This property is all ground floor and has no stairs, it is a stone built old blacksmiths shop that has recently been fully converted and restored to a high standard to provide self catering accommodation. It has a brand new fully fitted kitchen with dual fuel range cooker, dishwasher, microwave, washing machine, tumble dryer and ironing facilaties. Recliner leather suite. Top quality luxury deep beds.
Two bathrooms, (one en-suite) on the main bedroom with a thermostatic shower low level access. The family bathroom has a wc, bath with thermostatic shower over the bath and a wash hand basin. The Old Smithy is ideal for The Disabled as there are no stairs and it has a low level shower.
The Cottage has open countryside views and has river frontage with free trout fishing available for guests. It is close to the River Tweed for Salmon Fishing and near to Floors Castle and the Borders Union Showground. Close to several Golf courses in and around Kelso, also close to Kelso Racecourse. With plenty of off the road parking within the grounds. Free Wi-Fi.
It is set In a quiet village with open countryside views but only 2 miles from Kelso and on the main bus route. The area is renowned for great hill walking along the Pennine Way, Dere Street the old Roman road, The Southern upland Way and the Abbeys Way. Countryside walks on your doorstep. Ideal for group holidays of up to 14 people,ideal for family university reunions and wedding accommodation.

Ideally situated for Salmon fishermen fishing on the Tweed.
Close to Kelso Golf course and Kelso Racecourse. Near to The Borders Union Showground Kelso.
On the main bus route to Kelso which is about 5 minutes away on the bus.
Approx 45 mins from Edinburgh by car.
A 25% deposit will be required on booking this can be paid on line to the holiday letting company.
Booking form can be downloaded from the website or sent by email or post.
Payments can be made direct to the Holiday company, or by Bank transfer / CREDIT CARD, or cheque, we can supply the IBAN number for overseas visitors.
These are non smoking properties and sorry no pets
25% deposit required with booking, Balance 6 weeks before your arrival. A damage deposit of £100 is required for each cottage with the balance payment, the damage deposit will be returned approx 7- 10 days after the cottages are vacated in good condition.

"absolutly amazing cottages"

"Excellent getaway with friends"
We celebrated New Year at both the Old Smithy and River Cottage and found it was the perfect location. The cottages were both beautiful and provided a large area for everyone to spend time together in the Old Smithy whilst offering separate living spaces for people to escape to in River Cottage. The location was excellent - good walks. We felt like we were in the countyside but had the convenience of a town 2 miles away. This is the 5th year that our group have spent together in rental cottages and everyone agreed this was the best!
