This new executive villa features state of-the-art living ... 5 bedrooms, 3.5 bathrooms, swimming pool and spa.

Cumbrian Lakes is set in a conservation area yet only 5 minutes from shops and restaurants and less than 15 minutes to Disney World.

The executive two storey family home is built on one of the premium south facing plots overlooking a lake on Cumbrian Lakes, Kissimmee, Orlando, less than 15 minutes to all the major Disney attractions and central for all the other attractions in and around Orlando.

Cumbrian Lakes is a small executive gated community off Poinciana Boulevard of just over 300 houses set in a conservation area of 120 acres with beautiful landscaping around the houses. There are several lakes with fountains, the larger of which has a paved nature trail surrounding it. A communal children’s play area is provided and there are plenty of open spaces.

Our Orlando villa offers 2,475 square ft of fully air conditioned flexible living space. It consists of five large bedrooms including one luxurious master suite, a second kingsize bedroom, a Queensize bedroom and two Disney themed bedrooms , plus two bathrooms. There are two spacious sitting areas, two dining areas and a fully fitted kitchen.
The 27’ by 11’ pool is fully screened and has an integrated raised spa. The pool and spa can be heated if required and has underwater illumination. The large extended poolside equipped with luxury patio furniture overlooks a lake and includes a large covered lanai for protection from the sun.There is also a pool side side toilet and shower.

The villa has luxury facilities and equipment to attend to all your likely holiday needs including games room with a 8ft slatebed pool table, football table, table tennis, and air hockey. We have televisions in all our bedrooms. Hi Fi, DVD, video in the family room. And Sony Playstation 2. in one of the Disney rooms. Quality prevails throughout from the brick paved driveway to the ceramic tiled walls and floors in all wet areas. You will not be disappointed with your choice of villa.

For keen golfers the villa is less than 15 minutes from 6 golf courses including Greg Norman's Champions Gate 36 hole award winning course and the Disney courses.

For keen shoppers, the designer malls are nearby. For the comfort and safety of all guests there is no smoking permitted within the villa.


There is a laundry area located in the villa providing washing machine and tumble dryer. All bed linen and towels are provided.

If you wish to book, please complete the on-line booking form and we will reply promptly. Bookings of less than one week are by agreement only and discounts are available for bookings of 21 days or more.

Bookings are held for 3 working days until receipt of deposit (£150/$290 per week). The final balance plus a security deposit of £300/$585 is due 12 weeks prior to arrival. The security deposit is fully refundable pending an inspection from our management company. Pool and spa heating (recommended October - May) is an optional additional cost (£90/$175 per week). Bookings of 6 days or less incur a cleaning surcharge of £50/$95. We offer a variety of payment methods for your convenience.

Our villa SUNSETLAKE is located in the prestigous gated community of Cumbrian Lakes which is situated off Poinciana Blvd. Just 5 minutes from the192, where there is an abundance of shops/Walmart and restaurants. 9 miles from the Disney Parks, (12 minutes), 15 minutes from Seaworld and 20 minutes from Universal Studios.

The 192 offers a huge variety of shops restaurants and attractions including Kissimmee Old town for night life. Cumbrian Lakes is built in a 200 acre conservation area,with four surrounding scenic lakes with illuminated fountains. For further relaxation there are nature walks and bike trails to explore after experiencing the hustle and bustle of theme parks only minutes away!! This location is ideal for all of our guests offering both enjoyment and excitement close by, combined with peace and tranquillity for relaxation. Fishing is permitted on the lakes .

Activities on site or close by include a fully equipped playground, shops, restaurants, dinner shows, water sports, golf, fishing, horse riding, air boat rides and of course for those who love shopping, the Florida Mall is only 25 minutes away.
