The villa stands in an elevated position at the end of an exclusive development of four new luxury villas, and enjoys unspoiled panoramic views of the Ionian Sea and Zakinthos to the front, and Mount Anios to the rear. It is situated amongst the olive and citrus groves of the traditional village of Pessada, Kefalonia and is within walking distance of two small bays, a small pretty harbour and the ferry to Zakinthos.
The fully air-conditioned villa, furnished with comfort in mind, boasts three double bedrooms, each with an en suite bathroom. The open plan living/dining area includes CD player, DVD player and 28' wide-screen LCD television while the modern fully fitted kitchen caters for your every need. Outside is a covered terrace, landscaped gardens, private pool and traditional Greek BBQ. NOW WITH FREE WIFI !!!!
Pessada is a traditional, unspoiled village in Kefalonia which sits on the coastline of South West Kefalonia. Despite being only 15 minutes drive from the airport, it is incredibly quiet and peaceful. Pessada is surrounded by natural beauty, with spectacular views of Lourdas bay to the South, the island of Zakynthos on the distant horizon, and a backdrop which is dominated by the highest peak in the Ionian, Mount Ainos. This dramatic scenery, coupled with tranquility of Kefalonian village life, make it the perfect location for a luxury villa.
The small secluded bays of Pessada are within 10-15 minutes walk from the Villa. Facilities within the village are limited, although there is a very small shop and two local tavernas.
Car hire is highly recommended to explore the beautiful island of Kefalonia and to visit the local supermarkets and many excellent tavernas, all within a few minutes drive of the villa. The main town of Argostoli is also just a short distance away.

The three bedroom villa is designed to accommodate 6 people, with two double bedrooms and one twin bedroom. Each has its own en suite shower-room, the twin room having a shower above a full sized bath. The first floor bedrooms lead to a spacious balcony, overlooking the pool, from where beautiful views of the Ionian Sea and olive groves can be enjoyed. The third bedroom, is situated on the ground floor and features patio doors which lead directly to the pool and garden area. The individually styled bedrooms are furnished with solid oak beds, bedside tables, and a dressing table, while the soft furnishings give each it's own character. Linen, bath towels and hairdryers are provided. Pool towels are not provided.
There is a fully fitted kitchen, equipped with washing machine, dishwasher, microwave, toaster, iron and ironing board.

The villa is set on a 762 m2 plot and has a large covered veranda. It is set in colourful landscaped gardens featuring palm trees and citrus trees, and overlooks the olive groves of the traditional Kefalonian village of Pessada and features a traditional greek bbq with it's own herb garden which surround an 8.5 x 5.2m private pool. The veranda and pool area is furnished with a table and outdoor seating for 6 people as well as sun loungers. For our younger guests there is also be a child's swing.

The Ionian Islands region

A massive earthquake largely destroyed Kefalonia in 1953. Fiskardo is the only town not to have been destroyed by the earthquake and thus features characteristics examples of the islands architecture. The rest of the island has been rebuilt and is now a mixture of the old and the new making it an untypical Greek island.
Kefalonia is a national park and home to wild ponies, golden eagles, ospreys and other protected species, whilst the marine wildlife includes dolphins, rare monk seals and the loggerhead turtle. Combining the above with excellent restaurants and tavernas, you have the perfect destination to enjoy scenic beauty, good food and relaxation.
Villa Tychia is situated in Pessada, a very traditional, unspoilt and tranquil village on the South coast of the island of Kefalonia.
There are two lovely secluded bays within 10-15 minutes walk from the villa, with beautiful clear water which is ideal for swimming. Thers is also a tiny picturesque port, from where the ferry crosses daily to the island of Zakynthos.
Facilities within the village are limited, although there is also a very small shop and a couple of local tavernas. However, there are supermarkets and excellent tavernas within a few minutes drive. The main town of Argostoli is also just a few minutes drive away.
In addition, Villa Tychia is conviniently located just 15 minutes from the airport. Despite its close proximity to the airport, Pessada is incredibly quiet and peaceful. At night it is possible to sit outside Villa Tychia and hear nothing but complete silence, such is the tranquility of the location.

