It is situated in a very quiet and beautiful location just off the Kayalar road occupying an elevated position taking in the beautiful panoramic view of the sea and Bespamark Mountain Range.
It is the perfect setting for for a quiet relaxing holiday in a hot & sunny location with its own (10m x 5m, overflow) pool and access to a small sandy cove just 5 minutes away. Northern Cyprus is natural and unspoilt with a wealth of history going back some 6000 years.

THE VILLA IS FULLY SHUTTERED WITH HIGH VAULTED CEILINGS
The height of the ceilings in the villa extend right up into the roof space and all the windows (except the north facing lounge window) are shuttered, which means that with the shutters half closed and the windows open it keeps fresh and airy (even when it is hot), without the necessity to use the air conditioning and close the doors and windows. This makes it much more comfortable and relaxing when you spend days at the villa and make use of the pool.
There are Roman blinds on the lounge, patio doors and kitchen windows. Roman blinds are also fitted to the dining terrace and rear ancillary room doors.
Remote controlled, electronically operated shutters are fitted to the patio doors and there are mosquito/fly screens fitted throughout.
ANCILLARY ROOM
At the rear there is an ancillary room where there is a washing machine and storage cupboards for ancillary supplies.
DRINKING WATER
Drinking water is supplied from a water cooler. Replacement bottles cost about £1.50 for a 19litre bottle.
HOT WATER
Water is heated via solar panels and there is an immersion heater to supplement when required.
BBQ
There is a stone BBQ on the dining terrace. Coals go in the tray and grill plates can be found in the kitchen. This is the perfect spot for watching the nightly golden sunsets.
FULL CENTRAL HEATING
For the winter months full gas central heating is installed. The boiler is located in its own boiler room totally separate from the villa.
SECURITY
A safe is supplied for passports & money to be secure in the villa.

The pool is an overflow pool and measures 10 x 5 metres on its own elevated terrace. The depth of the pool varies from 1 metre to 2 metres and there are roman style steps leading to the shallow end. Sunbeds & parasols are supplied and there are small side tables available.
There are outside lights in the garden and also lights in the pool.
The garden has been planted with citrus trees and several varieties of flowering shrubs, many of them fragrant.

SAFETY - Because of the size and depth of the pool together with its elevated position on its own terrace reached by steps, we recommend that small children be closely supervised.
CARE FOR THE ENVIRONMENT - Resources in Northern Cyprus are quite precious so we ask that you ARE NOT WASTEFUL when using Water & Electricity.
Conditions
BOOKING CONDITIONS:
A deposit of 20% of the total rental charge is payable on booking. The balance is payable 6 weeks prior to departure. Receipt of your deposit will be acknowledged by post or email.
REFUNDABLE BOND:
This is £100 for each week booked with a minimum bond of £200 to cover damage, additional cleaning expenditure and the extreme use of electricity. It is payable with the balance of your payment 6 weeks prior to departure. It is returned to you within 10 days of the end of your holiday and is subject to a satisfactory property inspection. In the event of cancellation and provided the full cancellation costs have been met, it is always refunded.
N.B. EXTRA COSTS INCURRED FOR CLEANING OR WHERE THERE IS EXCESSIVE USE OF ELECTRICITY WILL BE CHARGED EXTRA AND DEDUCTED FROM THE BOND.

The Kyrenia region


The seaport of Girne/Kyrenia is situated on the north coast of Cyprus and is the location of many historical events and unique remains of countless civilisations dating back 6000 years. The beautiful harbour is dominated by a majestic castle, which is first referred to by ancient sources in the year 1191 A.D, when the English King Richard The Lion Heart defeated lsaac Comnenus on his way to the Crusades and conquered Cyprus. The Museum houses the oldest trading ship known (The Mediterranean), which is believed to have been sunk in the year 300 BC.
Bounded to the north by the sea and to the south by the Besparmak Mountain range, it offers the benefits of both sea and mountain air, and is thus an ideal resort for health and relaxation. Along it's northern shoreline there are miles of natural beaches, calm seas and a mild climate. It experiences over 300 days of sunshine and is the perfect holiday resort.
The Kayalar area
Kayalar is a very small village on the approaches to the North West peninsular. It is a very quiet secluded area with access to several small coves and beaches including Horseshoe Bay (just 1.5Km from the villa), where there is a small fish beach bar/restaurant. The route to Kayalar is via a beautiful scenic drive along the coast from the main Girne/Kyrenia road (5 Km). Close to the Kayalar turn off are two excellent beach bars including Club Güzelyali.
A car is essential and the position of Kayalar makes it very simple to explore the rest of the island without having to navigate through the town of Girne/Kyrenia. Trips to The Karpas peninsula, Famagusta, Nicosia/Lefkosia, Vouni Palace, Guzelyurt/Morphou are very easy to make.
Just 13Km due East on the main coastal road will bring you to Lapta sea front, where there is access to water activities including diving.
Other activities available nearby are horse-riding, walking, mountain biking, go-karting, paint balling, trampolining, tennis, clay pigeon shooting, sea fishing and para gliding. Gulet cruises are also available and several excellent gulets set sale from Girne/Kyrenia.
The journey East towards Girne/Kyrenia will take you through several villages such as Karsiyaka, Lapta, Alsancak and Karaoglanoglu where there are numerous fine places to dine on the fabulous fresh and natural Cyprus/Turkish cuisine. All these villages can be seen from the main Girne/Guzelyurt road where they are nestled on the slopes of the Bespamark mountain range.
You can visit many ruins of past abbeys, churches and monastries. Bellapais Abbey (built in the 12th century), has beautiful gothic architecture and is located 10 minutes drive north of Girne/Kyrenia. It is close to here where Lawrence Durrell wrote "Bitter Lemons of Cyrpus". This gives an insight into life on the island in the 1950's and later after the Turkish intervention in 1974.
The Salamis Ruins (near Famagusta) is an excellent day trip. Be sure to have lunch in Bedis Bar/Restaurant at the entrance.
Saint Hilarion Castle (10th century) is another interesting excursion where there are breathtaking views of the Girne/Kyrenia & the northern cyprus shoreline and villages below. When you leave the castle, instead of driving back through Girne/Kyrenia turn right and head west along the top of the Bespamark mountain range, where you will arrive back at the village of Karsiyaka. It is a lovely drive.
You will find Byzantine, Ottoman, Roman, French, British, Greek and other influences on the island have enhanced it's fascinating past.

