This luxury holiday home in Kendal is an ideal location for visiting the Lake District. This is a fully renovated former tavern, which also offers the extra features of a private outdoor hot tub and a unique grillikota - an insulated BBQ house from Finland. You can play croquet or giant chess in the large private garden, and all bedrooms have TV/DVD players, for that extra touch of luxury and to add to your relaxing break! There is a large dining area, seating up to 12, and a separate sitting room (The Snug) for those who want a little peace away from the main living area.
Originally built as a tavern, this property has been welcoming visitors for 150 years and we are continuing the tradition, retaining the tavern's original character but with the addition of modern luxuries. There are two family bedrooms (both en-suite, with room for children) plus a further double and a single bedroom - sleeping 8 adults and 2-3 children in total. Bathrooms comprise 2 en-suite shower rooms, a luxury family bathroom and a downstairs (outside) WC adjacent to the hot tub. The family bathroom has a free-standing bath, double basins and under-floor heating. A brand new fully-fitted kitchen enables catering for up to 12 people (with wine-chillder, fridge-freezer and 7-burner gas range with double electric oven. You can enjoy a luxurious holiday in Bowling Green House - situated in one of the TOP TWO BEST PLACES TO LIVE IN THE UK - and there is a traditional tavern, just across the road - the Rifleman's Arms.
ACCOMMODATION:
There are 4 bedrooms. These comprise: Bedroom 1 - ensuite: with double bed and day bed plus a roll-out bed / Bedroom 2 - enuite: with double bed and 2 small beds suitable for children / Bedroom 3: double bed / Bedroom 4: single bedroom with a 4-ft bed so can be used as a double if you don't mind a squeeze. The bedrooms sleep 8-9 adults and 2-3 children. The two family rooms have en-suite facilities and there is a luxury family bathroom with free-standing bath, plus a ground floor WC near the hot tub. ALL BEDROOMS HAVE TVs / DVD PLAYERS.
Originally the 'Bowling Green Tavern', this total renovation has created a luxurious and spacious environment in which you can relax. The property provides all the comforts of a family home combined with the luxuries of an hotel, and has a large garden for relaxation, including a hot tub and all-year round BBQ house. Fluffy dressing gowns are also provided, along with bed linen, towels and a welcome pack on arrival. An initial supply of logs for the wood-burning stove and charcoal for the BBQ are provided, with additional supplies available if required. Flip flops are a good idea, to avoid feet getting cold on the slate patio. You may also want to bring extra towels. PLEASE SEE THE REVIEWS ON TRIP ADVISOR FROM PREVIOUS GUESTS.
The house is situated close to the centre of Kendal, where you will find shops, museums, restaurants and a twice-weekly market. Directly opposite the house is 'The Rifleman's Arms' - a pub offering traditional music, a weekly quiz night, and other regular events. Everything you need can be found close by, with lots more to do if you wish to travel further afield. Both the Lake District and the Yorkshire Dales are easily reached from Kendal.
'Bowling Green house' retains the cosy character of the former tavern, with the addition of modern comforts (2 en-suites, family bathroom & ground floor (outside) WC - and also a totally new fully-fitted kitchen. Come and enjoy relaxing in this comfortable four-bedroom holiday home - there is a large living/dining area with wood-burning stove and a second reception (with miniature wood-burning stove) and the potting shed - useful as a changing room for hot tub, in the garden. The location in Kendal gives easy access to all facilities, and Lake Windermere is just a 15 minute drive away. This is an ideal base for day trips to the Lake District or the Yorkshire Dales. Blackpool is an hour to the south, and Edinburgh or Glasgow can be easily reached by train for a day trip.
The garden (the former Bowling Green of the tavern) offers a secluded private hot tub (seating 6) and a unique Finnish BBQ house where 12-15 people can enjoy BBQ all year round. This really is a special feature of the property, and in conjunction with the hot tub, we hope this will be a holiday to remember. The house can easily accommodate groups of up to 8 adults and 3-4 children if you don;t mind using the sofa beds - ideal for extended family groups or reunions of friends.
There is direct access from the garden onto 'Bowling Fell' at the rear - a large open area of historic interest.
A modern kitchen has been installed in the former tap-room of the tavern; the main 'drinking room' is now a spacious lounge and dining area, with double doors leading to the garden, and 'the Snug' is a second living room, ideal for children or those requiring a little peace. The house has a wood-burning stove in the main living area and a second, smaller wood-burning stove in the Snug, plus central heating throughout. Television sets with DVD players and Freeview, are installed in the main sitting-room, the snug, and all 4 bedrooms.
There are 2 en-suite shower rooms and a luxury family bathroom with free-standing roll-top bath. large shower, double basins and underfloor heating. Dressing gowns, bed linen and towels are provided. We have discovered that flip flops are best for the hot tub and it is a good idea to bring some, although we have a few pairs at the house if you forget.
A welcome pack containing basic food supplies will be awaiting you on your arrival at Bowling Green House.
This will comprise tea, coffee, milk, juice, bread, cheese, eggs and a bottle of wine. If you have specific preferences or do not want some of the items, please let us know. Final booking arrangements will include options for the welcome pack.
This is a loved and lived-in family home, and we hope you will enjoy the comforts and the luxuries that the property offers. A former tavern, full of character, the current renovation will add luxurious touches and create a property where you can really relax. With the garden, hot tub and grillikota you may choose to spend your week quietly enjoying the local environment (with the award-winning Booths supermarket just a few minutes walk away) or you may wish to explore the Lake District, the Yorkshire Dales, or the lovely market town of Kendal - literally on your door-step.
You can enjoy a week at Bowling Green House without needing a car. Why not just come by train to Oxenholme (3 hours from London with Virgin Trains) and then once here, explore local area on foot or or take the train (direct from Oxenholme to Windermere, Edinburgh, Glasgow and many other destinations). You can travel locally by bus or join a mini-bus trip through the Lake District with the Mountain Goat Bus Company. They will collect you at your door if you wish and they know all the best routes. They offer private and bespoke tours for groups. Just relax and let someone else do the hard work.
Leave the car behind, enjoy the train journey and have a holiday where you can walk everywhere or use the local resources. If you prefer to have your own transport, we offer two off-road parking spaces and a 'Visitor' pass on the quiet road outside, so we can accommodate three cars. Let us know if you are bringing more and we will let you know the best places to park.