"First class villa, first class location, a definite must."
Our thanks go out to Andy and Lynn for allowing us to share their superb Villa Tychia and also for the interest and care they took from the outset to ensure our stay was just perfect.
Directions they supplied for getting to the villa from the airport were perfect; we arrived at the villa without taking one wrong turn and within 20 - 25 minutes from leaving the airport.
Car is essential
As soon as we arrived and stepped inside the villa we knew we had made the right choice and immediately felt at home. What a fantastic location with a view over the olive groves across to the ocean, tranquil, this place is just peace on earth.
This villa is immaculate, spacious and comfortable with all the facilities you would ever need, including dishwasher and washing machine, all bedrooms with en suite another bonus.
Another fantastic touch is the wine rack, FULLY STOCKED, Use on a help yourself and replace basis, genius idea, Andy and Lynn really have thought of everything.
Gardens are immaculately tended and a BBQ too, great pool and cleaned regularly by the pool man.
If you just want to chill and relax, no doubt this is the place, if you want to explore the island this is a great place to start from. Set in the village of Pessada only a 15 minute walk to a choice of beeches. Beautiful Must places we visited, Myrtos Beech, Poros, Sami, Skala, Assos and Fiscardo, all are stunning.
Argostoli the capital is a 10 minute drive away, a great place to spend a couple of hours have a coffee and look over the harbour, watch fishermen tending their catch or look in awe at some of the yactht's. If you want to browse or buy, a fantastic range of shops.
Throughout Kefalonia we found the locals friendly and cheerful, nothing was to much trouble.
Our thanks also go to Debbie and Steve the managing agents, Debbie made sure we were settled and all was OK and provided a maid service a couple of times a week, Debbie also proved a fountain of knowledge regarding the island with lots of useful information.
A definite recommend.

"Kefalonia & Villa Tychia May 2013"
We, the Powell's and Bowden-Powell's were very much looking forward in anticipation to the delights of Kefalonia, and the promises of the Villa Tychia. We were not in the least disappointed by either, but more especially from the fantastically well appointed villa with great facilities to a very high standard. The location, albeit a sleepily coastal hollow on the south of the island, was idyllically quiet, breathtaking ocean and mountain views, with easy access to all amenities with the much used hire car (from Ainos Travel in Argostoli - Very good!)
Thanks to Lynn's uber-organisational skills, we were armed with a great pre-holiday information booklet, and upon arrival, we found that the villa information pack was a god-send for hunting out great places to eat and drink. Keen to ensure that we settled in well, Lynn was in touch in the first few days, to make sure all was well.
The property managers Debbie & Steve were extremely helpful and the welcome meeting was very timely and informative.
This was David & Denise's first, and Fiona & Mick's second visit to Kefalonia, and we were all struck by the smiling faces and offers of assistance everywhere we went. All of the restaurant / taverna recommendations lived up to their promises, with a special mention to the Avithos Preview, The Castle 'Cafe'. We added our own new recommendation, "Dum Spiro's Spero" at Svoronata (on the airport road), where the welcome from Spiros and his wife, and the food at were second to none. Although there are no views, it was an easy drive from the Villa and was recommended by Vicki at the (then closed for refurbishment) Casa Grec in Argostoli. We also tried a 'posh' Gyros / kebab restaurant on the square in Agrsotoli called Panik, and we all thoroughly enjoyed a table full of meze one lunchtime
On our days out taking in the sights of the Island we visited Samos Town (where Captain Corelli's Mandolin was filmed), the beautiful Port of Fiskado (expensive but very up market), the village of Assos (great cafe's), and of course the famous Myrtos Beach. It is worth watching the film "Captain Corelli's Mandolin" before you visit these places, but if you don't there's a copy in the villa - highly recommended.
In summary we all had a fantastic 10-day wind down away from the challenging UK weather and work. The Villa Tychia was faultless, well built and maintained with every attention to detail considered. The Barbecue was a little temperamental due to the wind conditions, but great nonetheless.
Our heartfelt thanks to Lynn and Andy for sharing their wonderful Villa with us, and We look forward to returning in the very near future, for some more R&R (and possibly less Triathlon training for Mick & Fiona the next time!!!)
