The Florida / Orlando Disney Area

Home to the world famous Walt Disney Resort, plus Universal Studio's to name but two.

Weather in Orlando Florida is one of the area's biggest attractions with its year-round mild weather. Mid-Florida's subtropical climate has long been a strong draw for tourists and residents alike. At the heart of the "Sunshine State," the area's average annual temperature is a comfortable 72.4 degrees. Average annual rainfall amounts to over 50 inches per year, keeping Central Florida lush and green throughout the year. Prevailing winds are southerly at nine mph. The average elevation of the region is 127 feet above sea level.

Orlando is positioned in the centre of Florida, with easy access to both the Atlantic and Gulf coast beaches and only an hour away from The Kennedy Space Centre.


Most rental villas advertised on Websites and in Brochures are located on the US 27 which is situated at the end of the US 192, this is some 8 miles plus to Disney. As these have been rapidly increasing over the last few years, the US 192 to the parks is becoming more congested and thus adding to the travelling time. Emerald Island on the other hand is situated less than 3 miles from Disney ensuring stress free travel to the parks. Also within one mile we have Formosa gardens plaza with Winn Dixie, TGI's, Red Lobster, Outback, Carrabbas, Cracker Barrel, Subway, Chinese take away and just in case needed a walk in doctors Healthcare centre. Plus a Publix (5 minutes) , and Walmart (10 mins). Once you have stayed in Emerald Island, you will not want to stay anywhere else!



Kissimmee / Emerald Isle Kissimmee area

A visit to the Orlando area would not be complete without a visit or two to one or more of the numerous shopping malls that are located all over the place.

Florida Mall – located at the intersection of Orange Blossom Trail and Sand Lake Road. Department stores such as JC Penny, Sears, Saks, Dillards and many smaller shops together with a Food Hall

Lake Buena Vista Factory Shops – located on 535, south of 535/536 intersection. One of the smaller outlets but nevertheless well worth a visit.

The Mall at Millenia – Just off the I 4. Well worth a visit if only for window shopping. Department stores include Macy and Bloomingdales. Other up market shops include Gucci, Tiffany and Cartier. Wonderful eateries including a Cheesecake Factory .

Old Town – situated on the 192 just past I 4 going eastwards. Many small speciality shops. Worth visiting in the evening.

From Orlando International Airport (MCO) take the 417 south to 192, west on 192 Formosa Gardens turn left at light to Funie Steed road make a right Emerald Isle Resort is on the left.

The home is known as a Magna Bay villa. This is ideal for a maximum of ten people (six adults and four Children).

Pool Area
Has privacy screening at each end of the Lanai and at the lower level around the pool, this gives total seclusion when under the Lanai. The pool deck at the rear of the pool was extended outward by an additional eight feet (40 ft wide) to ensure that the sun is there all day. Whilst on the other hand, if you prefer just sit in the shade, then the Lanai area which is some 40ft by 10 ft caters perfectly for this as well. The pool is heated and is 30 x 14 ft. with a raised Spa with waterfall, that can be heated separately. There are six sun Loungers, ten patio chairs and a large parasol, coupled with two tables, to enable al fresco dining, comfortably for ten people. The pool/spa lights have also been programmed to change to seven different colours from Cool Blue to well almost anything. The Lanai, has two ceiling fans installed to keep you cooled during those hot balmy nights. Also there is an external speaker system to play your favourite music, either via the ipod docking system incorporated in the family room surround system, or via the DVD/CD player. Additionally, there is a Barbeque and George Foreman pedestal grill on hand should you choose to enjoy an outside cooking experience.


Living Areas - Ground Floor:
The Family room has a vaulted ceiling with a sumptuous L shaped leather sofa. It boasts a 50" Plasma Screen for the cable TV network. This is connected and played through a Denon multizone theatre receiver sound system. Adjacent to the Family Room is a sitting/dining room. Here you can sit and quietly read or just simply relax on the other of the two L shaped leather sofa's, away from the distractions of the television. There is a formal dining area which seats six, but for breakfasts and light snacks, we would suggest the use of the extended breakfast table in the kitchen which has great views over the pool and conservation areas. The kitchen is fully fitted with every type of appliance (dish washer, microwave, ceramic topped cooker, coffee maker, ice machine, toaster, waffle maker, liquidiser, smoothie maker, electric mixer and more than adequate crockery). The Laundry/Utility room is just next door, complete with full-size washer and dryer, laundry basket, plus iron and ironing board. All of these rooms have ceramic floor tiles.

