The Hyning Estate is located on the edge of The Lake District & Yorkshire Dales National Parks.
Easy to get to and close to the area's main tourist attractions yet away from the Lakeland traffic hotspots, the Estate is accessed from a long private driveway which opens up to reveal extensive grounds with mature planting surrounded by farm and parkland in a beautiful and very peaceful setting.
The owners, Jan and Richard live on the Estate and welcome you to their “Grand Design”. We have a comprehensive library of books and guides and will do all we can to help you make the most of this spectacular and unique location whatever your ages or interests.
Two pairs of cottages can be linked together so whether you just need a quiet secluded hideaway for a short break, something larger for the family holiday, or a venue for a get together then we can help. We have well equipped kitchens and can provide the catering for parties & larger groups (all sourced locally to order).
The Carriage House has been designed for those staying with someone with low mobility and The Old Forge is also on ground level.

Kendal is the gateway to The Lake District and is a vibrant local community. You'll find everything you need in the way of cafes, restaurants, shops & supermarkets plus the leisure Centre and the famous Kendal Brewery Arts Centre which hosts live gigs, films, theatre & more. Windermere and Ambleside are just down the road and our proximity to the M6 and A66 means that Keswick and the Western Lakes are no more than an hour away ... or maybe you'd like to visit Kirkby Lonsdale or Ingleton in the Dales ... less than 30 minutes away. This is a great location for a holiday whatever your ages or interests - you'll never run out of new things to do.
The Hyning Estate has its own private (1/2 mile) driveway and landscaped grounds which are illuminated in the evenings. Guests are free to wander in the grounds and the many tables & chairs are not specifically designated for any one dwelling. There is a splendid round Summer House in the gardens with circular seating and balustrades and roll-down canvas sides which guests are encouraged to use. A canopy stretches between the buildings over the seating areas on the Courtyard Patio for days when its warm enough but not dry enough to enjoy a glass of wine or a Pint of draught beer whilst taking in the spectacular views over the Farmland and Lakeland Fells.
The Carriage House is generously proportioned and has a offer a lot to those with low mobility. All the accommodation is at ground level with wide doors and the walk-in shower can accommodate a wheelchair. Other guests rarely notice the discrete, stylish, modern chrome toilet grabs. The large bedroom features a king-sized Rattan Sleigh bed and a Single bed for a Carer. Guide dogs are permitted in The Carriage House & The Old Forge (also at ground level but with no other mobility enhancements).

"A most comfortable retreat on a snowy, windy weekend"
My husband and I stayed in a smaller self-contained cottage (the Bake House) as part of a larger group trip. Our room and the main building our group used were perfect. Everything was new and clean with loads of room for over 20 people. The cooked breakfast was lovely, as were the dinners in the evening. The bed was extremely comfortable and the shower fantastic, a real treat after a few very cold days outdoors.

"Great place for a group"
I stayed at the Hyning Estate with about 30 other people in early February 2015. We were in the Lake district for a kayaking trip and made the Hyning Estate our base for that weekend. The shared facilities (kitchen, living room, etc.) were clean, cosy and spacious, making it the perfect place to relax after a day of exercise. The rooms were spacious, luxurious and comfortable.
Richard and Jan gave us a very warm welcome, and cooked absolutely delicious meals for us - including great veggie options. I look forward to going back!

