The sun shines for around two-thirds of all daylight hours throughout the year … hence Florida’s official nickname the ‘Sunshine State’.
Kissimmee / Emerald Isle Kissimmee area
This dream-come-true home is situated in one of the luxurious, new resorts. The house is located in 'The Enclave' of the resort (so you know how grand the villa must be) and is surrounded by conservation area of 300 acres 11 heavily wooded acres right in the middle of the community. Lush green vegetation, palm trees and water fountains make this resort peaceful, tranquil and majestic. The 24/7 guarded gatehouse keeps the stunning community safe and once inside, the impressive dolphin fountains will warmly welcome you. The resort provides free use of the clubhouse facilities when staying at minnies-mansion, as it is the heart of the centre activity. There is something for everyone; large pool, spa, gym, steam room, sauna, arcade, internet access, meeting rooms and Tiki Bar. Explore the beautiful woodland landscape when experiencing the children’s play areas, volleyball court, tennis court or the nature trail where you can go for a scenic jog, walk or cycle. All family attractions such as golf courses, shops, restaurants and supermarkets are all less than 1 mile away and can be conveniently accessed. Disney World is only 5 minutes away and Universal Studios and Sea World are also a short drive.
Walt Disney World is less that 3 miles away as well as Universal Studios and Sea World which are both also a short drive. There are many different waterparks to choose from including Disney's 'Blizzard Beach' but also 'Wet n' Wild' towards Orlando. Within a few mintes drive you can be at Highway 192 where you will find a large selection and variety of superb restaurants (many buffets for a very resonable price) as well as crazy golf courses which are great fun for the whole family and the kids love it! Shops are also down the 192 including gift shops and a large Walmart is about 8 minutes drive. Why not take a visit to Florida Mall, 20 miuntes away. Local cinemas and museums are easy to find. You can aslo experience fantastic dinner shows, full of fun!

Further details indoors: You will be spoilt for choice when deciding which room to relax in. There are two family living areas, both grandly furnished with sumptuous sofas, marble coffee tables and plants. Watch a DVD on the massive 60” television in the family room or find some quiet time to yourself in the separate lounge on an overstuffed sofa or love-seat. The kids can enjoy the Disney theme playroom with Xbox and choose from a selection of games, or for the teenagers, why not the games room equipped with air-hockey, football and pool table? The open plan kitchen is equipped with everything you need so that you can cook a family banquet. Choose to eat in either the formal dining area, the breakfast nook or even on the exterior overlooking the pool. As well as all that, there is a laundry room just off the kitchen with full size washing machine, dryer, iron and ironing board.
All bedrooms are more than comfortable and have that special something to ensure a peaceful sleep each night. The two elegant master bedrooms have soft king sized beds with dresser, TV, clock/radio, roomy storage and closet space. There is also another King sized bedroom upstairs. The ground floor master has a view of the pool where you can see the sunrise each morning. Each master bedroom has its own plush en-suite bathroom to offer and throughout the house, building upgrades have been made to ensure your stay is as comfortable and luxurious as possible such as the 'his and hers' marble washbasins and floor tiles throughout the house. As well as that, it has a vanity unit, jacuzzi tub, separate shower and toilet.
The remaining bedrooms are perfect for the kids. They have a choice to sleep in either the twin bedrooms of the following themes; The boat room, The Mickey and Minnies bedroom or the Winnie the Pooh bedroom all equipped nightstands, lamps and closet space. All bathrooms (with washbasin, shower, and toilet) are next to the bedrooms.
Further details outdoors: By the pool there is an extended lanai, 8ft which is to provide shade and comfort for you from the strong heat of Floridian sun. On the extended deck there is plenty of space for the kids to play and for a table and chairs so you can have a snack and cold drink by the oversize (upgraded size) 30x14ft pool. Choose to let your worries float away whilst unwinding in the spa or sprawl across one of many comfy deckchairs with a book and get a gorgeous tan. The pool offers a removable safety fence which is ideal for the younger ones and all doors leading to the pool have safety locks and alarms; another useful feature of the villa. Both the sparkling pool and bubbling raised spa can be heated. At night why not switch on the underwater pool lights to create a serene, magical atmosphere. Or fancy a BBQ? No problem.
Conditions
Bookings are held for 3 working days until receipt of deposit (20%). The final balance plus a security deposit of £200/$400 is due 4 weeks prior to arrival. We reserve the right to treat the booking as cancelled if we do not receive the balance by the due date. If you book our home less than 8 weeks before arrival date the full amount will be due immediately. Pool and spa heating (recommended November - March) is an optional additional cost (£120/$230 per week). Bookings of 6 days or less incur a cleaning surcharge of £65/$125.Cancellation must in writing and 8 weeks prior to rental, will only loss deposit. If less than 8 weeks, will charge 100% rental charge. The owner cannot accept any responsibility for any loss or damage or injury howsoever caused. The pool safety fence must be kept erected at all times for the safety of children.If pool heating requested, the temperature is subject to prevailing weather condition,etc. The pool covers must be used to retain the heat when the pool is not in use and this is the responsibility of the guest at the time. Failure to use the spa or pool covers may result in additional charges. Guests are responsible for closing all doors and windows when you leave the house. Check in time after 4:00pm on arrival date and check out timebefore 10:00am on departure date. Failure to vacate the property by this time will result in additional charges. Guests will not be allowed to add extra people to the villa than was agreed at the time of booking, without prior arrangement with the owner. An extra $20 per extra person per night is chargeable at our discretion. Extra cleaning above the norm will incur extra charges. Guests using our homes are responsible for all damage and missing inventory items or loss occurring during their stay and the cost of repair/replacement - please note that guest liability in this respect is not limited to the security deposit amount. It is important that guests thoroughly check our home on arrival and report any problems or deficiencies to the management company within 24 hours of arrival. Smoking is not allowed. If you smoke you are advised to do so outside. The management companhy reserves the right to remove occupiers from the premised (without refund) for breaching of the booking conditions. Any booking with us must read and accept these terms and conditions.
