The brand new, 2 storey and traditional looking villa has all the mod cons you need to fully relax and feel very much at home. The villa is beautifully spacious inside with a double height sitting room and french windows opening out onto the pool area and patio. The villa also has the capability to sleep 8 singles as the 2 double beds can be split to make 4 twin rooms.
On the first floor there is a mezzanine level with some beans bags which is ideal as an extra recepton area - great for another place to relax or for children to play in.
Outside the pool has a fold away electric cover and terracing with plenty of space to put sun loungers and terrace furniture. AlmaVerde Village itself has a number of tennis courts, a Wellness Centre and children's playground that you can use at anytime.
The villa is very close to some of the best golf courses in the area - Parc da Floresta and Boa Vista are only 5 mins away by car. If you would like to go to a town, Lagos is 10 mins by car and offers a range of great restaurants and bars as well as a lovely marina.
If you prefer to relax and just enjoy your holiday around the pool the villa is fully furnished and the kitchen fully fitted with modern stainless steel appliances as well as a washing machine and dishwasher so you don't really need to leave.

The Algarve / West Algarve region
The Western Algarve is a beautiful, relatively unspoilt part of the Algarve. The villa is part of a new village, AlmaVerde, which is set in amongst a Nature Reserve so ideal for walks and bike rides.
There are 4 floodlit tennis courts available for you to book and you can hire tennis rackets, shoes & balls so don't worry about wasting valuable suitcase space. AlmaVerde sometimes run little tournaments with neighbouring resorts like Parque da Floresta which you can sign up to or you can book group (or individual) tennis lessons.
Burgau beach is within 5 minutes and there are many other beaches such as Salema, all within a 10 minute drive. If you wanted more of a pedalo or water sports holiday the beach at Lagos (Meia Praia) has a range of water sports available and you can take the glass bottomed boat trip from here. Also, nearby, for families are water parks and a zoo.
For golfers the villa is within 5 mins drive of both Boa Vista and Parc da Floresta, and there are many other golf courses within easy reach.
For the more adventurous, there are oportunities for parasailing, paragliding and even learning to fly microlight aircraft. Scuba divers can explore caves and wrecks in the nearby coastal waters, and discover an abundance of sea life.
Further up toward and above Sagres is great for surfers and there is a surf school available if you want a lesson or 2.

Lagos / Burgau area
AlmaVerde is the perfect base from which to enjoy the abundant range of sports and leisure activities that the Western Algarve has to offer.
Long, sunny summers and mild winters make the area one of Europe’s premier golf destinations. There are more than twenty courses within an hour’s drive, including some of the top champion-ship courses in Europe.
The open countryside is ideal for Rambling, Bird Watching and Horse Riding and, further inland, the ecology changes and the steeper hillsides provides unlimited challenges for mountain bikers.
Lagos Marina has the best facilities of any Portuguese marina. You can also rent dinghies, wind surfers, or go water-skiing from the beaches at Praia da Luz and Meia Praia. For surfers, the rugged west coast beaches, with their long Atlantic rollers, are an irresistible target.
With well over 100 restaurants in Lagos and the surrounding area, plus a myriad of cafés, there are options to tempt even the most the discerning palate. The cuisine is mostly Portuguese, but there are also some English, French, Italian, Indian and Chinese restaurants, and one Middle Eastern restaurant. For families, there are two water parks and a marine park within a 45 minute drive of AlmaVerde.
How to get there
Faro Airport is about a 50-55 minute drive from AlmaVerde and airlines like Monarch, EasyJet, BA and TAP Portugal provide good flight times at good prices. Monarch and Easyjet seem to offer more deals throughout the year than the others although that might change.
Directions from the airport to the villa are simple - follow the A22 toward Lagos and take the exit at Junction1 (signposted Vila do Bispo & Lagos). From here take the EN125 toward Vila do Bispo and drive into AlmaVerde Village at the Burgau traffic lights. It's a very easy drive and you are on the motorway for most of the journey - we send you detailed instructions of how to get from the airport to the front door when you book.
There are lots of different car hire companies to use and we would recommend that you see whether your airline offers any good deals with the flight. We can refer you to a small local car hire firm who will offer you a discounted rate - they meet you at the airport or if you would prefer they can organise a transfer to take you to the villa. They are based in Lagos so if you have any problems during your stay they are not too far away to help.

Further details indoors: Furnished by an interior design company the furniture is contemporary and suits the style of the Villa. The villa is designed for modern living with a fully fitted kitchen, reception room with dining area, cloakroom, large mezzanine floor overlooking the reception, 4 large bedrooms and 3 bathrooms.
Z beds can be hired for extra guests. Beds can be zipped together to make 4 doubles or 8 singles - whichever is preferable.

There is a house alarm and a safe and the villa has a Cool House system as opposed to the standard air conditioning (an environmentally friendly alternative to air con which reduces CO2 emmissions while providing optimum year round comfort). Central heating is available for the cooler months.
There is no internet access for the villa at the moment but WIFI is available at the Wellness Centre which is a short walk away.

Further details outdoors: The garden provides outside space for dining / BBQ, a large heated private pool with electric safety cover and manicured garden. During High and Peak Seasons the pool heating is included in the rent and left - during the lower seasons it is optional and an extra cost.
Outside there is a gas BBQ and extending table & chairs for 8 people. The large (27 linear metre) private heated pool has a saltwater filtration system (kinder on the eyes and swimwear).
At the front is ample parking for 2 cars.
Guests have access to 4 floodlit tennis courts and a children's playground which is no more than 5 minutes walk from the Villa. AlmaVerde can arrange tennis lessons for you and they hold some small tournaments during the year which you and your family can compete in.
There is also a Wellness Centre a few minute's walk away where you can book therapies and beauty treatments. AlmaVerde offer individual treatments or packages and please contact the Wellneess Centre directly for more information.
Further details
Pool Heating: The pool heating will be turned on and is included in the rent from 3rd July - 3rd September 2009. During the rest of the year it is an optional extra and charged at £88 per week.
Hired Items: If you would like to hire any cot beds or highchairs please let us know - we need plenty of notice to make sure that something will be available for you. We are happy to provide cot beds & highchairs at a rental cost to be confirmed.
If you would like a Welcome Pack this can be provided for an additional £40.
The management team can organise babysitters and/or chefs that charge per hour - if you are interested in this please let us know how many babysitters and/or chefs you think you will need, for what days and (in the case of babysitters) for what age of children. We'll then ask the management team to provide us with a quote for you.
Cleaning & Laundry Service: A selection of house & white bed linen is provided. On arrival you will be given full sets of clean towels & bed linen. For 2 week or more bookings bed linen will be changed and the house cleaned after 7 days. The villa is fully cleaned on arrival and a clean limited to a number of hours is conducted at the end of the rental.
If you would like maid service daily this can be arrange but is an extra cost.
Arrival Details: Once you have paid your balance we will send you full directions and access details. You won't be met on arrival but a member of the management team will come to see you either on the day of your arrival or the day after. The management team have an office on site and we'll give you the telephone numbers and office hours to take with you. At this point we also give you a full inventory for the property so that you can check through it on arrival if you wish - if there is anything missing (or anything extra!) we definitely like to know!

Conditions
A Booking Deposit of 25% of the rent (not including the Security Deposit) is payable immediately to book the villa.
The balance of the rent, plus a £200 refundable Security Deposit is due 8 weeks before your stay.
Payment can be made by bank transfer or cheque. Cancellation terms apply and these are listed in the Terms and Conditions you receive with the Booking Form.
