Kendal is the gateway to The Lake District. Valley View offers a quiet location, convenient for excellent local shops, services, restaurants and entertainment facilities.
The apartment is self contained and has all that's needed for a comfortable holiday experience for two to four. There is a comfortable double bedroom with en-suite shower room. A sofabed in the living room can accommodate one adult or two children.
Full self-catering facilities are included, as are a TV/DVD player, a mini stereo with iPod docking. Free Wifi Internet access is included. Fresh linen is provided for all guests, and there is quiet, efficient central heating and an electric shower.
Outside, guests can use Valley View's own picnic bench and/or a communal barbecue. There is secure storage for cycles or outdoor activities gear. A dedicated parking space is offered and there are visitor parking spaces.

Valley View is set out with a comfortable living area, with a two-seat leather sofa bed and a leather armchair. The 32-inch TV receives Freesat and has an integral DVD player. There is a mini stereo with iPod dock; the unit plays CDs and radio programmes. The living area also has a WiFi router, offering free access to the Internet and Email.
The kitchen area has a four-burner gas hob with extractor, fridge/freezer, washer/dryer, kettle, toaster, electric can opener and a combination microwave/oven.
A breakfast bar is provided, with two stools for comfortable dining.

Valley View is in a private housing facility, in a converted Victorian school building.
From its dedicated parking space, an access ramp leads to the front door. There is a private picnic area, with a four-seat picnic bench, with patio umbrella/sunshade. There is also a small garden area, and guests may use a communal barbeque, which has its own picnic bench.
Access is offered to a secure storage area beneath the building, which can accept up to two cycles, or fishing gear, climbing equipment, etc.
A welcome pack is provided, along with tea/coffee making facilities.
Valley View Terms & Conditions
The terms & conditions below will apply to your booking at Valley View.
A contract between you and the owners of Valley View will come into existence. This contract becomes binding for you and all the members of your party when...
(a) The deposit or full payment you submit is accepted by our booking system, or...
(b) When the funds you submit are verified as having cleared.
A succesful booking will be confirmed in an email, which will also contain other details about your stay.
You are responsible for ensuring that all members of your party accept the terms of the contract , as set out here. If you don't disclose all the relevant information or don't comply with the terms, the contract may be terminated and your booking will be lost.
Booking Deposit - If a booking is made six weeks or more before your arrival date, a non-refundable deposit of 25% of the holiday price is payable on booking. If fewer than six weeks remain before your arrival date, the full price is payable on booking.
Balance of Payment - The Balance must be paid no more than six weeks before your arrival date. if the balance has not been paid by then, your stay will be considered as cancelled. Your deposit will not be refunded.
Damage - Please treat the accommodation and its facilities with due care so that other guests may continue to enjoy them. In the event that you notice damage in the accommodation please inform us immediately. By booking Valley View, full responsibility for any damage caused by you or anyone in your party falls on you and you agree to indemnify us in full for any resulting loss we may suffer. The accommodation will be inspected at the end of the holiday and you may be charged for any loss or damage found.
Payment Methods- Payments can be made securely online, by credit/debit card via PayPal. Payments can be made via telephone, cheque or Postal order. If you wish to use BACS and/or make a bank transfer, please contact us for the necessary details.
Cancelling Your Stay - Cancelling your booking with more than six weeks notice before your arrival date means that your deposit will be retained. If you cancel with fewer than six weeks' notice, the full cost of the stay remains due and non-refundable. We suggest your arranging appropriate holiday insurance. Should you decide not to have holiday insurance, full responsibility for any loss that you may incur due to your cancellation falls on you.
Use Of The Accommodation - The Immigration (Hotel Records) Order 1972 (as amended) states that only the individuals listed on booking may occupy Valley View. Should this legal requirment not be met, your booking will be terminated and you will be asked to vacate the premises immediately. No refund will be made and a charge of £100 per night for each unlisted guest will be levied.
Changing Your Booking - We will do our very best to accommodate any changes you may need to make to your booking after having paid your deposit. Any changes must be made no later than four weeks before your arrival date. A charge of £10 per change will be levied and the person who made the booking must confirm any changes, by email or in writing.
Cancellation of Your Booking - We do not expect to have to make changes to your booking, however sometimes problems happen and bookings have to cancelled. We will only cancel your booking for reasons unforeseen at the time you made your booking.
If we do need to cancel your booking, we will refund you the total amount you have paid us for the booking.
We will make every effort to give you adequate notice of cancellation.
If we do need to cancel your booking we will only be responsible for refunding you the deposit you have paid for your booking, or the total amount you have paid for your booking as applicable. We will not be responsible for any losses, foreseeable or otherwise you suffer as a result of that change or cancellation.
Arrival/Departure Times - Valley View will be available to you from 3pm on your arrival date. Please vacate the premises by 11am on your departure date.
Arriving Late - Normally, we ask guests to arrive no later than midnight on the arrival date; the non-arrival of a party by this time means the booking will be considered as cancelled. However, we can accept late arrivals provided you notify us. If arriving after midnight, please consider the area's residents.
Smoking - Smoking is not permitted inside Valley View. In fair weather conditions, smokers are invited to use the picnic bench outside.
Disabled Holidaymakers - Valley View's entrance step can make access slightly difficult for guests who need to use a wheelchair. See our access statement for detailed information on the property, and feel free to contact us for any further information.
Children - Children staying at Valley View are the responsibility of their parents or guardians at all times.
Single Sex Groups - We regret that single sex groups cannot be accommodated in Valley View.
Pets - Dogs or other pets may be allowed in Valley Viewexcept during short breaks, please contact us for details. Guide dogs and other assistance dogs are very welcome but please notify us when booking. Please keep your assistance dog off the furniture, and don't leave him or her unattended within the property. An additional cleaning charge applies when a pet is accommodated.
Electrical Items - Valley View is equipped with numerous electrical devices for guests' use. Your own low demand items, such as mobile telephone/laptop/electric toothbrush chargers and shavers are permitted. Please do not use any other mains voltage equipment without notifying us.
Right to Entry - We reserve the right to enter Valley View at any time, and under any circumstances.
Unreasonable Behaviour - We reserve the right to terminate a holiday without compensation where unreasonable behaviour on the part of the persons listed on booking or their guests may adversely affect the comfort, health or enjoyment of Gardiner Bank residents or occupants.
Accuracy - Every care is taken to make sure that all Valley View's amenities are available to you. All the images, information and descriptions employ accurate, up-to-date information. They are published in good faith.
Data Protection Policy - Information provided by you in connection with your booking is held securely and won't be distributed.
Limitation of Liability - While we accept responsibility for those arrangements of your holiday within our control, liability for any injury, loss or damage (consequential or otherwise) suffered by you ar any member of your party can't be accepted, unless wilful default by us, our agents or employees is the cause, or unless negligence on our part results in personal injury or death. .
Complaints/Comments - If you have any complaint, or wish to comment on Valley View, please contact us for a speedy solution to any problem experienced while staying at Valley View. Should your stay be over, please contact us in writing within 28 days of your departure date.
Variation - We reserve the right to make reasonable additions to or amendments of these terms and conditions without notice.

