About the home

Cancellation - June ONLY £425. Completed in 2008, this spacious, luxury property, with beautiful Italian themed fixtures and fittings is set in an exclusive development (Tuscany/Calabria) of small lakes, surrounded by conservation area and natural wetlands.

The villa with spa, pool (length 27 feet ) and garden is in an ideal location only 3/4 mile from the 192 with its endless range of restaurants and shops.
Just 4 miles from the new West Disney gate. Be in DISNEY WORLD in literally a couple of minutes.

The villa is a much loved holiday home and we as owners visit 3 times a year. Photographs are regularly updated to reflect changes and give an accurate picture of the villa and garden The additional landscaping has been completed by my wife (whose hobby is landscape gardening) in the last 3 years. Garden has flowering oleanders, azaleas, camellias, mandevillas and a variety of perennials, grasses and palms.

Ideal for two families on holiday together, it is fully air-conditioned with a large open plan living/dining room with cable television (42in LCD). The living area offers extra sleeping accommodation with a double sofa bed.
The spacious, fully fitted kitchen with large breakfast bar has all modern appliances incuding waste disposal and there is a large utility room with washing machine, tumbledryer and ironing board. There is a separate toilet with direct pool access downstairs. (An excellent facility for children)

Upstairs there are 4 bedrooms and 2 bathrooms. All the bedrooms have luxury carpeting, light furnishings and DVDs.The king size bedroom with walk -in dressing room has en suite facilities with twin vanity units, large corner bath and separate shower. The queen size bedroom also has a large en-suite bathroom also with twin vanity units. There are also 2 spacious, twin bedrooms ( ideal for children or adults)

There is also a games room, making use of a huge garage space. It offers darts, table tennis, foosball and air hockey. (an excellent facility for children)

Overlooking the landscaped rear garden, the private pool and spa is set in a decked area - alarmed for child safety and is a lovely area to relax on the sun loungers in the Florida sunshine. A 10 foot high wall, separating the garden from a quiet minor road, means that the villa is not overlooked from the rear. The back bedrooms of the villa have a lovely open outlook towards the conservation area. Hot air balloon trips can frequently be observed at dawn as they float over the villa to land in nearby fields. An amazing spectacle.

The house is fully air-conditioned with ceramic floor tiles and luxuriously carpeted livingroom and bedrooms. The villa was professionally furnished with the remit that the emphasis was to be on light and space. All the furnishings are in light wood which also adds to the feeling of space.
This accommodation is ideal and very flexible for families with children. A cot, highchair and pushchair (stroller) can be provided at no extra cost) Safety deposit box also available.
A local, very helpful, management agency is on hand for any queries you may have. A new additional office has just been opened 1 mile away from the villa.
A lock box beside the front door gives 24 hour access to the villa.
We visit our villa three times a year, flying from Scotland. We know the area well and are very happy to offer first hand advice on the immediate and surrounding area.

The garden is landscaped both front and rear with young palm trees and grasses. The high wall to the rear of the property provides added privacy. An excellent area for an outdoor charcoal BBQ.(provided)
Ample parking for 2 cars.
Sun loungers, table and chairs and a spa make the patio area an ideal area to relax and look across the landscaped rear garden
Underwater lighting is an additional feature which provides the opportunity for refreshing, late evening swims. As you have your evening meal or a relaxing drink, look across the rear garden, lit by solar lights.
Patio doors from the living area and the downstairs toilet both open on to this area which is alarmed for child safety.
The community which is well landscaped, irrigated and maintained to a high standard, is both residential and rental with little traffic which makes the villa ideal for a wonderful Florida family holiday.

A £150 deposit per week is required at time of booking, non -refundable if booking is cancelled. (£300 for Christmas/New Year week)
Balance to be paid 8 weeks prior to arrival along with a refundable breakages/ damage cheque of £200.
This will be refunded within two weeks of the end of your stay, subject to a satisfactory property inspection.

The Florida / Orlando Disney Area region

The beautiful Tuscany and Calabria development of villas, set in a quiet development, surrounded by conservation areas and natural wetlands, is ideally situated, only minutes from the new West Gate to the Disney theme and water parks.

Walt Disney World offers 4 theme parks and 2 water parks. Our agent in Kissimmee can provide tickets.

Universal Studios now offers the amazing world of Harry Potter; only 20 minutes drive from the villa.

RECREATION - This is an all year round holiday destination with lovely warm sunshine and blue skies even in December and January. There really is something for everyone to enjoy. Lakes and rivers offer endless opportunities for swimming, boating, waterskiing and fishing.There are also numerous fitness trails and tennis courts.


