There are three bedrooms; one single downstairs and a double and twin upstairs.Bathroom downstairs with shower over bath. The kitchen has a proper country kitchen feel with; a Raeburn range cooker, electric hob, oven, washer dryer, microwave, fridge freezer, toaster, kettle, and CD player.

The cosy comfy lounge with open fire and has a satellite TV, DVD and VCR players and Wi Fi, and lots of books games and jigsaws for a rainy day.Situated just over six miles from Kelso, in the estate of the Earl of Haddington at Mellerstain House, Smailholm Mains is a family run mixed arable farm really is perfect for either a short break or a longer holiday Lovely 600 acres to walk your dog and let the kids and the dogs play in the enclosed garden.

Kelso

Smailholm Mains is 6 Miles North of Kelso on the B3697 Earlston to Kelso road, half a mile south of the village of Smailholm.

From Kelso take the A6089 and then turn left onto the B6397, half a mile outside Kelso. Follow this road for 4 miles and you will find Smailholm Mains sign-posted to the left. Turn left at the Farmhouse and down to the cottages Craggs cottage second and Jocks Cottage third.
