Behind, a good-sized, enclosed garden, prettily planted with patio (table/chairs) and lawn (bench), and an upper level (steps), mostly lawned with sheltered terrace (table/chairs, barbecue) ideally positioned for the last sun of the evening. Inside, surprisingly light and spacious, brought up to date with soft paint colours and smart modern furnishings charmingly combined with typical 17th cent. knobbly walls, big solid beams (lowest 5�11�) and winding stone stairs (steep, narrow treads, care needed). Slate-floored entrance lobby (armchair); sizeable living room (TV/DVD/Blu-ray, iPod dock) with inglenook fireplace (open fire) and arch (step up) to attractive dining room with doors to patio. Ground-floor shower-room (suite). Lovely cottage-style kitchen/breakfast room (dishwasher, washing machine, microwave, oil-fired range cooker, electric oven with induction hob, larder fridge) with granite worktops, antique pine table/chairs and stable doors to drive (tall gates to road) and garden; outside utility room (tumble drier, freezer, sink). Door from living room (5�10� lintel) to original spiral stone staircase (central upright grabrail) up to three large bedrooms � two double (6� beds), and a pretty twin. Bathroom (suite with separate shower). Arrival after 4pm. Welcoming, comfortable, full of character in a great spot for village, pub and beach.

The Devon region

The South Hams: southernmost Devon; between the river Dart and river Tamar and south of Dartmoor, lush farmland and wooded river valleys turning to beautiful estuaries, its coast very beautiful and remarkably well preserved � sandy beaches and mighty cliffs between those estuaries, amazingly little sprawling modern ugliness. Inland too, away from main roads, it remains surprisingly peaceful.

Among special coastal places are Dartmouth; sheltered Blackpool Sands; Slapton�s long curve of pebble beach and nature reserve lagoon; the cliffs about Start Point and Prawle Point, Bolt Head and Bolt Tail; East Portlemouth�s beach and Salcombe�s location and views; Thurlestone proving that family seaside places don�t need to be brash; Bigbury�s huge sands and the fun of getting to Burgh Island; waterside, oak-wood-sheltered Noss Mayo/Newton Ferrers; many others, less easy of access, are for you to discover.

Kingsbridge and Totnes, both old, attractive and small, are the towns at the area�s heart; Plymouth � the West Country�s biggest town, with Naval base, ferry port, theatre, cinemas, history, Hoe (great views) and Barbican (where the life is) � is on the area�s edge. Dartington Hall is an arts centre (films, plays, music, dance) with lovely gardens. Pleasure cruisers ply the Kingsbridge estuary and Dart and Tamar rivers.

Kingston: remarkably off-the-beaten-track little village (good pub, church) with lots of pretty houses, a mile from the river Erme�s beautiful wooded estuary and good sandy Wonwell beach (bodyboarding, paddle boarding, kayaking). St Ann�s Chapel (PO/shop), 1 mile. More fine sandy beaches and golf at Bigbury-on-Sea/Burgh Island, 4 miles; for shops, pretty Modbury, 3� miles.