Flights to Ercan (northern Cyprus) via Turkey or direct to Larnaca (southern Cyprus). The villa is approximately 1 hour from Ercan & 2 hours from Larnaca.
Flights from the UK to Ercan via Turkey depart from Heathrow, Stanstead & Gatwick. Flights direct to Larnaca depart from most main UK airports.
Car hire is reasonable and companies can be recommended. Collection to and from the airport is free from Ercan but there would be a charge from Larnaca. Please contact owner for details and advice.

We loved the space in the house and the quality of all the fittings and garden. We were in the pool every day until the last day when the winds dropped the temperature to 21. The rest of the time it was around 24 degrees in the pool - very refreshing on the hot days. We covered most of TRNC from west of Guzelyurt to the top of the Karpas and spent one night up in one of the beach huts on the spectacular turtle beach up there. Can’t wait to return!
The car hire firm run by Mr Ali and staff were absolutely great.. courteous, on time and nothing was too much trouble.

Wonderful villa and perfect for a restful break. Garden, with it's varieties of plants, gives one endless mecca for the insects and birds, which are busy within, a joy to watch! An island diverse with its cultures and history. We look forward to our next visit here.

From the moment we arrived late and had our first evening dip in the warm pool and smelt the beautiful jasmine we knew this was a lovely place. The villa is simply superb, so well equipped, everything we wanted and the standard of furnishings excellent. Location wise it is so peaceful and quiet, spotting another person was a rarity. Everything in the villa to make our holiday ideal and the way the villa and Bob's organisation was A1 right down to the lilo foot pump! We loved the chlorine free pool, simply great. We visited many places, including Kyrenia harbour, many times, St Hilarion Castle (v hot), Bellapais Abbey (v beautiful and serene), Alagadi Beach (our favorite along with the Secret Beach nearby) Famagusta & Salamis (watch out for the speed cops on the drive there). Our only regret is not going to The Karpaz peninsula (next time!) We have eaten out lots as well as some lovely BBQ's (local meat is good). The highlight has to be The Ambience – excellent. The Address is also very good. We have seen a number of Turtle releases and also a couple of excavations – a great experience. Great villa, great weather, great country, great people, great holiday!!

We too have enjoyed staying in the villa and will miss the privacy and quiet surroundings when we leave tomorrow. The pool has been fantastic, just the right temperature to keep nipping into as the daytime temperatures in the last couple of days have been in the early 40's! We've all lacked energy so haven’t ventured too far. We have however been to Nicosia for a meze, (met up with old friend) and have been to a lot of local coves for a quick snorkel in the med. Paul has been scuba diving on a couple of occasions and yesterday we spent at Escape beach so that granny could swim in the sea too as it is easier to navigate than the local coves. Tonight we are off to Bellapais {Abbey) and then onto Girne (Kyrenia) for a meal by the harbour. Girne harbour provides a lovely setting for a meal, once you have negotiated the keen attentions of the restaurants vying for your trade.

We've had a fantastic time, just so sorry we are going home. Lovely villa – so great to be able to look out to sea. Your Brandt, N Cyprus travel guide was v useful! Soli, St Hilarion, Salamis, Lefkosa all worth visiting. Escape beach was lovely, children are free, not overly expensive. Hillltop Restaurant, turn off right for Lapta & follow the signs up the hill – excellent. Thanks Bob for all your help and additional information. I'm sure we'll be back.

Lovely villa – Pool is fantastic. We have had a brilliant holiday and have been lucky enough to enjoy some really great diving. Would highly recommend Turtle Bay Dive Centre in Lapta & would caution using Blue Dolphin. Weather has been terrific. People are lovely. Thank you Bob & Sue for all your help and the attention/time you have taken to ensure we have had a good holiday!
