About the home

A beautiful 3 bedroomed villa which sleeps 6. Approximately 3 miles Disney. On an exclusive development. Own screened swimming pool with large decking area with gas barbecue with luxury patio furniture and loungers. Villa inside very tastefully decorated with window pelmets. 3 TV's all with cable, VCR and Music Centre. 3 bedrooms, two lounges, dining room, fitted kitchen, 2 bathrooms, one with walk in shower and Roman tub, twin sinks in vanity unit. Tennis courts and children's play area. Near all the attractions, lovely villa and lovely location.

1 Master bedroom with Queen size bed, dressing table, side tables and lamps, colour television, radio alarm. Large en suite bathroom with walk in shower, Roman bath, twin wash basins. Walk in closette. Lounge with a 3 seater sofa plus also a 2 seater sofa and a single chair, side tables and coffee table, various silk plants. Fitted kitchen, dishwasher, fridge/freezer, microwave, 4 slice toaster, large electric oven, blender, all cooking equipment ie saucepans, dinner and tea ware, glasses and cutlery, tea towels and placemats. Kitchen nook - with round table and padded seats. Dining room has a large table with 6 seats. 2nd family room with 3 seater settee, 2 seater settee and a large armchair. Side Tables with lamps and coffee table. Large unit containing a large coloured cable TV, music centre and VCR, patio doors leading to pool area. 2nd bathroom with bath and shower with door leading onto decking of pool area. 2nd and 3rd bedrooms both with two twin beds and fitted wardrobes. Washing machine and a large dryer is situated in the double garage. The villa is fully airconditioned and also has central heating and some ceiling fans. Fitted carpets throughout except kitchen and bathrooms. Window blinds and pelmets throughout co-ordinating with carpet. A large wooden cot with bedding and a highchair is also supplied. All sheets and towels supplied with villa. There are also two hairdryers, ironing board and iron. Free local and international calls can be made from the villa phone. Everything to make your stay just perfect.

Further details outdoors:
There is a large screened swimming pool attached to the villa with an extremely large decking area. Patio table and chairs plus loungers are supplied. There is also a gas barbecue which runs from the mains so you never have to buy coal. Outside of the screened pool area is a lawned area where you are not overlooked and you are protected by a wall which goes along the back of the property to give you privacy. The villa is on a large plot, to the front of the villa there is a lawned garden with shrubs with a large driveway leading to the double garage and also the front door with welcoming light. On the development there are children's play areas, tennis courts and also a large communal swimming pool with sunloungers and toilet facilities. You are just off the 192 and very near to supermarkets, restaurants, golf courses and of course all the attractions.

Conditions

£100 deposit secures booking final payment 10 weeks prior to departure plus £100 returnable Security Bond, subject to the safe return of key and the villa being left in a clean and undamaged condition.

The Florida / Orlando Disney Area region

Orlando - Kissimmee is very well known for it's close proximity to all the attractions. Orlando Airport is approximately 25 mins away. Disney is approximately 4 miles away. The nearest beaches are approximately one hour's easy drive to the east where you will find the Atlantic coast. This area has beautiful sandy beaches stretching some 25 miles through Daytona Beach onto Cape Canaveral and the Kennedy Space Centre. The Gulf Coast beaches are approximately 1hr 15mins drive to the west.

The Kissimmee / Kissimmee City area

Three miles from our villa on the 192 is the main entrance to Disney World with all the entertainment of the Magic Kingdom, Epcot, MGM Studios, Disney Village and Typhoon Lagoon. Approximately 15 minutes away is Sea World, 20 minutes away is Universal Studios, Wet and Wild and Cyprus Gardens.

“Nice homely atmosphere.” This is a nice villa in a good location. You are close enough to everything to get there within a few mins drive. The estate the villas is in is quiet & peaceful with the villa having a homely atmosphere. It's clean & tidy with ample space for a small family. You can't go wrong for the price and you can escape the crowds/madness of international drive!

“Brilliant, beautiful worth EVERY penny” We have stayed at this villa every year since 2009 and have already booked it for 2012. Very close to Disney and Old Town in Kissimmee. Highly recommend it I have had several friends who have also hired it and have all said the same. Worth every penny! Clean and well looked after. The owners help you in every way possible so that your stay is enjoyable would recommend 110%
