The Florida / Orlando Disney Area

Situated in Central Florida, Kissimmee / Orlando area is within easy reach of the two airports mostly used by visitors to the area - Orlando International and Sanford Airport.

Year round sunshine is the norm for this area, so visits to the beaches and theme parks are a must!

Kissimmee / Windsor Hills Resort area

Situated just off of Highway 192 West, Windsor Hills is one of the closest private resorts to Disney (you can sometimes see the Disney fireworks from our pool deck).

There are lots of alternative activities at Disney's Fort Wilderness or Disney's Contemporary Resort (around 20 mins drive) including Horse Riding, Watercraft rentals, Fishing, Watersports.

There is first class golfing close by (Mystic Dunes is next door to Windsor Hills).

Also, within a short drive along the Interstate 4, is Universal, Wet and Wild and Sea World.

If you wish to go further afield, the Kennedy Space Centre is within an hours drive as is Coco Beach (unless you get traffic jams of course).

You can also visit the beaches of Clearwater, St Petes or if you are feeling adventurous, take a trip to Gatorland or get up close and personal to the Gators and take an airboat ride.

For shopping, you can't beat this area as there are malls everywhere. Pick up a bargain at the outlet malls, or for something a bit different, visit the designer stores at the Mall at Millenia.

Remember, we supply towels, pool towels, haridryer, iron, etc so you don't need to bring these in your suitcase, leaving you plenty space to pick up some bargains!!

Fully equipped kitchen.

Lounge with Large, Flat Screen T.V. with cable stations. Video/DVD player. Indoor Stereo and portable cd player for use outside. Selection of games, books, dvd's, videos, cd's for your use.

2 Twin rooms (both with en-suite facilities) - 1 queen room (with en-suite facilities), plus TV with built in video player, P.S. 2 with selection of games - 1 King room (with en-suite facilities), TV, built in electronic safe (free to use), sliding doors to pool area.

Further details outdoors:
Outside, there is off street parking for two vehicles.

At the rear of the property is the pool area which has sun loungers, dining table and chairs and of course the pool and jacussi spa.

The pool is sectioned off by a security fence which can be removed in a matter of minutes if you wish to do so. Ideal if you have small children.

Although we have neighbours to the sides of the property, we have green space to the rear so have no rear neighbours.

We are situated a few minutes walk to the club house where you will a Gymnasium, Movie Theatre, Sundry Store, Pool and Table Tennis Tables.

We are an even shorter walk to the Basketball, Tennis, Mini Golf and a few minutes (in the other direction) to the Children's Play Area. All these facilities (including those above) are FREE for our guests to use. You only need to leave a small, refundable deposit (currently $6.00 for the duration of your stay) at the clubhouse to get an access key, then a small, refundable deposit of use of rackets, etc.

Windsor Hills is a gated community so people cannot just enter and use the facilities. They must have a security pass (this will be issued by the gate security staff upon your arrival when you produce your booking confirmation from us).

Pool heating is available on request at an additional cost.

English speaking management company is only a phone call away should you have any problems during your stay.

On arrival, you are supplied with sufficient linen, towels and pool towels for the duration of your stay. These can be laundered by you if you prefer to change them more regularly.

Our house is strictly a NO SMOKING zone and we do not allow any pets.

We DO NOT accept single sex booking and prefer families or couples only.

Conditions

Refundable breakages deposit of £200 required at the time of paying your final balance, to be refunded within two weeks of your departure (subject to satisfactory property inspection).

With the exception of late bookings, £200 non refundable holding deposit is required at time of booking with final balance (including pool heat charge and breakages deposit) due no later than eight weeks before your departure from the UK.

For late bookings (less than eight weeks prior to your departure) full amount due at the time of booking.

No groups of single sex bookings allowed.

Home sleeps 8 people MAXIMUM.

Pool Heating (if required) £85 per week. Must be booked and paid for before departure for your holiday at the villa.

A refundable security deposit (£200 per 2 weeks booked) is required with final balance payment.

Preferred payment method - UK debit card (no charge), any Credit Card (2.5% charge) or bank transfer in £GBP (no charge). Cheques can be accepted by previous arrangement, but please allow 7 working days for this to clear before payment is due.

Late Booking Enquiries Always Welcome (and may qualify for a reduced rate).

Any stays of less than 7 days will incur a cleaning charge of £70.