Laundry room, off the kitchen, has washing machine and dryer, iron and ironing board. We stayed at the Bowling Green House in October. One word describes the house - 'AMAZING.

LIVING AREA: The main living/dining area of the house has doors leading directly onto the garden at the rear. There is a dining table seating 12, comfortable sofas by the wood-burning stove and a TV/DVD player (with Freeview).
The 'Snug' is a second living room, with a cute little wood-burning stove and a small library of books and games. There is also a TV/DVD player. This is an ideal space for children, or for adults who require a little peace. You will find postcards and headed notepaper to catch up on all your letter-writing.
KITCHEN: Formerly the tap room of the tavern, the fully-fitted kitchen offers good working space and the basics, plus a few extras (Belling range cooker, fridge-freezer, wine chiller, in addition to the dish-washer and microwave). There is a table for 4, with the main dining-area in the adjacent living space. The old pantry is now a laundry room with washing machine and dryer, plus storage space.
The original pub alley, from where 'off-sales' were made at the kitchen door (formerly tap-room) leads from front to rear at the side of the house, offering useful storage space. Umbrellas are provided and we have plenty of space for all your coats and boots. We can easily accommodate bicycles and even your canoe if you wish (we require that you to obtain fully comprehensive insurance cover for yourself and any sports equipment that you bring with you).
The Potting Shed in the garden is a useful changing area for the hot tub. There is an outside WC. This is convenient for the hot tub and Finnish BBQ house in the garden.
UPSTAIRS; The house offers
(1) A family room with double bed, day bed with a roll-out bed, and en-suite shower room (sleeps 2 + 2 children)
(2) A family room with double bed and 2 small single beds (suitable for children) plus en-suite shower room
(sleeps 2 + 2 children)
(3) Double room with views over garden (sleeps 2)
(4) Single room with 4-foot small double bed and views to garden. (sleeps 1 or 2 at a squeeze)
There is also a luxury family bathroom with free-standing roll-top bath and separate shower. The house can sleep 8 adults and 3=4 children, if the double sofa bed in the main family bedroom is used.