Master Bedroom – Ground floor:
The Master bedroom has a King bed with en suite bathroom with double vanity basin, corner tub, separate walk in shower and large walk in closet area. Hair Dryer and straighteners supplied (110 volt), plus direct access via patio doors to the pool deck. There is also a ceiling fan installed and a 21 inch LCD TV/DVD with various DVD’s enclosed within the entertainment unit.

Four Other Bedrooms – All located upstairs (First Floor)

Bedroom One - Queen Bed, walk in closet, en suite with shower over the bath.
Bedroom Two - Queen Bed, closet, en suite with shower over the bath.
Bedroom Three -Twin Beds, closet, en suite with shower over the bath.
Bedroom Four - Twin Beds, closet, bathroom for this room is located next door with shower over the bath.

Please Note all Bedrooms have:
1. Flat screen LCD TV’s
2. Alarm radio Clocks.
3. All Bathrooms have (110 volt) hairdryers
4. All Bedrooms have substantial draw and hanging spaces for all items to be placed away from view.
5. All en suites and bathrooms were upgraded to ceramic tiled floors

Additional Areas Upstairs (level one)

Loft Area
This is a large area situated at the top of the stairs, it has a galleried area which overlooks the Family room below, plus there is a desk and P.C with internet connection, within this area. The home also has a WiFi connection which means that a laptop can be operated from the pool area or anywhere else around the home.

Children’s Den Room:
With Sofa, entertainment centre with TV, Playstation 2, plus some games and children’s books.

Games Room – Ground level:
Garage conversion but fully carpeted, with an 8ft slate Pool Table for some adult entertainment, together with a 3 in 1 Air Hockey/Table Tennis and Pool Table for the kids to enjoy. There are also two fans installed if and when required to circulate the air.

Additional features:
The telephone allows you to make UNLIMITED FREE calls to UK and most other overseas destination or around the block locally.
Bycycles for two adult (his and hers) and two Child bicycles(with helmets) are available
Two Miniature Beach recliner chairs are available should you wish to go to one of the beaches based on either the Atlantic or Gulf sides of Florida, which should be a must, time permitting. There is also an assortment of picnic ware and two flasks available
Naturally all Linens, Pool & Bath towels are provided.

For an infant we have available:
Pack and play travel cot, Stroller, Highchair, Stair Gate and Baby Monitor
Very Important - The pool area has an easily installable pool fence, plus the patio doors are alarmed to ensure that no infants can wander into this area without an audible alarm being sounded (provided the doors are closed)

Conditions

All bookings taken are subject to the the terms and conditions detailed on our website which is linked in the contact owner section. Some points to note:

Minimum stay five nights

Check in time is 4pm . Check out time 10am

Security Deposit

If guests are paying with cash there will be a £300/$600.00 security deposit due at time of balance due. When sending a cheque security deposit and balance are taken at the same time.

If guests are paying with credit card there is authorization to charge up to £300/ $600 on the credit card on file.

The security deposit will be will be returned within 3 weeks of you vacating the property, providing there are no claims against it. In the event of any excess damage of any kind, excessive cleaning costs by our agents of excessive use of electricity (caused by leaving external doors open with the air conditioning on) the named person on the booking form will be held responsible for all additional costs which exceed the security deposit.

The final balance is due 60 days prior to the date of arrival.

Cancellations

Up to 60 days prior to arrival the holding deposit and any other monies paid are fully refundable .If the rental is cancelled within 60 days, and we are able to rebook the property with other guests, a full refund will be given within 7 days. If we are unable to book the property to other guests, no refund will be given and all monies will be forfeited..
