About the home

This beautiful villa certainly has the WOW Factor. It has two mastersuites so is ideal for two families sharing, a 30ft pool and games room and is furnished to a very high standard with taste and comfort in mind. The fully fitted kitchen has a breakfast table and there is a more formal dining area off the main living area. Both twin rooms are themed and share the third bathroom.

Although the villa officially sleeps eight, there is a rollaway bed and a childs cot for the extra guest or small child.

What better way to relax than to sit in the shade under the covered lanai, stretch out in the sun or swim in the beautiful pool. All just heaven after a busy day at the attractions.

The games room has a pool table, dart board, air hockey and boccaball and, although this area is not air conditioned, a large ceiling fan has been installed for comfort.

Our villa is equipped with a monitored security system and a safe for guest's use.

Facilities

Further details indoors:
The large family room, with cathedral ceilings, looks out onto the pool area and has doors which are alarmed for children's protection. The entertainment unit contains a 32" multi-channel cable TV, VCR, DVD, Hi-Fi, books, CDs, DVDs and games. It is comfortably furnished with both large and small sofas and a reclining armchair. Off the family room is the dining area which has an extended table which seats eight comfortably.

Adjacent to these room is the kitchen which is fully equipped with all main appliances and the breakfast area.

The King master bedroom is richly furnished with an excellent quality sleigh bed, TV and bedside phone plus a computer station with internet access. The en suite bathroom has a corner tub, separate shower cublice, WC and vanity basins for him and her. There is a large walk-in closet which also houses the guest safe.

The Queen bedroom also has a top grade bed, TV and bedside phone. it's en suite bathroom has a tub with shower over and a single basin. This is a nice sized room with a big closet and plenty of drawer space.

The jungle themed twin room has a high mounted multi-channel television and, in the closet, there is a 3/4 size cot with linens for an infant. The fourth bedroom is on a Disney theme, also has twin beds and overlooks the pool so the window is alarmed. It has a Mickey Mouse TV and Playstation 2 with games plus a play table and toy box. In the closet there is a rollaway bed for one additional guest.

We have also equipped our villa with a baby / toddler pack. This has such things as a baby monitor, sterliser, bottles, feeding cups, plastic bibs, toilet training seat etc - full details can be sent on request.

Further details outdoors:
The south-east facing 30ft pool area has sun loungers and toys to play with plus chairs and tables under the covered lanai. The extended deck, which catches the sun from sunrise to 5pm, is covered by a fine mesh screen to keep the bugs away and has a privacy fence. All doors to the pool area are child alarmed.

The rates for this 5 Star Villa are fully inclusive of all local and state taxes.
Stays of under five nights incur a $90 cleaning fee.
Pool heating is £15 / $30 per day.

We offer a 5% discount for bookings of three weeks or more and also a 5% discount for repeat bookings.

Payment can either be by cheque, direct payment into either our UK or US bank and we can also accept credit card payments via Paypal, for which you do not need a Paypal account but we must ask for a 3% contribution towards their fees.

Conditions

A deposit of £150 ($250) per week will be required.
The balance is due eight weeks before commencement of the holiday.
A security bond of £200 ($300) will be required and should be sent with your final payment. If no damage occurs to the property then the full amount of the bond will be returned to you.
A receipt will be sent for every payment made and, upon receipt of the balance, you will be sent full instructions.

The Florida / Orlando Disney Area region

Indian Point is located just off the 192 so what better location for Disney, Sea World, Universal Studios and many more entertainments. Being so central it is also within a short drive of all the main shopping malls including International Drive and Orange Blossom Trail.

Just one hour's drive East will take you to Kennedy Space Centre for a fantastic day out for all the family.

We have Clearwater and St Pete's beaches, the Gulf of Mexico (west) and New Smyrna, Daytona and Cocoa beaches (east) where the white sand, shells and clear water are the beach lovers dream. Take the cool box, towels and beach chairs and spend a delightful day on the beach.

There are about 50 superb golf courses within half an hours drive of the villa and they all provide electric carts as routine. Some include a set of clubs in the green fees, which can range from around $15 - $130 a round, depending on time and season.

The Kissimmee / Indian Point area

Of course, there is so much more to Orlando than theme parks. The Orlando Science Museum is a must for all the family. It is situated in the art district of Orlando and is a perfect place for that rainy day.

Some other places to visit : Blue Springs Manatee Park - a great place in winter. Silver Springs : Tarpon Springs : Nascar Racing at Daytona : Leu Gardens. Take a scenic boat trip in Winter Park - also a great place for boutique shopping and dining : Florida Mall : Mall at Millenia : Orlando Premium Outlet : Lakeland Botanical Gardens ..... and the list goes on forever. In the villa you will find plenty of brochures giving you directions to many places.
