Spacious apartment with traditional finishes and modern well fitted out kitchen and shower-room. Ideal for families or couples. An excellent choice for those who wish to discover the local market towns, visit wine cantinas or just relax by the secluded pool, which is shared only with the owners of the property.
An ideal base for exploring local medieval hilltop towns both in Umbria & Tuscany. Water lovers may enjoy visiting lake Trasimeno with ferry trips to the picturesque islands, or using the local water park with flumes and diving pools.
The apartment has exposed beam ceilings to the apex of the roof giving a spacious feel. The well equipped kitchen has a large fridge/freezer and five burner gas hob with oven. The large dining table is just perfect for family meals or for playing cards/games!
Each bedroom has plenty of wardrobe and drawer space & can have the addition of a mosquito net over the bed if so required. The double beds are spacious kingsize to ensure a good nights rest.
A private stone terrace has a Weber gas bbq, a table which seats 6+ and is ideal for shaded lunches and sun-set dinners.

A well-behaved dog is allowed but sorry, no cats. Please make further enquiries with the owners.
Strictly no smoking within the apartment except on the balcony and in the grounds.
Refundable breakages deposit of 150 Euros required on arrival, to be refunded on departure (subject to satisfactory property inspection).
Cleaning deposit of 50.00 Euros is required on arrival, to be refunded on departure (subject to the property being left in a clean state as per arrival)
Non-Refundable booking deposit of 20% is required to secure your booking.
Balance Payment due eight weeks before your stay.
Cancellation refunds of Balance Payment are payable dependant upon certain time conditions - please make enquires with owner for full details.
Prices include electricity, gas and water.
Prices do not include wood for burning and heating extra.
Access to the pool is via steps not suitable for people with walking difficulties.

Known as the green heart of Italy, the region of Umbria offers a range of memorable experiences. Perfectly preserved towns perched on hill tops contain many medieval and renaissance art treasures.
The local cuisine makes use of flavoursome products such as olive oils, wild mushrooms and truffles.
The Lake Trasimeno / Piegaro area
Lake Trasimeno is the 4th largest lake in Italy covering an area of 126 square km. The prominent fortified market town of Castiglione del lago is one of the main departing points for the many ferries that visit the islands situated on the lake. South of the lake the towns of Panicale and Piegaro represent small examples of medieval hill top towns, containing twisting narrow alleyways, bars, restaurants and weekly markets.
Between Piegaro and Panicale there is a water park available during the summer season.
Most amenities are available at Tavernelle (10min drive), to include garages, bars, banks, chemist, supermarkets, general shops and weekly market (Monday mornings).
Restaurants are found in all nearby towns - details and recommendations are found in the guest file at the apartment.
An example of the many numerous local summer festivals in the area are hosted by the towns of:-
Citta delle Pieve (Palio dei terzieri- August),
Panicale (Festa dell'Uva - September),
Lake Trasimeno, all main lakeside towns including Piegaro, (Trasimeno Blues- July),
Perugia (Umbria Jazz - July).
Being situated so close to the border of Tuscany, local explorations can include Montepulciano (wines) Pienza (fantastic cheeses) San Casciano dei Bagni (thermal baths and springs) Cortona (shops and great views of Umbria and Tuscany)
The nearby train station of Chiusi Chianciano Terme, can allow you to take further explorations direct to the heart of the cities of Siena, Florence and Rome.
The main Provincial town of Perugia, is full of shops, bars & cafes, restaurants and is home to the National Umbrian museum and many historic buildings and churches. Now accessible by a new Metro line, parking and visiting the town has never been easier.

La Fiorella is situated on the hillside of Monte Arale and is accessed by a white (gravel) road (1.5km). The nearest town is Piegaro (lat. 42deg 58.4 - long. 12deg 5.3) and is 2km away. The main autostrada A1 (Milan to Naples) is approximately 22km from Piegaro.
The apartment is 24 km south of Lago Trasimeno, 32 km west from Perugia and is situated close to the border of Tuscany. Within easy reach by car and/or train are the towns/cities of Florence, Perugia, Siena, Arezzo, Assisi, Orvieto, Gubbio, Spoleto, Cortona & Montepulciano. Rome is just 2 hours away.
Train station on direct line (Milan to Naples) is situated at Chiusi (15km) Fast trains to Rome take approx 1.25hr
and Florence 1.10hr.
FLY RYANAIR DIRECT FROM LONDON STANSTED TO PERUGIA, only 50 minutes(45km) away from La Fiorella.

Johanne and Graham have created their beautiful home set amidst breath-taking and tranquil Umbrian scenery. The apartment is tastefully appointed and very comfortable with everything you need and nothing you don't; for both indoor and outdoor living. We loved sitting at the table and 2 chairs at the top of the external steps whilst gazing out across the fields and hillside. There is a fabulous barbeque and eating area just below the house with a further few steps down to the beautiful and immaculate pool. This is an excellent base for driving out to numerous beautiful hilltop towns with the added option of getting further afield (eg Florence or Sienna) by train from Chiusi station about 30 min drive away. Joahnne and Graham are very thoughtful and helpful, being on hand if needed whilst providing total privacy for their guests. |

Johanne and Graham are excellent hosts and La Fiorella is a beautiful villa and a great base from which to either enjoy the lovely pool and while away the day reading and admiring the spectacular views or otherwise to get out and out and explore Umbria - there are many lovely hilltop towns scattered within an hours drive, where you can enjoy learning more about Italian history, wandering streets lined with little shops selling everything from fine jewellery to fresh cheese and then stopping at a bar or trattoria for a spot of lunch or a coffee and cake. The apartment itself is well appointed with all mod cons - we made use of the dvd on several evenings to watch a film while enjoying a glass of wine. the kitchen has all the nessecary tools to create your own Italian feast and although we didn't use it, the bbq looked large and easy to use. Johanne and Graham are happy to provide suggestions for dinner and day trips (and they also provide a good guide book for you with plenty of local maps and leaflets of attractions/events etc). As hosts they are very welcoming but also unobtrosive. All in all a lovely holiday and will definately be coming again - 2013/2014 thinking of doing a driving tour of Naples/Amalfi coatsline and then up to La Fiorella for a weeks relaxing by the pool afterwards. We loved the ambience of La Fiorella, and had a fantastic 2 weeks there, relaxing around the beautiful pool and secluded patio and gardenswith its breathtaking views. We discovered some delightful towns including Pienza, Gubbio Panicale , whilst memories of amazing trips to the jazz festival in Perugia and sights of Orvieto and Assisi, shall take us through the dark winter months ahead. Johanne and Graham made us so welcome, with Dylan of course, and their knowledge of the local area was a great bonus as we pootled about this fantastic part of Italy. The apartment had absolutely everything we needed, and we were so impressed with the kitchen utensil shelving from IKEA, we got one ourselves. As for the bed, so comfy.........we weren't desperate to get back home to our own, as is usually the case. Just what we needed as we prepared for our daughter's wedding later in the summer.
