About the home

This Executive villa is furnished to a very high standard, and well maintained by it's excellent management company. It is situated in the popular Eagle Pointe district of Kissimmee, 10 minutes from Disney and just minutes from the "192" with all it's many entertainments, restaurants & shops. All the other major attractions are close by. It has it's own south facing screened heated pool with plenty of padded patio furniture, where you can relax, forget your worries, lap up the continious sunshine and enjoy a cool drink by your very own pool! PARADISE FOUND! There is a games room for the more energetic, with full size air-hockey, pool & football tables,plus a dartboard.
In the lounge there is a large flat screened cable TV , DVD & VCR and also flat screened cable TV in all the bedrooms. All the external & patio doors have locks & alarms to safe guard the little ones. All local phone calls are FREE, plus a FREE internet connection so that you can go on line.

There are two lounges, one has a large flat screened cable TV, VCR & DVD,plus an internet conection so you can go on line.The other one has a large dining table with 8 chairs.Both lounges are beautifully furnished with lounge suites. There is also flat screened cable TV's in all of the bedrooms.There is an intercom system which can pipe music throughout the villa. It can also be used as a baby monitor. We have 2 twin bedded rooms & 2 double bedded rooms,One has a Queen size bed, the other is the master with a King size bed & en-suite, with bath, shower cubicle, twin vanity unit & seperate WC with extractor fan.All the bedrooms are well furnished & also have walk-in clothes closets.The family bathroom has a bath/shower, vanity unit & WC with extractor fan. The villa is fully air conditioned with added ceiling fans in the living area's and bedrooms for your added comfort. Our kitchen & utility rooms are equipped with just about everything. The kichen also has a breakfast table with six chairs and a breakfast bar with high stools..We have free local phone calls and Internet. Also free of charge is a highchair,cot and stroller. The games room is equipped with pool, air hockey & football tables, plus a dart board.

Further details outdoors:
The south facing pool is screened for your comfort, allowing all the sunshine and breezes through but not the insects, so that you can sun bath in comfort . The luxury pool side furniture consists of padded loungers, chairs, stools and a table complete with umbrella. The deck is quite large with plenty of room for everyone and ajoining the pool is the games room with lots of enjoyment for young and old. From the rear of the villa you over look a large lawned area with palm trees and an ornimental fountain.Pool heat is an optional extra if required for the winter months at £75.00 per week.

Further details

£100.00 deposit is required for each week booked.
A security bond is also required with your balance payment to be held against any damages that may occur during your stay in the villa. This will be refunded to you soon after your return, after a satisfactory management report.
Balance must be payed 8 weeks before the start of your holiday

Conditions

If the client wishes to cancel the booking he should advise us immediatly by telephone followed by a confirmation letter. We shall be entitled to retain all payments already made (except the security deposit) and to recover, if not already paid, the balance of the hiring charge as follows-
30 - 60 days notice ---------------- 50% of the rental charge
Less than 30 days notice---- 100% of the rental charge
The property is available after 4.00pm on the day of arrival and must be vacated by 10.00am on the day of departure
Clients may use the swimming pool at their own risk and should always observe the safety rules listed in the information & safety book held in the home.

The Sunshine State lives up to it's name, where it's weather makes it summer every day of the year. Not only has it got fantastic theme parks with the wildest of rides, you have glorious sandy beaches only an hours drive away, wonderful wild life, endless bargain shopping and fabulous restaurants with a menu to suit every palate and pocket. Undoubtedly a holiday destination perfect for young or old. To name a few of it's many delights available to you are ; Magic Kingdom, MGM Studios, Epcot, Universal Studios, Island of Adventures, Sea World, Discovery Cove,Busch Gardens,Cypress Gardens, Silver Springs,Kennedy Space Centre, Water Parks and many sunkissed sandy beaches. If it is night life you are after, then either Church Street Station with it's many fantastic themed bars or Pleasure Island, where "Every night is New Years Eve" would fit the bill.

The Kissimmee / Eagle Pointe area

Eagle Pointe is ideally situated, with all the Disny parks only !0 minutes drive away and with in easy reach of all the other major attractions. The "192" is only minutes away which is full of restaurants, entertainments, shops where you can "Shop till you drop", plus more shopping malls and outlets than I care to remember, not forgetting Walmarts, where you can buy just about everything at bargain prices. (So don't forget to take an extra holdall for all those bargains you have just got to take home!. ) Just up the road is "Old Town", don't miss the wonderful classic car parade held every Saturday night, an event not to be missed. Don't forget your camera or camcorder as you will want to look at them again and again.. There are plenty of entertainments and quaint shops for you to enjoy there. Or if you are feeling very brave, you could always try the bungie jumping they have there.every night of the year. Leave time to visit the flea markets in the area, or to have a thrilling Air boat ride or even a Hot-air balloon or Helecoper ride!!! In fact, you couldn't be in a better location to sample all the treats that Florida has in abundance to offer you.

We are only a 35 minute drive from Orlando International Airport and an hour from Sanford International Airport. Many of the major air companies such as ; Virgin Atlantic, British Airways, Airtours and Thomson fly into these airports. The car rental companies eg. Dollar, Alamo, National & Hertz, are based on the airport, which makes it very easy to collect your car when you arrive. If you can book a car with Satellite Navigation it will make life just that little bit easier, but our maps and directions are easy to follow as stated below.
We supply our guests with all the maps and directions that they will need for their arrival at the villa.
