About the home
This new property was completed in February 2009 to a very high standard and is on the middle floor (1st) overlooking the fjiord and the shared pool with full air conditioning and own allocated parking space. Muo is a small fishing village with a square and marina. Views of the Fjord and the citadel of Kotor from the 2 terraces are some of the best in the whole area.
The apartment has use of a large shared swimming pool, private car parking, outside barbecue area & grassed area for chidren to play. Tivat Airport is only a 15 min drive away. The shores of the Fjord are a short walk as is the unmissable town of Kotor. Beaches, bars, restaurants the Tivat Marina, National Parks, Lakes and Tara the 2nd largest Canyon in the world are all at your doorstep.

There are two large double rooms, one with double bed and the other with 2 single beds, as well as one modern bathroom and a large open plan living room / kitchen. The spacious kitchen has all appliance you could require, including a dish washer, kettle, toaster, ipod docking system and there is also a large dining room table that seats six comfortably.
The lounge enjoys views across the bay through the large double terrace doors, and has a sofa bed as well as ample seating to relax and enjoy the stunning views.

Within the grounds, there is a large swimming pool, terrace and lawn area with plenty of space for kids to play, and a barbecue area with plenty of seating, all for the exclusive use of residents. This is in addition to the private parking enjoyed by visitors to the apartment, and all within 10 minutes walk of the water.
As the bay area is surrounded by mountains, the complex is built on the side of a hill and there are stairs down from the car park to the building, and from the building to the waterfront that may be a challenge for those with pushchairs or mobility problems. Whilst we have small children ourselves and don't find it an issue, you should be aware of this.

A 20% non-refundable deposit is required to secure your booking.
•The remainder is payable 6 weeks before your stay and is not refundable if booking is cancelled after this date unless we can secure another booking to cover this time.
•A 150 euro ( or equivalent in £) breakage/damage deposit will be requested on arrival, which will be refunded at the end of your stay
•Payment can be made by bank transfer to UK bank , or PayPal account.
ARRIVALS/DEPARTURES OUTSIDE 09.00 - 18.00 hrs WILL BE CHARGED 25 EUROS, PAYABLE IN CASH UPON CHECK IN or CHECK OUT.

The Bay of Kotor (Montenegrin: Boka Kotorska) in south-western Montenegro, is a winding bay on the Adriatic Sea. The bay, sometimes called Europe's southernmost fjord, is in fact a submerged river canyon of the disintegrated Bokelj River which used to run from the high mountain plateaus of Mount Orjen. It is an important tourist attraction in Montenegro.
The bay has been inhabited since antiquity and has some well preserved medieval towns. The picturesque towns of Kotor, Risan, Tivat, Perast and Herceg Novi along with their natural surroundings, are major tourist attractions.
The religious heritage of the land around the bay — its numerous Orthodox and Catholic Christian churches and monasteries — makes it one of the major pilgrimage sites of the region.
Whilst Montenegro is definitely the undiscovered 'Pearl of the Adriatic', Kotor, a UNESCO World Heritage Site, is its jewel in the crown. World Heritage protected walls & buildings many centuries old & narrow cobbled streets twist & turn & constantly provide a delight around every corner. Kotor is traffic free & can be both peaceful & lively. Seven islands decorate the bay, & enjoying the views is a must, Whether in one of the many piazzas of the old town, or in one of the beautiful restaurants that surround the bay or just sitting on the terrace of this great apartment.
Kotor boasts many historical attractions especially the semi circular old wall which is a 'must do'. The town has many lively squares; pubs; cafes and restaurants, and a night scene to keep the young and young at heart contented. Boats trips and watersports can be accessed from Kotor waterfront.
There are many small beaches within a 15 min drive on the Adriatic coast. Or drive inland to enjoy the mountain ranges, canyons, forests, & one of the largest lakes in Europe. There are also plenty of activities to keep you busy; white water rafting, canoeing, paragliding, mountain climbing / biking, sailing and boat trips are all available in the area.
Practical Information:
The Climate is the same as Southern Italy, so can be enjoyed all year round. Whilst the "season" is considered to be May to September, the other months are cooler and less crowded so can be just as enjoyable. The currency is Euro.
The Kotor / Muo area
Muo village is approximately 2 km from the town of Kotor. Situated on the west side of the inner fjord of Kotor it boasts wonderful views across the water to Kotor itself, and also north up the length of the fjord towards the village of Orahovac.
The village is characterized by the stone houses along the waterfront, typical of the region, and the 13th century Church of Saint Kuzme and Damijana. Muo is easily accessible from both Dubrovnik Airport and Tivat Airport . Both airports are a 2 hour flight from London.There are also many beautiful villages and towns to visit, all within less than an hours drive. There is Sveti Stefan, the choice resort for the rich and famous; Perast, the unspoilt, venetian town overlooking the picturesque monastery of Gospa od Škrpjela (Our Lady of the Rock), set on its own island; or Budva, the racier, vibrant town right on the beach.
Or if you prefer to stay local, you could stroll along the waterfront and admire the yachts, take a boat trip or take part is the many water sports on offer. Or, just find yourself a quiet jetty and soak up the sun!

Flights:
The nearest airport is Tivat, which is just 10km from the apartment. Montenegro Airlines fly to Tivat direct from Gatwick three times a week during off-peak season, and every day during the summer months.
Best option for continental european visitors is Dubrovnik, Croatia. Whilst it sounds far, it's only a 70 km journey and the drive could not be more simple. There are more airlines that fly into Dubrovnik (Easyjet, British Airways, Croatia Airways, ThomsonFly , FlyBe etc from the UK) so you can find a better selection and often cheaper flights than the Tivat route (though in summer the roads may be busy, and the journey from Dubrovnik could be slow).
Car Hire:
All the usual car hire companies (Sixt etc) are all available at Dubrovnik & Tivat, and can be booked on line. When booking, do check they are happy for the car to be taken over the border, and remember, car headlights have to be switched on at all times in Montenegro, day or night.
The Drive From Dubrovnik:
Turn left out of Dubrovnik airport and keep driving over the border, straight through town of Herceg Novi (all on the same road) until you see the sign for a Ferry, and a lane filtering off to the right. Take the little car ferry over (about 15 mins and EUR 4), then turn left again and keep going. After driving through about 2 villages, you will arrive in Muo, which is clearly sign posted. We will provide you more detail of the exact location of the apartment when you book.
The Drive From Tivat:
Turn right out of the airport, then turn first left (sign posted to Kotor via tunnel). You will get to a roundabout, then turn left and you will reach Muo in a couple of minutes. Takes about 10 minutes!
Additonal Information:
The property is approximately 2.5 km from Kotor Town. The last 400 metres to the apartment is along an unsealed road.

Changeover day are generally Sat/Sun but where possible we are flexible.