SHOPPING - Highway 192 and 27 as well as Interstate 4 are just minutes from the villa, offering a huge range of shopping malls, and factory outlets. This really is a shopper's paradise!


DINING - Really too many to mention. Many restaurants close by , offering international cuisine.


NIGHTLIFE - Countless bars, pubs, dance clubs and themed evenings on Highway 192.


ENTERTAINMENT - the theme parks of course but also world famous theatre, ballet and orchestras. Also many themed nights such as The Arabian Nights.


DAYS OUT - my favourites. If you would like to explore more than theme parks, visit one or more of the following:

Lake Toho, only 1/2 an hour away, has many boat trips offering wildlife tours.

Celebration, a purpose built, architect designed town, situated on a number of lakes, only 20 minutes away, offers a great day out on bicycles on marked cycle routes .A bird lover's paradise! You don't even need binoculars. You will probably see an alligator.

Bok Tower Gardens - an easy drive along Highway 27. A must for all garden lovers. Camellias in January!

Cocoa Beach with its miles of sand and great surf is only 1 hours drive away. Great for watching the pelicans and thousands of other seabirds. Remember to visit Ron Jon's - a teenager's and surfer's paradise. Also walk northwards and watch submarines and big ships using the channel. Great for fishing from the breakwater.

The Kennedy Space Centre is also just over an hour's drive; a must for all ages.

Port Carnaveral with its luxury cruise ships is also worth a visit, when over on the east coast.

The white sand, west coast beaches such as St Petersburg and Clearwater are just under 2 hours away. Spend hours just watching the dolphins and picking up shells.

The Kissimmee / Westside area

The villa is set in a peaceful conservation area ideal for walking, jogging or cycling. Yet within only minutes drive there are 2 large Publix food stores, a huge Walmart and Wallgreens drive-in chemist. There are over a dozen top class golf courses nearby. Only minutes from the villa, Highway 192 gives easy access to Kissimmee, both the old and new town, offering international cuisine. Great shopping, dinner shows, legend- designed golf courses, local winery, world class fishing, hot air balloon rides, helicopter trips and boat trips on Lake Toho are just some of the attractions in the area.

Kissimmee also hosts many special events throughout the year.

Alligators, amazing wildlife (armadillos and raccoons) and incredible birds(Sandhill cranes) can be seen nearby (even in the garden) as this area is the headwater of the Everglades.

Continental offers a daily service from Edinburgh. Flight returns can be purchased for just over £400 if booked well in advance and you are willing to travel on a Sunday or the early part of the week.

All major car hire companies operate from the airports and the roadway system is quick and well signposted.

“Great clean villa to stay in, would stay there again.” A lovely villa and above all clean.Close to all the parks I coulnt have stayed in a better place. Not far from the 192 which is the main highway to all the Disney+Universal parks. The added bonus was having a pool in the villa for days when we simply wanted to relax. Response: Delighted to hear that you and your family had such a great holiday and really enjoyed Disney Davella. The villa is certainly in an excellent location for Disney World and the other theme parks. We would love to have you and your family visit again.

“Excellent house ! perfect location for the everything.” We had a fantastic holiday in Orlando. The Davella house was everything we hoped it would be and more. It was lovely and clean and had everything we needed. It was in a great location for all the Disney parks, restaurants and shopping outlets. We would recommend this house to anyone. Our 12 year old son loved the pool. The owner of the house was extremely helpful with any information we needed.

“Fabulous” Our group of 4 consisting of 3 generations, myself, partner, our infant son and his maternal grandmother, have just returned after an extended 24 night stay in this fabulous 4 bedroomed villa. All the other reviews are perfectly accurate when they describe the size and quality of this lovely holiday home. The facilities are excellent, from the screened pool and spa, the sheer amount of towels available and the essential washer and dryer to keep everything fresh and clean. The latter was especially useful as we thankfully did not overpack. I mustn't forget to mention the included wifi and the 42" flatscreen tv and cable tv which were great to use to relax after a hard day walking around the many, many themeparks, whether Disney, Universal or elsewhere. The american style/size fridge with inbuilt icemaker is also worth an honourable mention. It's already been mentioned many times how handy the location is for Disney and Universal but this is also true for many of the Orlando attractions. What was a pleasant surprise for me is that not only were the East coast beaches, Cocoa etc., in relatively easy reach, approx 90 minutes drive, the beaches on the West, Gulf Coast, were also reachable in a similar timeframe. We visited Cocoa beach on the east and also went to Clearwater and St. Pete's on the West. As this was my third time in Florida I'm not exactly new to the experience but this was my first villa/non hotel experience and I fear I've been spoilt forever. I'd certainly book this accommodation again and will be fearful that if I go elsewhere it may not be as good as Davella. I feel homesick for this place. Special mention for the communication skills of Ella and David. Flawless. Thank you. Rob Moss.

