Nestled in a small cove, just 30 meters from the sea, overlooking crystal-clear water and sandy shores, this new spacious villa offers 240 sq.m. of living space, with four bedrooms, three bathrooms, a playroom, a spacious living room, a roofed balcony, a large veranda and scenic terraced gardens, which lead straight down to the water's edge, where a gate divides the property from the sea and the flat rocks below, suitable for sunbathing and swimming. One can also continue on to the beautiful sandy St Thomas' Beach, which is a mere 3 minutes walk from the property.
To ensure a tranquil and exclusive holiday experience, only two villas adorn our 8000 sq.m. property, and each is built on a different ground level and on a safe, gated, private community in an exclusive area. From here, one can easily avoid the crowded beaches and the stressful commute, since a semi-private coast is located only a few meters away, a particularly privileged location as it provides shelter from the wind and practically guarantees calm seas during the summer. Enjoy swimming and snorkeling in Avali Cove, a "natural swimming pool" !
The villa's interior arrangement is 'upside down'! The living room, the kitchen and one of the double bedrooms with separate bathroom are on the upper level, while the rest of the sleeping quarters are on the lower level - a traditional Greek arrangement. There is also a playroom, equipped with a table tennis table, on the lower level.
We want our guests to enjoy our villa as their 'home away from home'. So, apart from very personal items, we've furnished it to the same standard as our own home. All bedrooms are air-conditioned and have ample storage for clothes and personal belongings.
No expense was spared in the construction and furnishing of this lavish house. Predominately modern in style, it boasts large glass doors to take full advantage of the stunning views, which can be enjoyed from all rooms. Enjoy the semi-private coast located just a few meters away.
The area offers the perfect balance between relaxing isolation and easy access to the more cosmopolitan part of the island. There are no hotels in the surrounding area, and the few private villas are situated far enough to maintain an intimate atmosphere. There is a tavern and a beach canteen within walking distance , while a short drive will bring you to several restaurants and mini markets.

The Ionian Islands region
Kefalonia, the largest island of the Ionian Sea, is considered one of the most beautiful Greek islands for the richness, variety and harmony of its natural beauties. A perfect mix of sea, beaches, mountains, verdant plains, flora and fauna. The island is ideal for a direct contact with nature, in the sense of both naturism and nudism! Its long coastline extends for 237 km offering 39 beautiful pebbly and sandy beaches.
Keep in mind that distances in Kefalonia are very long: between Poros, in the south, and Fiskardo, in the north, there are over 96km of bends, while Sami in the east is 44km far from Luxouri, in the west.
However, there are bus connections between these places, but they are mostly fixed for the needs of locals rather than tourists, so it is perhaps preferable to travel by car, motorbike or, if you prefer, by kayak or sailing boat.
The coast of Kefalonia is quite varied, offering powerful contrasting landscapes. Stretches of sandy beaches on shallow crystal waters, white pebbles, large and small creeks (many still unexplored) offering the best Greek beaches, among the best in the world. Along the coasts of Kefalonia live rare sea animals, in danger of extinction, like the “Monk seal” and the “Careta-Careta” sea turtle.
The mountainous highlands dominate all the other Ionian islands extending from Cape Dafnoudi to the extreme south of Cape Mounda, where we find the most important mountain called Enos. The few and small plains of the island are in the area of Krania, Omalon, Sami, Pilarou, Livathou and Palikis. Mount Enos reaches, to the highest peak (Soros), the altitude of 1628 meters thus being the second heighest mountain on Greek islands. It is also one of the ten National Greek Parks, a refuge for migratory birds and mammals, the ideal habitat for rare species of flowers, shrubs and herbs. Its slopes are covered with trees of a dark green species that grows only here (abies cephalonica).
The shape and the limestone stratification of Kefalonia determines the presence of important geological phenomena all over the island (such as the corrosion of the limestone that gives life to caves, abysses, etc.). Particularly interesting are the caves of Melissani Agalaki, Saint Theodoron, Zervati, Drogarati, Sakou. These geological phenomena are are very interesting especially with regard to the behavior of waters. Not by chance that Kefalonia has been called the island of the "bizarre", because of its numerous and unusual natural phenomena, such as moving rocks, waters that disappear, strange flowers and more.
The villa is nestled in a small, exclusive cove, steps from St Thomas Beach, which is located on the Southwestern coast of Cephalonia, only 12 km from the island's capital, Argostoli, and 10 km from the island's airport.
Within walking distance from the villa there is a tavern and a beach canteen, while a short drive will bring you to several restaurants and mini markets. The area offers the perfect balance between relaxing isolation and easy access to the more cosmopolitan part of the island, Argostoli.
There are some great walks around the villa, with the most unusual rock formations.
Since the location provides shelter from the wind and practically guarantees calm seas during the summer, it is ideal for swimming, snorkeling, sea-kayaking, fishing, small boat sailing, stand up surf etc [Canoes/kayaks/ surfboards/flotation devices are provided free of charge (at your responsibility – some experience required)]

"A Lovely Villa on Its Own Slice of Kefalonian Coastline"
We stayed at Villa Grand Avali with a group of seven friends and couldn't have asked for a better place to stay. The villa offers stunning views of the coastline that few see. But best of all is the small cove just in front of the villa with some of the best waters on the island and only a few people there.
The house itself was very clean and new. As we were told, we were among the first tourists to stay there, since it was first rented in August 2013 ! Before that, it served as a private holiday home. This villa was obviously someone's home since it is equipped with everything you could possibly need.
The only downfall was that there was no swimming pool provided but on the other hand St Thomas' beach is only a few meters away and we enjoyed all day swimming and snorkeling in crystal clear waters and calm seas.
I'd recommend this place to anyone going to Kefalonia. It's suited for a relaxing, leisurely stay because of its location. There is also the option for more active holidays since there are a couple of sea kayaks available by the owner and the coastline in the area is just spectacular for exploration.

As far as the lack of a swimming pool is concerned, please consider that, although tourist operators have imposed the need for a pool on villas in our area, we are concerned about potential environmental impact from chemical use and pool construction, since our villa is located on a coastline which is designated as a EU "Natura 2000" special area of conservation (code: GR2220004). Furthermore, keep in mind that a 10x5 m. pool, with chlorinated water, would boost the weekly rental cost, for the same villa, up to 5.000 €. Is it worth it for a villa just 30 meters from the sea?

We stayed at Villa Grand Avali in September 2013 and it was honestly amazing ! Having travelled a great deal, and being rather fussy about the properties I stay at, I have to say that this is one of "THOSE" unforgettable places. Perched on the rocks, literally next to the ocean, the Villa is immaculate, comfortable, has views to behold, and truly felt like "home away from home" (but a lot more luxurious). Our party all felt the same way - just so beautiful that we didn't want to go anywhere but stay at the villa. The 4 bedrooms are all very spacious, extremely comfortable and the views are spectacular. I would highly recommend this property to all who want to relax and enjoy the sea and the privacy that this villa offers!! We cannot wait to go there again! It felt like heaven on earth!
