Both the Lawns and Gamekeeper’s Hide are renovated self-catering holiday homes at Colmer Estate, which is a collection of 20 individually owned properties set in an area of outstaying natural beauty in the Idyllic South Hams. This beautiful private estate of 28 acres which consists of meadowland woods and wetlands, you will also find plenty of walks or quite spots where you can picnic quietly read or doze.
The estate is also home to a variety of wildlife - badgers, foxes, rabbits and deer. It is brilliantly located for ease of access to Kings bridge - Salcombe - Dartmouth - Totnes and Plymouth, and it is surrounded by picturesque villages, and unspoilt country side. Dartmoor and Torbay are also within easy reach.
The nearest beaches are at Bigbury - Bantham - Thurlestone and Hope Cove. The coast is perfect for sailing - windsurfing - body boarding and other water sports, while also providing safe sandy beaches for families.

- Outdoor Swimming Pool
The outdoor pool is open and heated from May to September. Next to the pool you may also enjoy playing table tennis.
- The Lake
The fishing lake is well stocked with carp and golden rudd and a fishing licence is available from any Post Office however children under 14 can fish without a licence.
- Fitness Suite
Above the indoor pool is a rowing machine, an exercise bicycle, a treadmill, a sit up frame and a bench press with weights.
- Adventure Play Area
This is situated in a clearing in the woods behind the tennis court.
- Walled Garden
Very exciting play equipment for children and a boules pitch for everyone to enjoy. There are also picnic tables to be found. Our walled garden is a very special, safe area and is the only place where ball games are permitted - a football goal net is provided.
* All the facilities listed above are shared with other outgoing and friendly people on the Colmer Estate. You are invited to use any of them.
Conditions
Prices Include: Electricity, Heating, Bedding, Towels and V.A.T. Reservations require 35% deposit within 5 working days of verbal or e-mail booking, along with a completed and signed booking form. One cheque for 35% of the booking, plus one cheque of £100 for a returnable security deposit. Final Balance to be paid 8 weeks before start date of your holiday and cheques made payable to Mr B Stubberfield.

The Kingsbridge / South Hams area
Surrounded by rolling countryside, the estate is ideally situated for guests wishing to visit this area of outstanding natural beauty. The South Devon Beaches, Dartmoor and all the attractions this beautiful, unspoilt part of the country has to offer. This is an area of dramatic cliff-top and coastal walks, hidden valleys, sweeping moors and quite sandy coves to explore at your own pace.
Just a short walk away you will find the California County Inn which provides delicious meals, also close to hand are excellent places to eat in the pubs at Avonwick - Ugborough and Moreleigh. At California Cross there is a garage shop where you will find a wide range of essential groceries including a cash point ATM Machine.
The excellent facilities of the Colmer estate are also all free of charge and exclusively for the use of the Colmer Guests. These include swimming pools, tennis court, fishing lake, fitness suite, croquet and boules.
The outdoor pool is heated from Mid May to Mid September, the Indoor pool is heated all the year round. The fitness suite is equipped with rowing machine, walking and cycling machines. A sit up frame and a bench press with weights.
Discounted temporary membership is available at the nearby Dartmouth Golf and County Club on Green Fees and all their leisure facilities. Other courses in the area include Bigbury - Thurstone and Wrangton. Horse riding is also available nearby.

A traditional British Pub set in the heart of the South Hams. Using local produce, the menu offers a selection of classic dishes with a few modern twists. A good selection of fine wines including the locally produced Sharpham Wines.
C: The Oyster Shack (Aveton Gifford)
Eat local oysters and fish in tranquil al fresco situation. Bring your own wine and contemplate the wonders. Open most days only all year round. Reservations are a must.
D: Rumours Wine Bar (Totnes)
A truly remarkable venue. An English café bar and restaurant. Providing fine wines beers coffees and excellent food (also champagne by the glass)
E: Sloop Inn (Bantham)
A famous smuggling Inn 400 yards from a sandy beach and coast path. Features in all major pub and accommodation guides. Headstands on the beach at sundown and sharpeners to the Sloop after.

If you just want a quiet night in after a long relaxing day many of our guest’s have used the local Jasmine Chinese in Kingsbridge. They deliver to the Colmer Estate an excellent service ( but the portions are huge).

* Direction to Colmer Estate
Leave the A38 (A379) signed to Ivybridge, Ermington, Loddiswel, Yealompton & Modbury. Do not turn off at Kingsbridge/Totnes. It’s the long way round the AA like to send people. Keep going for about 5 miles towards Plymouth, until you come to Ivybridge, Ermington, Loddiswell, Yealompton, and Modbury turning. Once you have turned of the A38, you will see a brown sign in front of you. Turn left signed to California Cross. Follow it for about 2 miles. When you get to California Cross you will see the pub on the right and a garage on the left. Take the left turning down the lane for about 200 yds.
- A: the Lawns
Go past the camp site and you will then see The Colmer Estate signed on the right. Take this entrance, and you will cross over two cattle grids. Turn right behind the tennis courts and keep going for about 100 yds through some gates. You should see the House on your left. Your parking space is in front of the steps leading to the House, marked as No 5 Colmer House. Your keys will be in the post box outside No 5.
Direction to Gamekeeper’s Hide
- B: Gamekeeper's Hide
Go past the camp site and you will then see The Colmer Estate signed on the right. Take this entrance, and you will cross over two cattle grids. Go through the visitors car park and you will go up a small rise. Turn right and continue for a few yards until you see Gamekeeper's Hide on your right. Your private parking space is right outside and the keys will be in the post box.