"Best Christmas holiday cottage we've ever stayed in!"
This is my first Trip Advisor review, as I don't usually have the motivation / time to write about my holidays for other people to read, but in this instance I've had to make an exception as the Hyning Estate was absolutely exceptional!
My family rented two cottages over the Christmas and New Year break for a fortnight. My wife Maria and I, along with our 2 children (Jacob, 9 and Lydia, 6) stayed in Hall Beck Cottage (3 bedrooms), whilst 'The Two Grannies' (Maria's Mum and my Mum) stayed in The Granary (2 bedrooms).
The first comment that must be made was the cleanliness of the cottages. We go away every Christmas (often to 'luxury' cottages), and in almost every case spend the first day re-cleaning our pre-cleaned accommodation (especially kitchens and bathrooms) so that they're completely free of dust, marks and anything else. Yes - a bit OTT but usually necessary. Not this year! The cottages at the Hyning Estate were spotless, the surfaces almost gleamed, the duvet covers / pillow cases were pressed to high quality hotel standard, and the whole place felt almost like walking into a 'show' property.
Secondly, the furniture and units were also of a high standard. Many 'luxury' cottages aim for the antique feel by purchasing old, musty wardrobes that may well be expensive but usually smell their age. At the Hyning the tables, beds, wardrobes, suites and everything else were simply high quality. Just attempting to lift some of the furniture, especially the amazing full length table in the dining area, demonstrated the quality of wood that had been used to make them. The kitchen in particular, with superb wooden units, topped with a solid granite surface, was fantastic (and massive!)
Oh, I mustn't forget the beds either, which were ridiculously comfy, and made it very difficult to motivate yourself to get up in the morning!
Thirdly - electrical appliances. Very few cottages that we've visited, even the more expensive ones, pay too much attention to kettles, ovens etc. At the Hyning all appliances were Bosch, Neff and other makes of a very good standard.
Finally, the decoration and general feel of each room was ideal. The colours were neutral but classy. There were no garish feature walls or tacky statues; instead it seemed that every room had been very well decorated and then completed with very well chosen ornaments / nik-naks etc which blended in perfectly. The wall clocks (several of them) were amazing, in particular the one over the stairway in Hall Beck Cottage.
As we were staying for Christmas, there were also some equally well selected decorations and a 'real' Christmas tree, which was very pleasing!
Overall, this was accommodation where every last detail had been considered!
OK - that's the rooms, what else can be recommended? Well, the central heating system was fabulous. I've no idea how it actually worked, as there were no radiators (and although there was a fantastic looking wood burning unit we didn't actually use it), and the whole house was heated via a rather fancy underfloor heating system. We were initailly a little dubious, wondering how we'd manage if the winter really kicked in, but the cottages were both permanently cosy. Even one of the Grannies, who usually lives indoors in her coat, was spotted sporting a T-shirt!
The bar area was equally lovely. It was only open for a few hours a night three or four times each week, but it was ideal for a quick drink in a gorgeous location. On New Year's Eve the owners, Richard and Jan, held a Fireworks display just outside the bar, which was a perfect way to bring the New year in.
Which brings me to Richard & Jan themselves. Nothing was too much trouble. We needed a liquidiser to make soup and some baking trays for biscuits. Within the hour Richard turned up with a massive Kenwood blender and some trays which looked brand new. One of the cottages had a dodgy mop - again, the following day a brand new, very high quality mop 'arrived'! They were excellent 'hosts', being friendly and chatty without being intrusive, and maintaining a fantastic set of properties but without making you worried about accidents / breakages etc (within reason!) They also provided not only a lovely welcome 'hamper' (fresh bread, milk, red wine, biscuits!), but the most comprehensive guide to the property and surrounding area that I've ever seen - really well written and very useful if you needed to know where the nearest pubs / shops / walks / churches etc could be found.
Overall then, we had a really enjoyable fortnight. The weather, apart from a couple of decent days, was pretty much awful - howling winds battering the windows and sheets of rain at regular intervals, but this year it didn't matter as the cottages were so good that we weren't that bothered about getting out! We were really happy to stay in, watch Christmas DVDs and slob around!
So...thanks so much to Richard & Jan for putting together the first holiday complex that I've ever recommended. I'd love to say we'll be back next year, but they've already been booked for 2015, so we're seriously contemplating getting our deposit in early for 2016 - it was that good!

"Perfect location and accommodation for three-day business meeting"
We chose Hyning Estate as it would very comfortably accommodate our team of ten, with space for additional colleagues who joined us for dinner one evening and then a full meeting the following day. We had exclusive use, with the added benefit of the different lounge areas for break-out groups. The main meeting room was well-equipped and the owners Richard and Jan provided buffet lunch. Tea and coffee was set up so we could help ourselves whenever we wanted it. The wi-fi was excellent in all areas, which is a key consideration.
The team enjoyed cooking and entertaining from the two largest adjoining cottages with their spacious kitchens, lounge and dining areas. Nineteen of us sat down to dinner and had a most relaxing and enjoyable evening. The whole complex is extremely high quality - the build, the furnishings and the equipment. It is a perfect location for team-building, planning or training meetings and for us the truly tranquil location contributed hugely to the success of the three days.

We are the hardest people to please. We run our own cleaning company and are used to staying in luxury accommodation. This was simply perfect! So much effort and thought was put into this property. It was immaculately clean and really well appointed. The little touches were really appreciated. The one little niggle - you could occasionally hear furniture being moved around in the bar area next door early in the morning. but apart from that, this place was absolutely fabulous. Looking forward to returning sometime in the future.
Thank you for your kind words ... yes we do try to make everything perfect and to attend to every detail so your final comment has had us scratching our heads for a couple of weeks because the end wall of the 17th Century farmhouse you were staying in is more than 2 feet thick in places (& this was before we added all the insulation) which, combined with triple glazing, means you can't hear anything from the Byre next door (& we've tested this)... so its been a real puzzle but this morning we finally cracked the mystery ... the two Inglenook Fireplaces in The Old Farmhouse and The Byre are fairly close to each other and both stoves have stainless steel chimney liners which go up the same chimney so we think we were probably cleaning out the grate in the stove in The Byre, and you must have detected a faint noise and assumed it was our moving furniture around. Suffice to say, we'll avoid doing this too early in the morning in future. Thank you for pointing this out. :-)

"High Quality Luxurious Lakes Break"
I can't rate this place highly enough. From the initial 'wow' factor of that lakes cottage feel, to the high-end appliances and granite worktops, this is a great place to stay for the entire family.
We stayed with friends in 'The Old Farmhouse' which sleeps 6, and the option for 2 people to stay on a sofa bed to make it 8. We were right next door to the bar (of which closes at 8). You couldn't hear any noise from the bar which is generally a quiet spot for having a quiet drink anyway. The bar is for users of the cottage estate. We didn't get food from the estate, we cooked our selves and found that it had everything we needed, from spatulas, knives, pans, oil, and whatever to chopping boards, cutlery, tea bags, coffee (and filter coffee maker). The owners even left us cheese, bread, wine, butter, milk and cordial ready for when we arrived, It is true 5 star living and we didn't want to leave!
It also had free wifi, and also a computer (that we didn't use) in one of the bedrooms for browsing the internet. It was very very clean and there were even cleaning products at hand if you needed to clean up yourself.
I would recommend this cottage estate to anyone!
