Home description
The lounge is of an open plan design so typical of a Floridian 'Pool Home'. The large and very spacious dining area is combined with the lounge. Fully air conditioned through out, ceiling fans provide additional air movement if required.
The Kitchen is fully equipped. A large fridge/freezer provides more than adequate cold storage for both food and drinks.
The Master Bedroom is currently fitted with a 'Queen' sized bed. Light, bright and airy the room and bed offer a comfortable retreat at the end of the day. As is to be expected it has its own 'en suite' Bathroom.
Bedroom 2 has a 'Double Bed' while Bedroom 3 has Two Single Beds. Once again both bedrooms are bright and airy and of course all the bedrooms are fully air conditioned. Although we advertise the Villa as '3 bedrooms' there is also an additional 'Sofa' Bed in a 4th Bedroom if needed for that larger party of Guest's.
The 4th Bedroom also serves as a 'quiet room' for those who wish to escape to some place more secluded and perhaps read. There is a bookcase there and Guests are invited to leave any paper back book they have read on holiday and perhaps finished with for the benefit of other Guests. The 4th Bedroom also has its own T. V. The Villa also has a Second Bathroom for our Guests convenience.
The large Garage has an area dedicated as a Games Room. This is equipped with a 'Foosball Table' (Table Football), Air Hockey, Table Tennis and Pool. In the event of inclement weather, when perhaps the garage might be needed, then the various game tables can be easily moved.

Situated in the beautiful lake side resort of Lake Berkley in Kissimmee, our Villa is equipped and maintained to a very high standard.
The Villa is located approximately 10 minutes drive from Walt Disney World. 15 Minutes drive from SeaWorld and 20 minutes drive from Universal Studios.
Kissimmee / Lake Berkley area
Lake Berkley Resort is a 'Gated' Community, offering additional security through controlled access at all times. Set on 3 lakes the Resort offers a number of additional amenities. These include a Community Swimming pool complete with Jacuzzi, Volley Ball Court and Tennis Court.
There is a Fishing Lake as well as a delightful nature trail. The Nature Trail also doubles as a Jogging Track for those who wish to take advantage of the delightful early mornings of central Florida to keep their fitness levels up.
The Resort Club House offers a Multi Gym and Games Room.
How to get there
From Sandford International our Villa is approx. 90 minutes drive away. From Orlando McCoy International it is approx. 30 mins. Further advice can be given if requested.
Probably the easiest way to get to our Villa is to first of all locate the US 192.The US192 is the main road which runs right through the middle of Kissimmee. Having done so find the 'Wal Mart Super Store' which is set back off the main road. It really is hard to miss with its big car park out front. To the right of ‘Wal-Mart’ is a large white painted brick building with ‘castellation’ along the top of it. This is Medieval Times, a tourist attraction.
Between ‘Wal-Mart’ and ‘Medieval Times’ runs a small road called ‘Oren Brown Blvd’. You need to drive down this road. Within approximately 300meters a small road goes of to the left called ‘N Roma Drive’. here is the entrance to Lake Berkley Resort.

Further details indoors: The large sliding 'French/Patio Doors' are alarmed in accordance with Florida Law. The lounge has two large and very comfortable settees. After a hard day walking the 'Theme Parks' they offer a welcome place to relax, chill out and watch a little Cable T.V. or perhaps a movie on the DVD Player. If music is your thing then why not listen to the CD/HiFi.
An electric Range, Coffee Maker, Kettle, Dish Washer, Waste Disposal unit plus all the necessary cups, plates, knifes, forks, spoons, tea pot etc that you could possibly need are provided.
There is a Utility Room with a large Washing Machine and Tumble Dryer. Ideal for washing all that swim wear, towels, 'T' shirts and shorts. The Garage can comfortably accommodate two vehicles. Entrance to the garage can be made from inside the Villa. The Villa is fully equipped with a 'Brinks Monitored Burglar Alarm System' for that additional peace of mind.
Further details outdoors: The South Facing Pool and Deck, is regularly maintained by a professional 'pool maintenance company'. In the cooler months of the year the pool can be heated if requested. It features a large deck area and is covered by its own lanai offering you your own private bathing area.

End of Stay Clean A three hour clean is included in the cost of your stay. This is the normal time allowed to clean the house thoroughly. If our housekeeper should need to spend more time cleaning the property after your stay you will be charged $17.50 U.S. per hour for every extra hour required.
Service calls to the Home Our Management Company, is open from 10 a.m. until 5 p.m. Non-emergency service or maintenance calls to come out to the property outside of these hours will incur a $50 U.S. charge.
Conditions
Security Deposit A security deposit of $250 U.S. or £100 Sterling must be paid prior to check-in. This will be returned, normally within 7 days upon completion of the letting period. This is subject to a satisfactory report from our Management Company that the property and its inventory have not been damaged and that all keys have been returned to the point of collection.
