About the home

The property has two independent apartments, ideal if you are a big family or group that want to spend the holiday together in separate apartments
The big private pool, has panoramic view and is surrounded by a very big garden with olive groves, vine and wonderful panoramic outdoor dining area.
You can stroll around and choose your favourite spot to enjoy the cooling shades of the trees or the view to Panicale.
All you can hear is the singing from the birds and the cicada and the sound of absolutely nothing!
And then still only a few minutes in car down the road and you are in the lovely medieval town Panicale with it's charming cafe's, restaurants and friendly inhabitants.

On your request we can arrange Italien lessons in the house, as well as an evening where you learn how to make pizza in the original pizza oven.

The two independent apartments is furnished in refreshingly simple country style, with beautiful old furnitures and beamed ceilings. Indoor and outdoor stairs and all windows has screens and mosquito net.

Apartment on the ground floor :
Sleeps 4 (Five pers. with one on a guest bed)
From the garden, entrance in to a big living/dining room, with three-piece suite in a classic old style and seating around the big table for 14
Eat- in kitchen with stove top, oven, fridge and freezer. Two bedrooms and one big bathroom with shower in the tub.

Apartment on the second floor:
Sleeps 4 (Five pers. with one on a guest bed)
Living room with open fireplace, comfortable three-piece suite, cable tv, dvd, cd player. Dining room with a table for 6 pers. A little cosy kitchen with a small sitting area, stove top, oven, fridge and freezer. A little bathroom with shower in the hip bath. Two bedrooms that like the rest of this apartment has lovely views.

On the property you will also find a pizza oven, sunbeds, towels, bed clothes and kitchen equipment.

Further details outdoors:
The pool is absolutly fantastic with panorama view. Length 6x12m/ 1.20-2.20m deep. Be aware of the deep.
"Il Giuncheto" is surrounded by a large garden distributed on several levels built on a hill, and the house has a well-cared garden with olive threes and vine and fruit threes.

Panicale-five minutes away!

The Umbria region

Placed in the heart of Italy, halfway between Rome and Florence, lies Umbria. With its hill-top towns and ancient castles, sunflower fields and olive groves, it is a region steeped in history, art and culture.

Its cuisine and wines rival those of its neighbours Tuscany and Lazio, and its beauty, second to none, has earned it the title “The Green Heart of Italy”.

The Lake Trasimeno / Tavernelle di Panicale area

Panicale is a typical and very beautiful medieval Umbrian hill top town.
In Panicale you will find four good restaurants, two bar´s and grocery stores selling everything from fresh vegetables to pasta, salami and cheese. One butcher who if he has run out, will make sausages while you wait, and a bakery, where fresh bread and onion and salvia pizza may be purchased starting at 6 am.
Linda, in her Bottega will cut your prosciutto by hand (the way it should be sliced), as well as sell you truffles and fresh mozzarella. A barber will give you a hair cut and a shave, or if you want to catch up with the latest gossip, drop by the hairdresser. A little theatre, a tourist information office, a real estate agent, a pottery shop, a drug store as well as other shops.
Panicale is neighbour to the Tuscany and the Lake Trasimeno's south shore, it boasts 500 inhabitants. During the summer months, this number inflates to about 800. The town is within short driving distance to Perugia, Orvieto, Montepulciano, Assisi, Cortona, Todi, Deruta, Siena and other well known towns worth visiting. To match these known towns are even more unknown towns, which regardless of their anonymity have much to offer in terms of cuisine, art and culture.

On Fridays, there is a mini market on the main piazza, and in the summer months you can hear live music Thursday evening on the square. Foreign papers are available at the local Tabacchi (Tobacco) store where it's possible to get internet access. The post office is open Monday through Saturday and the banks Monday through Friday.

The house is a pleasant 30 minute walk from a village that has all basic amenities. It is possible to do without a car if all you want to do is chill out at the house for a week (train to Chiusi or Perugia, then bus or taxi to Panicale), but we would always advise the use of a car.
The house is approximately 30 minutes drive from the main Auto del Sole motorway.
Trains - Chiusi (30 minutes), Castiglione del Lago (20 minutes).

-That pool definitely is a WOW factor! As the sun begins to set it becomes a reflecting pool, tiny birds skim the surface dipping their beeks in the water...I especially loved sitting under the oliventree and watching the intense activity around the lavender bushes, butterflies by the hundreds, yellow jackets....The fireflies in the vineyards at night...it is just enchanting. 50% in advance when booking. The final balance six weeks before arrival.

Security deposit 500 euro and cleaning 150 euro payed together whit the 2 instalments.

The deposit is returned when everything is in the right conditions and the payment for consumption is done, whitin 4 weeks after your return.

Please be aware that heating cost are expensive in Italy (Roughly October-may)
