There are views towards the Cheviots from the cottage garden, it is set in a small village location. The river is adjacent to the property. The position is Ideal for people wanting to visit Kelso and the surrounding areas, or to watch wildlife, Roe deer and Pheasants sometimes visit the garden along with ducks and swans on the river and the ocasional kingfisher.
There is a second holiday property in the grounds and in the same ownership there is a very large open plan garden ideal for the kids to play. It would be ideal for two parties who wish to holiday together to be able to take both cottages, together these cottages can sleep 14 Ideal for university reunions, and wedding accommodation etc. The cottages are in a quite village only two miles from Kelso. Kelso is a tourist town which has lovely cobbled streets, with boutiques and traditional shops. Floors Castle and Kelso racecourse are nearby. Horse riding is available locally and there are a number of local golf courses . The cottage is on the main bus route to Kelso. There is plenty of car parking within the grounds. Close to The Border Union Show Ground.

"A house in a lovely quiet setting"
We stayed as a party of six from 23-30 August. We had chosen the cottage for its proximity to Northumberland and the surrounding area. The house is in a peaceful location with a river running along at the bottom. A wild heron could be seen every evening flying to the river at around 6pm. We loved the house, it suited our needs as a family perfectly. The beds are extremely comfortable and we all enjoyed good nights sleeps.
There is lots to see and do in the area although the Northumberland coast is a slightly longer drive than we had anticipated. Having said that, there is so much to see and do in the area that we easily filled a week with day trips. Kelso itself is a lovely town with a good range of shops and eateries. Definitely would visit this area again and heartily recommend.

"A great venue to explore Borders"
A great cottage situated about 2 miles out of Kelso, modern, well maintained and good views / gardens proved to be ideal for our golf tour of the Borders.

"A lovely holiday home"
A truly splendid holiday cottage, extremely comfortable with everything you could ask for to make a stay memorable. Lovely views - we saw a heron on the river most days. We would hope to return again next year.

"Amazing cottage, fantastic location with beautiful views."
We stayed here for a week in August with our three girls aged 12, 9 & 1. The cottage is immaculate and very spacious with a well equipped kitchen. It is beautifully decorated throughout. Our eldest daughter enjoyed fishing the river, and they all enjoyed exploring the large garden looking for wildlife. Susan and her husband were very helpful and welcoming, lovely people.
This is a great location for exploring the Scottish Borders and surrounding regions and is only 45 minutes drive from Edinburgh.
During our stay at 'River Cottage' we got the chance to look inside 'The Smithy' Susan's adjacent cottage which is stunning and suitable for wheelchair access. We have and will continue to recommend these properties to family and friends alike.

"Comfortable, modern and a home from home."
Well appointed house, great for our family of four, with two 20+ university children.Lots of space and excellent for self catering.
Only problem was layout of the stairs, not steep but a bit awkward, especially for elders and youngsters. Liked off-road parking. Would be excellent for large group if neighbouring property rented simultaneously. Kelso has all shops you need. Good location for touring the Borders, Edinburgh and Berwick area.
Wi-fi would have been icing on cake - but Kelso library sufficed.

"Great for a family stay"
Stayed for a weekend with my wife 4 teenage childen.The house has been recently renovated to a high standard,and having stayed in many holiday homes over the years,this is one of the best.The house is bigger than it looks in the photos and has plenty of outside space for the kids to run around in(Although right next to a stream,so you would have to be careful with smaller children).Best of all it has excellent beds,so no stiff backs in the morning.Situated on the edge of the village Edman which has no shops,but Kelso is only 5 mins in the car(30-40 min walk if you are energetic) and has everything you could need.If the weather is kind,this would be a great base for exploring the Borders,and of course Edinburgh is only an hour way for a day trip.Difficult to fault.

The house was very comfortable with all the amenities you could possible need. The house is set in beautiful surroundings only a few minutes drive in to Kelso. I would highly recommend it to anybody looking to stay in the Kelso area

My family and I had a fantastic time in Kelso and the place was great. My kids loved it. The place was situated ideally around other visiting sites and could get back to the cottage for a rest in the evenings .The beds were comfortable, very spacious and quiet. You wont regret your stay at this beautiful cottage.
