Home description
Casa Peonia sits in the woodlands of Monte Murlo near Preggio, secluded from nearby properties by mature trees and gardens. The house has been furnished in a rustic style with care and attention to guest’s comfort. The large rooms are flooded with light and cooled by the fresh mountain air; those facing the valley enjoy wonderful views of lush, forested hills, and of the village, perched on a rock outcrop.
Each floor in the two-storey villa is self-contained with separate entrance, lounge/diner, kitchenette, 3 bedrooms and sofa bed.
The upper apartment, Il Fischio Del Merlo ("Song of the Blackbird"), sleeps 4 + 2, having one double bedroom, two single bedrooms, and a double sofabed.
The lower apartment, Lo Scoiattolo ("The Squirrel"), sleeps 6 +2, having two double bedrooms (one with separate entrance), another bedroom with two bunkbeds, and a double sofabed.
Also available locally are the services of a qualified professional masseur, specialising in Reflexology and Shiatsu techniques.

The Umbria region
Umbria, the "Green Heart" of Italy, lies in the centre of the country between Tuscany and Le Marche. It's rugged beauty contrasts with the more gentle rolling landscape of Tuscany. There are forests and pasture, small hilltop towns, isolated borgos, ancient fortifications.
Umbria also boasts many important cities such as Perugia, Assisi, Todi, Gubbio, Spoleto and Orvieto. From Preggio you are also within easy reach of Tuscan towns such as Cortona and Arezzo.
These towns hold festas during the summer, celebrating religious events, local produce, and cultural events, including the famous Umbria Jazz festival.
The area is famed for production of wines and olive oil, as well as it's regional cuisine which can be sampled at numerous restaurants in the local area.
Lake Trasimeno / Preggio area
A wonderful location for keen walkers or equestrians, the area offers a broad range of trails for all levels.
The countryside is excellent for walking; the immediate area of Monte Murlo offers shady walks, with views over the Niccone valley and towards Lake Trasimeno. A lovely trail leads through the hills to medieval Castel Rigone, 9km/6 miles; another is along the Tiber River near Umbertide, 17km/11 miles (20 minutes).
The pretty village of Preggio, 2 km/1.5 mile, offers a restaurant, two bars, a post office and general store. During July and August there is a classical music festival here, and in October the famous Chestnut festival.
Castel Rigone offers bars, a supermarket and pharmacy, as well as a major church, the Madonna dei Miracoli.
To the north-east, the Niccone Valley offers spectacular scenery, horse-riding and restaurants and cafes to suit all pockets. Banks (ATM) can be found at Mantegnana or Mercatale (15 minutes)
To the south, Lake Trasimeno has a beach, boating and water sports at Passignano sul Trasimeno, (20 minutes), which is also a terminal for the ferry to the lake’s islands, Isola Maggiore and Isola Polvese. There are weekly markets at Umbertide, or on the lake at Passignano and Castiglione del Lago, (40 minutes).
Golf courses can be found at Antognola (30 minutes), Perugia (35 minutes), Panicarola (40 minutes) and Valdichiana (1 hour).
Perugia, Assisi, Gubbio and Cortona (Tuscany) can all be reached in less than an hour, as can the Valdichiana Outlet Shopping Village, adjacent to the A1.
A good restaurant is only 10 minutes walk from the house.
How to get there
Ryanair now fly into Perugia (San Egidio) from Stansted 3 days per week. Ryanair and Easyjet have flights into Pisa, which although some 3 hours drive away, is mostly on easy dual-carriageway, and is probably the easiest airport to use from many parts of the UK.
Rome, Bologna Forli, and Ancona airports are all around 2 hours drive away.
Umbertide railway station is only 20 minutes away by road, whilst Terontola, on the main Rome to Firenze route, is some 30 minutes drive away.

Further details outdoors: A wonderful location to simply relax by the pool and enjoy the ambiance of the secluded location and surrounding countryside. The pool, 10 by 5 metres, is 25 metres from the house on its own sunny terrace. It is 90cm at the shallow end, 3m at deepest point. There are 10 sun loungers.
One hectare of mature gardens, completely fenced. Outside loggia with dining table and 12 chairs, and wood/charcoal barbecue. On the north side a small terrace with table and 4 chairs enjoys the shade of the house. On the west side is a large paved area for 4 cars and a rustic pozzo (well). There is a metal “swing seat” that guests can use to enjoy the gardens and views, whilst relaxing at the property.
Table football game. One bicycle is currently available.

A daily simple Italian breakfast of brioche, milk, coffee and juice is included in the rental price.
English-speaking representative available to answer any questions.
Saturday is normally changeover day, although this is flexible depending on bookings. Departure before 10am and arrival after 4pm. This is flexible with prior arrangement.
Conditions
Refundable breakages deposit of 400 Euros is required on arrival, to be refunded upon departure (subject to satisfactory property inspection).
No Pitbull or similar dogs allowed.

“We had a fantastic time in Casa Peonia. The villa is set in a beautiful area with views of rolling hills.
We enjoyed exploring local historical sites, sunbathing and reading by the pool, and cycling around the hills.
We were welcomed so nicely by Chris and Virgilio and felt very settled knowing where everything was and about places to visit.
I would definitely recommend Casa Peonia to people who would love a relaxing retreat in a really special place.
The villa is nicely secluded so it really feels like a private holiday home. The views in the morning are lovely and again at sunset are very special".
