Our Gîte is located in the centre of the village of Langoat, close to the local shops and opposite a fantastic Boulangerie from which you will wake up to the smell of fresh baked bread. The area surrounding the village is packed with activities such as, horse riding, kayaking, adventure parks, tennis, etc..
The house is very child friendly with stair gates at the top and bottom of both staircases, cots, highchairs and a sturdy fire guard. The garden is fully enclosed with a high gate and is safe enough to leave children to play in unattended.
Located just a short ten minute drive to the sandy beaches of the Côtes d'Ajoncs & Côtes d'Granite Rose and close to the market towns of Lannion, Treguier and Paimpol this holiday home provides an ideal base for your stay in Brittany.

The Brittany / Cotes-D'Armor region
The Cotes d'Armor coastline is characterised by striking pink granite boulders, expansive sandy beaches and hidden coves.
The tourist town of Perros Guirec offers beautiful beaches, clear blue seas and boat trips to nearby islands to visit one of Brittany's most important bird sanctuaries. For the more active, walk along the old customs path, (Le Sentier des Douaniers) and admire the rose tinted boulders, or try one of the many watersports for which equipment is easily hired. By night sit at one of the many restaurants overlooking the harbour full of yachts or visit the Casino.
For those seeking peace and tranquility there are numerous sandy coves dotted all along the coastline.
The interestingly shaped pink granite boulders can be best enjoyed at Ploumanac'h, and Plougrescant. At the former you can climb amongst the boulders, sit on the small sandy beach, and visit the cluster of shops and restaurants. At Plougrescant view the amazing sight of a small granite cottage set inbetween the granite boulders.
Brittany and the Cotes d' Armor are rich in history. Côtes-du-Nord was one of the original 83 departments created during the French Revolution in 1790. It was created from part of the former province of Brittany. Its name was changed in 1990 to Côtes d'Armor (ar mor meaning by the sea in Breton). The name also has a historical connotation recalling the Roman province of Armorica.
Langoat area
Langoat is a picturesque village located at the head of the Jaudy estuary, close to the beaches of the Côtes d'Armor. The centre of the village is dominated by a large granite church. Opposite the house, on 'Place de L'Eglise' is a wonderful boulangerie. The village also has a grocers, bar/tabac and hairdressers, with larger supermarkets just five minutes away by car, in Treguier.
To the rear of the church lies the 'Terrain de Sport' . Here you will find the local football park as well as tennis courts.
As you enter the village along the banks of the river Jaudy you wil pass a park with two fishing lakes called 'Etangs de Milin Seazh'. To fish here you will require a permit, which is available from the village Mairie (town hall). You will also find excellent fishing in the river Jaudy, at La Roche Derrien, just five minutes walk from Langoat.
How to get there
Getting here couldn't be easier with regular sailings between the UK & west coast ferry ports as well as good flight links with the main budget airlines to local airports.

Further details indoors: Each room has the original oak beams and is full of character, the ground floor is tiled throughout and the top two levels have wooden flooring with rugs in each of the bedrooms. Each room has its own thermostatic electric heater but these should rarely be required as the wood burning stove in the living room is more than capable of heating the whole house in the winter months.
To the front of the house there is dedicated parking for two cars making it as convenient as possible to unload all of your luggage.
Ground Floor
There is a fully fitted kitchen with gas hob/electric oven, microwave, fridge freezer and solid wood worktops. To the front of the kitchen there is a dining area with a large table to seat eight.
The living room has two large sofas, a TV, DVD player, Hi-Fi and a wood burning stove in the fireplace. You will also find a guide to the local area as well as a selection of games in the coffee table/chest. To the rear of the house there is a laundry room with a washing machine, cloths airers, and dish washer.There is also a shower room / toilet to the rear of the house.
First Floor
The master bedroom has a beautiful mahogany king size four poster bed with matching bed side cabinets & wardrobe.
The bathroom is fully tiled with a very powerful thermostatic shower and heated towel radiator.
The bunkbedroom has a lot of storage for all of your children's things.
Second Floor Double room with a traditional solid mahogany sleigh bed and matching furniture, this room is full of character with the original oak attic beams.
Twin room with plenty of storage space, this room as with all other rooms in the house retains its original character with the beautiful beams and wooden floors.
Further details outdoors: Garden table with seating for upto ten people, sun loungers and BBQ. The garden is lit and has outside power sockets
The garden is not overlooked and provides a quiet haven to enjoy an evening meal as well as a safe secure place to leave children or pets. There is also a water tap and trough in the garden for cleaning off all that sand you bring back from the beach!
The wood store at the rear of the house can be reached from the garden, here you can also store bikes, beach equipment etc...

Cancellation Policy
A deposit of 20% will be taken for each booking, for cancellations the following conditions apply: 8 weeks notice - full refund given 6 > 8 weeks notice - 50% refund given 4 > 6 weeks notice - 25% refund given less than 4 weeks notice - no refund given Security Deposit
A separate security deposit will also be taken. This will take the form of a cheque for £150, which will be returned promptly upon satisfactory inspection of the house. Terms & Conditions
1. The maximum number of people staying in the house must not exceed eight unless the owner has given written permission. 2. The house is a Non-Smoking property though you may smoke in the garden. 3. The house must be left in a clean and tidy state. Although cleaning at the end of your stay is included in the price, the owner reserves the right to make a retention from the security deposit to cover any additional cleaning costs if the house is left in an unacceptable condition. 4. During high season changeover day for your holiday will be on a Saturday. The house is available from 3pm of the first day and should be vacated by 10am on the day of departure. If you are arriving early or later, please let us know. Changeover day can be flexible during low season. Part weeks or week-end rate are also negotiable, please feel free to contact us for further information.

We had a lovely 2 week holiday in Langoat. The house was very comfortable and nicely located. It is ideal for all the family and had everything we needed for our holiday, which made it very relaxing. There are lots of things to do and see in the local area; excellent beaches, family activities and picturesque villages. Chris and Alison - Farnham.

Everything was great about the place and we found it an ideal base for exploring the many attractions this part of France has to offer.
