors: This luxury, individual, architect designed villa has been completed to a high standard with beautiful cool marble and ceramic floors, and high ceilings to provide an airy and spacious atmosphere.
The lounge and all bedrooms have air conditioning, and these units also provide heating (along with the open fireplace and portable gas and electric heaters) during the cooler winter months if required. Unlike some property lets, we do not charge extra for use of the air conditioning and/or electricity!
The owners are non-smokers, and whereas smokers are welcome, the owners respectfully request that guests refrain from smoking in their property, please. Satellite TV (with many English language channels) is provided as well as CD/radio player. For your further comfort and convenience a drinking water cooler dispenser is also provided.
The property is fully double glazed for your comfort and all doors and windows also have the benefit of white aluminium shutters.
On arrival you will find the property cleaned and prepared, beds made up and clean towels provided for each let. For lets of 2 or 3 weeks duration, a mid-term service (clean towels provided and beds changed weekly), and a brief clean to bathrooms and kitchen is also provided.
The villa is the owners' intended retirement home (in 2011), and as such, it has been furnished and fitted out, first and foremost as a comfortable family home. The villa is let to help cover the owners' costs rather than as a business venture, and rental prices are set to reflect this concept.
North Cyprus enjoys over 300 days of sunshine per annum, and this makes it an ideal Winter Sun destination. All rooms have adequate heating for the cooler winter evenings, whilst duvets are provided for winter use, in the event that guests prefer them to sheets and blankets.
Please note - the electricity supply in the villa is to UK standards with 13amp square pin plugs, and the inventory includes 2 pin plug adaptors. On your arrival a welcome pack of basic foods and UK brand tea/coffee, milk and juice is provided for convenience, until you can visit the local shops.
Further details outdoors: The large landscaped gardens provide a peaceful and secluded location for poolside sunbathing and barbecues as well as shady areas under mature trees, with an abundance of beautiful flowers and shrubs. Note - although recently built, this villa has MATURE gardens, - you will not arrive to find bare "builder's plot" gardens as is so often the experience with a new villa!!
The 10m x 5m swimming pool measures 38 feet by 17 feet (including the Roman end), and it is accessed directly from the lounge terrace, and sun loungers, tables, chairs and parasols are provided for guest use. Adjacent to the pool is an outside shower area for use before or after swimming. A gazebo by the pool provides shade for barbecues and poolside parties.
A car port (covered in fragrant climbing jasmine and bougainvillea) provides shade for your hire car. A rustic brick built BBQ is conveniently situated adjacent to the kitchen terrace and poolside patio areas and should encourage all al fresco chefs to demonstrate their specialist skills!
The terraces, gazebo, poolside patios and the pool are illuminated for night time enjoyment.
The pool is fully maintained under contract, with 2 service visits per week during the summer months.
In all there are two large roof terraces with views to the sea, and the Besparmak mountains, as well as lounge and kitchen terraces giving access to the barbecue and poolside areas. All of these provide lovely settings for eating "al fresco" or simply relaxing with a drink or two!
Mature trees provide shade along with the poolside gazebo. Thus the garden provides private shady areas for relaxing, as well as plenty of space for sun bathing around the pool.
ARE WE GREEN??? The villa has its own well, and all non-domestic water, including automatic watering of our plants shrubs and trees, is provided from the well. A wrought iron safety cover secures the well to assure the safety of children and animals. Furthermore, almost 100% of the domestic hot water is provided from 2 large solar panels on the roof. Almost all of our light bulbs, and especially all those used outside at night are low energy bulbs. We are campaigning locally for the introduction of re-cycling in North Cyprus!!

It is important to emphasise that we make our villa available to guests, NOT as a business venture, but simply to help us cover the costs of ownership, upkeep, and maintenance (all of which are exaggerated, due to being many hundreds of miles distant) and for this reason, our charges are very competitive, and designed just to cover costs.
Our friends and family use the villa in return for a contribution to costs, and this concept is then on offer to others who are welcome to take the remaining availability - in reality you become part of our extended family, and that is how we treat all our guests! - So for "rent" read "contribution to costs". The benefit to our guests is the advantage of the use of a lovely "home" in the sun without the capital outlay, or ongoing running costs - we hope you enjoy!
BOOKING DETAILS: Payment in full if booked within 8 weeks of departure, otherwise - deposit £125 per week booked, balance 8 weeks before departure. Monies to be paid either by cheque or bank transfer. Confirmation of booking and receipt of payment will be made by e-mail, and by post, so please provide your full postal address and post code when making a reservation.
Cancellations: within 12 weeks of departure, refunded if cancelled week(s) can be re-let at normal tariff; longer notice - full refund if re-let.
Keys are available from meet-and-greet taxi driver.
This is a holiday retreat largely used by family and friends and so far the owners have not found it necessary to take a damages deposit, but if, in the future this is considered to be necessary, the right to request a returnable deposit is hereby reserved.
We provide a basic welcome pack of food and beverages, including UK brand tea and coffee, for your first snack or breakfast, for your convenience, prior to your first visit to the local shops.
PLEASE NOTE; For the winter of 2009-2010 only, the pool will be winterised and not available for use, from November 2009 until mid April 2010 for essential maintenance required every 4-5 years. Also, when in commission, the pool is quite cold during those months in any case - for the hardy types only!
Conditions
Parents with young children please note that the Master bedroom is on the first floor, accessed by external staircase and a spacious roof terrace, and it is self contained, whilst the other 2 bedrooms are on the ground floor. For this reason, the owners do not consider the property to be suitable for families with children under the age of 7 years, and consequently we do not provide cots, high chairs etc.
In the high season, the owners prefer bookings for whole weeks or multiple weeks with weekend change over. At off-peak times we can be flexible - please contact the owner to discuss. Out of the peak holiday season, reservations for parts of a week, will be accepted, with a minimum rental period of 3 nights, at the short stay rates shown.
For bookings in excess of a week, part weeks will be charged at a daily rate, pro-rata to the appropriate weekly rental. Out of the summer school holiday period we are prepared to accept mid-week to mid-week bookings, and guests will find that flights are cheaper then, especially with British Airways.
Access to villa is provided from 1pm on day of arrival, please vacate by 10am on departure day - (depending on other lettings, these times can be flexible - please feel free to discuss with owner).
Wheelchair users, please note that the the ground floor accommodation is suitable, with wide doors throughout, and all on one level, including 2 (twin bedded) bedrooms and bathroom. Access to the ground floor is via 3 wide steps from the front driveway. The first floor master bedroom and roof terraces are not suitable for wheelchair access.

Short stay prices as shown above apply for 3 - 6 nights, but stays of 8 - 13 days and 15 to 20 days will be charged at the pro rata daily rate (pro rata to the weekly rates) and discounts are available for 3 week bookings (3rd week at 50% discount). Where the short stay tariff exceeds the published weekly tarrif, then the lower fee will be charged.