“Delightful Davella” BOOK IT.......NOW............SAVE YOUR TIME!!! You spend lots of hours looking for a house that is suitable in every way, does it have this, does it have that, well this house has it all. Perfect peaceful location, so easy to find, not so far from attractions and a great Walmart supermarket just up the road. Davella itself is a huge two level home. There was ample room for my family of 2 adults and 2 children, aged 9 and 11, but could very easily house 2 families. The owner Ella, was very helpful from the beginning right up until 2 days of departure, where i received a wonderful, helpful, courtesy call. Not only would i have loved to transport this beautiful house back with me to London (wishfull thinking) i would have taken the super kingsize bed with me also. It was one of the most comfortable beds i have ever slept in and was not looking forward to be back in my own!. My children commented on how wonderful their rooms were, comfortable beds with lots of room to play and a lovely swimming pool where they spent most of their time. As a family this was our 3rd visit to Orlando staying in Kissimmee in a house. So far this has been the best house we have stayed in and we will definitely be returning back in the not too distant future.

“Fantastic Villa, Fantastic location..book it!” We travel to the Orlando area a lot and this is one of the nicest villa's we have stayed in. It was beautifully appointed and had ever item you could ever think of and probably some you couldn't... from ponchos for the afternoon showers to a handheld fan for keeping cool. The villa was spotlessly clean which is always a big thing for me when renting villas. The location of the villa is fantastic we could be in Disney World door to door in 12 minutes.There is a lot of great restaurants within a short drive and a new Logans Roadhouse opened whilst we were there which is highly reccomended. We really enjoyed chilling by the pool whilst the kiddies swam, and swam and swam. The pool and area was also very clean and tidy. I would not hesitate to re-book this villa..the owner was very helpful and answered any emails immediately. Book it you will not regret it!

“FANTASTIC VILLA, VERY CLOSE TO DISNEY!” The villa was fantastic, bedroooms were very spacious, and all of the house was very well furnished. The pool area was absolutely superb, with a lovely large pool and spa, only minor complaint, and it is minor! was that there were only two sun loungers and there were four of us, it meant that we had to share on our relaxing days. The owner Ella was also fantastic, she was really great at getting back to us with any queries we had, and also excellent giving us loads of local information before we travelled out. (thanks Ella) I would have no hesitation in recommending this villa, to anyone thinking of booking, go ahead, you won't be disappointed. We hope to go back to Orlando in the future, and will be booking this villa again. Response: Really delighted that all our guests are loving Disney Davella, the pool, spa and garden in this beautiful development of villas. We are now adding extra sun loungers to our outdoor facilities and will be extending the landscaping as well on our next visit so that everyone can enjoy even more this lovely environment in the Florida sunshine.

“Brillant” The villa was perfect, not too far from all the parks and great shopping. Everything that we needed was there, plenty off towels for all the morning swims and easy to use washing machine and dryer to keep them clean. We had such a great time i would have no problem in recommending this property. We had 8 in our group 4 adults, 4 kids and we had loads of space. It was really clean and well kept. Well done Ella & Dave keep up the good work.

“Lovely lovely lovely” We came to Florida in June and booked Davella looking for a good base for the parks and somewhere nice to relax on our days off.... this villa totally exceeded our expectations! It was super clean, open, airy and just a lovely place to be. The pool and garden were perfect for a good sunbathe, and location wise was a close drive to the parks. The service we received prior to our trip was also great, any emails or questions we had were replied to really promptly. The only downside was that we had to leave... we would definitely stay at Davella again.

“You couldn't get any closer to Disney... unless you camped in the car park” This villa is perfectly located for all that Orlando has to offer. It was a 10 minute drive from the front door to the gate of Magic Kingdom. The villa had the ideal combination of a quite location, but still being close to all the parks, local restaurants and shopping. The villa itself is clean, well equipped and spacious. It was nice to have both a garden and a pool. We had such a good time that we've booked again for next year and have also booked this villa again.