The outstandingly beautiful scenery has innumerable fantastic vistas. Walkers and climbers flock to the area, as do boating enthusiasts, hang gliders, outdoor sports/pursuits lovers and holidymakers intent on relaxing in a lovely area.
Add a huge choice of events and local activities and the result is a holiday to remember.
The range of local attractions is vast and ranges from Holmescales Activity centre, where you can enjoy everything from archery to quad biking, to the popular World of Beatrix Potter Attraction.
At neaby Windermere, there are the Lake Steamers, in which you can travel to attractions including the Lakes Aquarium and the Lakeland Motor Museum. Travel further afield and you can enjoy stately spots including Sizergh Castle and Muncaster Castle. Locally, there are museums, an art gallery, restaurants, cinemas...and a newly established shopping outlet.

"Close to town and country"
This cosy accommodation is a great base from which to visit the great lakes, for example Windermere which is 10-15 minutes away by car. Kendal's shops and restaurants and within easy walking distance.

Thank you for your review, we're sorry to hear that you found the heating wasn't set to your liking.
Guests are advised that in the event of any problem's arising, contacting the owner will bring a solution very quickly.
Valley View's gas central heating is over-specified for the size of the property, and is left on 'frost protection' when the premises are unoccupied. Similarly, the windows are left on half-latch to prevent condensation.
All guests need do is contact the owner for instructions on how to adjust the heating and fully latch the windows, if required.
Moreover, full instructions concerning the use of the heating control are provided in Valley View's information folder.

"Home from home"
Decided to go away for Christmas, left it a bit late so struggled getting in any where but spotted this accommodation and glad we did. From booking it till leaving everything just fell into place. Lovely clean accommodation, self catering, everything needed was provided for. Only 10 minute walk into Kendal Town and ideal location to get around. Would certainly go back.

"Great bijou apartment in a lovely location"
We had a really great stay (long weekend ) at Valley view apartment, the standard of accomodation was very good, quality furnishings and equipment. The location was excellent being a ten minute stroll into Kendal. The apartment is light and bright and modern with a lovely view from the sitting room / kitchen.
The owner kindly posted back my mobile phone which I left and was generally very helpful and on hand if you need them.
Kendal is a perfect town if you like beautiful countryside, good quality shops, great art centre ( Brewery ) and gallery (Abbots Hall ) and restaurants ( Baba Ganoush and New Moon are our favourites, also excellent artisan bakers Staff of life )

"What a perfect little nest"
We thoroughly enjoyed our stay at Valley View. The booking process, care and support from David (owner) and the comprehensive equipment provided were all exceptional. It is perfectly placed for both walking and cycling adventures, and provided a wonderful retreat at the end of a busy day exploring the wonders of Cumbria.
100% recommend this for couples looking for adventures.