Doors lead to the garden directly from the main living area of the house. The garden has a private hot tub (seating 6) and a unique insulated Finnish 'grillikota' - BBQ house. This can seat 12-15 people and allows BBQs whatever the weather. We also provide dressing gowns. A few pairs of flip flops are provided but you may prefer to bring your own .
The garden (formerly the Bowling Green which gave the Tavern its name) is largely laid to lawn. Quoits have been traditionally played in this garden for 150 years and we also have croquet and garden bowls for you to enjoy.
A gate leads from the garden directly onto Bowling Fell, behind the house, and the southern part of Kendal can be reached by a grassy walk across the hillside. The centre of town is a few minutes walk (down a steep hill) from the front of the house.
PARKING: There is off-road parking for two vehicles and a third vehicle can park on the road with a 'visitor' pass. Contact us if parking is required for more than three vehicles.

There are steps to both entrances at the front of the house, which prevents wheelchair access. However, once inside the property, there is a ground-floor bedroom which may be use for those with limited mobility, if not wheel-chair bound.
WE DO ALLOW ONE SMALL DOG, so long as you collect the poop and ensure he / she, does no damage.
This is a family house with close neighbours so we are unable to accept bookings from 'stag' or 'hen' groups. The property is intended for family groups - excess noise should be avoided as this is a residential neighbourhood.

Conditions
Due to demand for this property, we are offering short breaks all year round - including over the summer season - but with the exception of Christmas and New Year. Breaks can be Friday - Monday, or Monday - Thursday and are priced at 75% of the full weekly rate for that period. Full details can be found on our website.
Last Minute Deals are offered in the two-week period prior before a booking (if the property is still available). These are only available for full weeks and are offered at 15% reduction on the full rate.
A non-refundable deposit of 20% is required, with the balance due eight weeks before your arrival date. An initial supply of logs is provided but extra will be charged for. Electricity and basic central heating are included but additional usage will be charged.

Kendal is known as the 'Gateway to the Lakes'. A bustling market town, it offers shops, restaurants, museums and art galleries. The Brewery Arts Centre with gallery, restaurant, bars and regular music, is just a stroll across Bowling Fell. Being a 20-minute drive from Windermere, Kendal offers ideal access for the Lake District and the Yorkshire Dales to the east. Kendal is regularly voted as an ideal place to live .... and is certainly a lovely place to have a holiday or a short break.
Bowling Green House is within walking distance of the restaurants, cafes and shops of Kendal and there is a pub opposite the house - The Rifleman's Arms - offering traditional music and a weekly quiz. There are also plenty of things to do in Kendal if the weather is unfavorable: Abbot Hall Art Gallery, Kendal Museum of Natural History, The Museum of Lakeland Life and Industry, The Quaker Tapestry - and the twice-weekly outdoor market, daily indoor market, antique shops and the 'K Shopping Village' for those who enjoy bargain-hunting

Windermere is a 20-minute drive from the property, and the house is ideally situated for day trips to both the Lake District and also Sedbergh the Yorkshire Dales, to the east.
Rail: The property is 2 miles from the railway station at Oxenholme which is on the main London to Glasgow line and offers fast access to both north and south. Kendal has a smaller station which leads directly to Windermere for access to the central Lake District.
Bus/Coach: Kendal has good a good coach service, which links to all areas.

Weekly rentals commence on Fridays.
In order to accommodate the many requests we have received, we are offering Short Breaks all year round (with the exception of Christmas/New Year). However long your stay, the change-over costs of this property remain the same, and to cover this cost, the Short Break is charged at 75% of the full weekly rental for the period. The cost covers either Friday-Monday (3 nights) or Monday-Thursday (4 nights). It's always worth contacting us if your requirements are different, as we will always try and accommodate specific requests if we can.
Last Minute offers are available from two weeks prior to the arrival date, on any period where the the property is still available. These are for full weeks only and offer a reduction of 15% on normal rate.
A deposit of 30% is required on booking, with balance due six weeks prior to arrival.
Bed linen, electricity and average usage of central heating are included, plus an initial supply of logs for open fire and wood-burning stove. Additional use of central heating or extra logs will be charged. Contact owner for full details.