“Practically Perfect In Every Way!” What an amazing spacious family villa in a peaceful location. Upon arrival we immediately felt at home. The rooms are large and airy with plenty of storage. The pool is inviting, the games room is fun and the villa is well equipped and cleaned and maintained to a high standard. Located off the 192 it is a short drive to supermarkets and some amazing restaurants. Only 15 minutes away from the Disney parks it is ideal. The perfect Disney vacation home that we will be using again.

“Home from Home.” With excellent guide notes from travelling from the airport on arrival and upon entering the Villa our holiday started off brilliantly. Davella is very homely and nicely decorated/furnished and plenty of space if you have a family. The area around the villa is semi rural but only a short distance to the attractions which we found ideal, as some days we enjoyed the peaceful garden and swimming pool. Ella Morris the owner was very helpfull and having contacted several villas to book our holiday, she was the best and dealt with any queries etc very promptly. We have been in touch with her several times since coming back to england, and we are looking forward to booking with Ella again next year. This was not our first visit to Florida but staying at Davella was the best time we've had there and we wouldnt hesitate in recommending this villa.

“Stop searching, you have found the holiday house you are looking for!” We wasted many hours looking for other villas after adding Davella to our shortlist. This was our 3rd visit to Florida in the last 5 years and we have rented our fair share of holiday house in between, so I feel confident in recommending this house. We fully intend to return to Florida in a year or two and the first thing we will do is make sure this house is available, which isn't something we have ever done before. Firstly, and something quite hard to find in anything under 5 bed houses is the fact that you have two floors. This was a great advantage over previous lets for us as we had our 4 year old son with us who we still like to have in bed asleep by 7. Being able to have the television on downstairs on a sensible volume knowing he was not likely to be woken up was great, likewise if we were awake early (jet lag!!) there was no chance of disturbing anyone else still asleep (not the case on single story villas). While on the subject of sleeping, the bedrooms are vast, especially the master, the photos don't do the rooms justice. The house is very well looked after by the management agency and the owners seem to visit regularly which ensures that everything is as it should be. The location of the house is also great in our opinion. It took about 40 mins from Orlando Int Airport, and bar needing a few dollars for the toll roads, could not have been more straight forward (what you need following a 9 hour flight). If you have not been to Kissimmee before, or not for a long time, you will find that the Westside area/development is on the 'right' side of the I4. In our opinion it seems that much of the area that used to be popular for villarentals (down past Old Town Kissimmee on the 192) has been left somewhat left to it's own devices while investment has shifted to the Westside area. You have within 5 mins drive a massive supermarket (Target) and a good selection of places to eat (recommend Bahama Breeze as one to try), the Disney gates are also easy to find and only take about 15 mins away. Universal, Sea World etc take a little longer but no more than 40 mins from leaving the house to parking up. We felt very safe in the development with a mixture of rented and full time residents around us. Again, being on split floors felt more like home!. The Pool is a good size, but I would recommend getting it heated if you plan to use it at this time of year (Nov). The management company were very friendly. They made contact on our first morning to make sure we got in ok and later that day popped in to say hi. They seem to manage most of the rental houses on the street as we saw their van round and about regularly, again if you needed anything you could make contact easily and they were never more than 5 mins away. We needed a buggy for the holiday and rather than take our own the house owner was happy to provide one via the management company (god send if you have a child under 6.. believe me even if they have not had a buggy for some time in the UK I doubt they will had the stamina need for all the walking in the parks!). The home owners, Ella and Dave, were very quick to respond to our questions and very helpful with recommending things the area offered. Again having rented a number of holiday homes this isn't always the case, so where you find this kind of help you know you are on to a good thing. To sum up, the house was excellent. It was very clean, well looked after, had everything we needed, support from a good management company and felt nice and safe with a home from home feel. In short stop searching and make contact with the owner, then sit back and relax.

“Spacious, Well Positioned Family villa” This villa is in a good position for all parks/attractions. None of the main attractions was more than 15 minutesw away. The villa is well appointed with plenty of room for up to 6 people. The pool is a good size as is the jacuzzi. The Walmart supermarket is about a 5 minute drive and has anything and everything you will need. We were a family of four (all adults) and thought the villa was really good value for money. Response: Just to clarify ... the villa sleeps 8 comfortably in 4 spacious bedrooms, with an additional 2 possible on a sofa bed.

“Everything we wanted from a villa rental in Orlando” The villa is situated in a great location close to all the parks and facilities but in a very quiet area. The villa was very clean and tidy. The villa was great value for money for the two weeks we rented.
