Villa San Marco is a new, beautifully restored, traditional stone building. The existing stone house has been divided into 7 apartments. Our two one-bedroom apartments constitute the entire first floor of the villa. The entrance hall has been re-configured to allow for a continuous, open spaced, 2-bedroom suite. Alternately, the two apartments can be isolated for two separate families.

Outside, there is ample free, secure parking on three sides of the villa. Just steps outside your door is a 6m x 12m pool, surrounded by a large stone terrace with tables, chairs, and lounges.

Each apartment has a fully-appointed modern kitchen, with ceramic hob, built-in refrigerator and freezer, microwave/grill or microwave/grill/convection oven combination, washing machine, small appliances, cooking utensils, cutlery, and crockery. There is seating and service for 4 people.

The bedroom in each apartment has an extra-long double bed, a double wardrobe, a dresser, two night tables, and table lamps. One apartment has a large shower, and the other a small bath-tub with shower. Both have hair dryers and electrical outlets. All bed and bath linen is provided. There is an iron and ironing board stored in the wardrobe, and a clothes airer beside.

Feature walls of the original stone, with some lit alcoves, adorn both apartments. The large sofa is single-bed size, and can accommodate one adult. It is accompanied by a large, comfortable chair which converts to a single sofa bed. A baby cot is available if needed. Free TV and internet are provided.

The nearest beach is across the street and down a few steps. Small shops and cafés occur at regular intervals along the jetties that line the waterfront.

Kotor

The village of Dobrota extends for approximately 7 kilometers along the coast towards Kotor. Its waterfront meanders beside numerous jetties and old palaces, shops and restaurants, and seaside cafés. Chequered with baroque mansions and ancient churches, Dobrota shares breathtaking views across the Boka, and is only 5 minutes from the ancient town of Kotor, listed a UNESCO World Heritage Site in 1979.

Along the Adriatic coast, the town of Tivat boasts a town park, green even in winter, which is home to different species of exotic plants, brought back from all over the world and planted by local sailors. Porto Montenegro is a modern new nautical centre on the edge of Tivat. It is able to accommodate hundreds of yachts, and 150 super- and mega-yachts. Go and rub elbows with the jet set!

"Nice Villa but disappointing management."

I booked an apartment in this villa to stay for a week with my parents. Although the apartment was nice, the cooking utensils were old, rusty and some with no handle. Also the pool was really dirty so… More

We are very, very sorry that you had such a dismal experience while staying at Villa San Marco. What happened to you should not have happened, and we have attempted to rectify what we could. However, there are issues we would like to address specifically.

Firstly, everyone who books through the Holiday Lettings web site is notified of the GBP 150 refundable damage deposit which is payable upon arrival, in exchange for the keys to the apartment. Everyone. This is mentioned in at least two emails you would have received from Holiday Lettings, prior to and upon booking. These are automatically generated emails, all of which could not have failed to reach you.

Secondly, we had a medical emergency at the beginning of October, during your stay, and asked our property manager to deal with your problems on our behalf. We are very sorry that we did not speak to you in person during this unfortunate time for us.

Thirdly, it is true that two of our pots were substandard: one lost a bolt which was needed to attach the handle, and the other was far too rusty to use. I guess not all guests are as careful with our goods as we would wish them to be. However, there were at least three other pots, and two fry pans, which are new and in good condition, which you could have used. Did you mention these substandard pots to our manager? He would have replaced them for you.

Fourthly, the cutting off of our electricity was an unfortunate error on our manager's part. It is not a case of not paying a bill, but, rather, of paying the wrong bill. Without going into great detail, this is a more complicated matter than can be discussed here. We sincerely apologize for the inconvenience this caused you.

Fifthly, we have had our issues with the pool this year. Its management has left much to be desired. (Although our guests have use of this pool, it is actually on a neighbouring property.) We are working to rectify this situation for next season. However, the price in the "shoulder season", which begins mid-September, reflects the fact that the pool is out of commission. This was mentioned in an automated email sent by Holiday Lettings.

Lastly, as was discussed in a previous review, Kotor has a building moratorium from mid-June to mid-September, the "high season" for tourism in this area. Since you visited us in October, building had been allowed to resume. It is indeed unfortunate that our neighbours decided to build directly in front of us, squeezing our view and causing tremendous disruption to our peace and quiet. Unfortunately, all we can do is wait until they finish, which must be before June, 2014, in time for next season.

In closing, we apologize again for your bad experience while staying with us at Villa San Marco. We hope, however, that you take away fond memories of this region, which is truly one of the most spectacular in the world.

"Comfortable apartment"

We enjoyed our stay in this well furnished apartment which is well positioned for exploring Kotor Bay and the surrounding area. The bed and sofa were comfortable and the shower was good, and the apartment was spotlessly clean. The kitchen was fairly well equipped, although we could have done with a toaster! The view has unfortunately been rather impaired by the building being constructed in front, but there was no disturbance during our stay (building had stopped for the summer months).

We now have a toaster in each apartment. (We thought that the grill in the microwave would suffice, but I see now that it did not.)

"Shame about the building site"

Ken and I were hoping to give our guests excellent quality for a good price. In the month of May we seemed to have failed in two ways.

Firstly, the pool pump stopped working and needed to be replaced. This required draining of the pool, a long wait for parts, and re-setting of three rows of tiles. Weather that seemed to refuse to cooperate with us delayed this process further. However, the pool is now in working order, and looks just as it does in the photos.

Secondly, Kotor is a tourist town. As such, city council strives to make visitors as comfortable as possible. Most importantly, they have banned construction from June 15 to September 15. The work on the neighbouring villa has now stopped for the summer. Our guests should have peace and quiet while they are staying here with us in Villa San Marco.

As always, should our guests find anything amiss, our property manager has instructions to try to make things right. Please do not hesitate to inform him if anything is not to your liking. Montenegro is a lovely country, and Kotor is one of the most scenic areas in it. We want you to leave with wonderful memories of your trip here.

Next season (2014) we should have no more disruption from the building work going on in front of us. We deeply apologize to everyone who visited within the construction season. We were not forewarned.
