The property is a well-built modern split-level house overlooking Lough Derg and the River Shannon on the Ballina, Tipperary side of the lovely twin towns of Ballina-Killaloe with magnificent views.
Would suit up to 6 adults or 4 adults and 4 children.
It has been thoughtfully fitted out as our family holiday home and we hope others choose to enjoy it as much as we do! It is very family friendly and is well equipped with equipment for babies and young children. There are plenty of toys and books and there's also a swing set in the fenced-in garden.
Relax in the 2-person steam room or indoor jacuzzi. Easy access to all of Limerick, Clare and Tipperary.

Ballina-Killaloe is in the heart of the Shannon region with easy access to historic Limerick & beautiful Co. Clare with its spectacular West Coast including the Cliffs of Moher, Lahinch, Liscannor and many more. The Burren is a unique part of the world with its awe-inspiring limestone terrain.
Co. Tipperary is rich in heritage too with castles and cathedrals dotted here there and everywhere!
The temperate climate is perfect for touring. Ballina-Killaloe is only a short trip (30 mins) to the ancestral home of Barack Obama in Moneygall, Co. Offaly.
Killaloe has a beautiful Cathedral, and the former lock keeper's house by the thirteen-arched stone bridge has been rebuilt as the Brian Boru Heritage Centre. Here you will find all the information you need about the locality and about Brian Boru the last high King of Ireland, who ruled from this area a 1,000 years ago.
We recommend a trip to Brian Boru's Fort, a mystical place.
The Brian Boru Festival is on at the end of June usually and is always great craic!
Killaloe has several good restaurants and lots of pubs, several of which have outdoor seating for when the sun shines.
Lough Derg, which covers 32,000 acres, is one of the largest and most beautiful lakes in Ireland. Low hills and mountains with a shoreline of marvellous inlets and bays surround it. Sheltered narrow twisting roads surround the lake with intermittent villages, where one can stop off and explore the many historic sites and places of interest around the lakeshore.
The Lough Derg Way is a 64km walking route that starts in Limerick and follows the River Shannon and its canals northwestwards to the lake port of Dromineer on Lough Derg. Along the way the route passes through the hamlet of Clonlara, the village of O’Briensbridge and the ancient town of Killaloe, where interested walkers will want to linger at St Flannan’s Cathedral with its early Christian oratory. Lakeside and waterside sections of the route offer fine views.
There is also a cycle route that circles the entire lake.
Villages in East Clare like Scarriff and Mountshannon are lovely to visit and a family favourite is the Scarriff festival on the August Bank Holiday Weekend (30th July - 2nd August).

"Breath of Fresh Air"
Thank you to Niamh for a lovely time in your holiday home, We found everything to be exactly as advertised and even more. The area is just beautiful with so much to take in-we took a cruise on the lake which was lovely, though we had taken in most of the views from the living room/balcony already ;) Would recommend to anyone and stay again in a heartbeat!

"Brilliant holiday home in a great location"
This is by far the best holiday home we have stayed in. Lots of room, very well equipped for families and the views from the the living room are breathtaking. Watching the sun set over the lake every evening was a real pleasure. Away from the house there was lots to do in the area too, plenty of playgrounds, an outdoor heated swimming pool (cant be many of them in the whole country), we went on a lake cruise, and lots of nice walks. We had a really enjoyable time and the experience really shows how good holidaying in Ireland can be.

"Great holiday home with lots of space and an amazing view"
I would definitely recommend this holiday home to anyone looking to explore this area. It suited us perfectly; with 3 young kids (5 and under) we don't easily find accommodation that's ticks all our boxes. The view from the living room is just breathtaking and a lovely place to sit and enjoy a drink while the sun sets over the hills. The main bedroom is a great size, has amazing storage space and a fab ensuite. There is a great kids room downstairs and also a lovely twin room upstairs so perfect for kids. The garden has a fab seating area with swings for the kids and the playroom (complete with toys and books) opens out onto the garden. The kitchen has everything you would need, and the jazuzzi in the bathroom is just perfect. The house is so well equipped with everything you could need for your stay and had a very generous supply of towels and bedclothes. My daughters two favourite things were 1) the swings 2) the 4 bathrooms We couldn't fault this home. 10/10.

"The Perfect House - Loads of Space, Beautiful Views and a Great Location"
My husband and I stayed at this lovely house with our two children (age 13 & 2) and my parents. There was plenty of space for us all and we could easily have brought the in-laws along too! The separate tv room was great for the kids and our youngest loved the playroom and toys. The house is in a quiet cul-de-sac with outstanding views of Lough Derg, but also an easy walk (max 10 minutes) into Ballina and Killaloe. In Ballina and Killaloe there are some lovely tea-rooms and pubs, we took a leisurely boat trip along the river and on our last day found a great playground and outdoor swimming pool by the river near Goosers Pub. A lovely holiday and a true home from home.

"Fabulous house in a fantastic location"
Prior to booking our acccomodation in Killaloe we were looking for a large house to enjoy a family holiday. This house certainly met expectation! The house is beautiful with plenty of space for young children and stunning views over Lough Derg.There is lots to do and see in the local area with excellent restaurants and cafe's all within walking distance. The booking service and arrivals process is organised and welcoming and I would not hesitate to return!

"Everything you could want in the house and a great view"
The house was large and comfortable, everything that we thought matters when you rent a cottage/house was right; lots of space, comfortable mattresses, loads of bathrooms, good showers, extremely well equipped kitchen, all the things you forgot to bring, and on top of that, a lovely view of the loch. We had great weather and spent much of our time on the balcony, relaxing and admiring the view.

I will never forget this lovely holiday home and yes it is truly tranquil in Killaloe.The ladies really enjoyed the area and Lough Derg, the warm sun, the beautiful deck and living room, lovely modern kitchen and comfortable bedrooms. Each room had it's own shower access as well, wonderful ! We especially loved that Ireland has amazing food and is also so gluten free ! Our trip was spectacular and we saw many lovely sites and had the perfect home base. Cliffs of Moher, The Burren, Crag Cave, Bunratty Castle, Limerick, Galway, Clonmacnoise, Holy Island, Killarney National Park, Adare Castle, all so breathtakingly lovely. We enjoyed The Wooden Spoon, The Cherry Tree and Wood Brothers for dining.We couldn't have been happier. Thanks to Niamh !

"the ideal irish location"
this is an ideal home. It is located on the beautiful river Shannon and the view is magniificent. It is centrally located, making it easy to get around the island. The house is spacious and clean. It has everything you could possibly want. we enjoyed our two week stay and would certainly rent it again on our next visit.
