General information: This property is a quality new build with good landscaped communal gardens and 2 large swimming pools. Sunloungers and umbrellas are provided and are normally laid around the pools. The accommodation is set over 2 floors with the ground floor comprising of a shower/toilet, kitchen, lounge/dining area and outside patio area (partly covered) and the first floor comprising 2 bedrooms and the main bathroom.
Lounge/Dining area: This area is furnished with a quality rectangular dining table with 6 chairs ; a double sofa bed settee which can sleep 2 people (an extra cot can be supplied at a small extra charge); 2 armchairs matching the sofa bed ; a wooden coffee table and a small side table; a 21” Toshiba colour TV with matching glass fronted TV stand; Satellite TV ; DVD player ( with a selection of dvds); selection of reading books and family games. The area has a large air conditioning unit with remote control. Sliding doors lead off to the large paved patio area with garden furniture( matching table and chairs). Installation of new features for our guests to enjoy in this area of the property are being continually assessed.
Downstairs shower/toilet. There is a toilet, small wash basin and a shower located within this area.
Kitchen: This is a fully fitted kitchen with a large fridge/freezer, modern electric oven with 4 plate halogen hob and extractor fan; Zanussi washing machine; microwave with integral grill, electric kettle, 2 slice toaster . There are ample quality utensils, crockery, cutlery and glasses provided. A steam iron, ironing board and large clothes drier is also provided.
Master Bedroom: This master bedroom has a double bed witha super-orthopedic mattress, 2 bedside cabinets and a 4 draw chest of drawers. There are fully fitted cupboards with shelving and space for ample storage. There is an air conditioning unit installed with remote control. A double sliding door leads onto the private bedroom balcony area with views to one of the communal pools.
Second Bedroom: The second bedroom has 2 single super-orthopedic mattress beds with a side cabinet and a 4 draw chest of drawers. There are fully fitted cupboards with shelving and space for ample storage. There is an air conditioned unit installed , with remote control.
Main Bathroom: The bathroom is fully tiled with a high quality matching suite comprising: a full size bath with shower and shower screen; toilet; large hand basin with mirror and an extractor fan.

BRIEF DESCRIPTION
Holidays to Cyprus are now one of the most popular places for the family and couples. Discover Cyprus and stay in our quality self-catering 2-bedroom rental property at the highly respected Paradise Gardens IV development situated within Kato , a quiet residential area of Paphos. Our privately owned two storey townhouse is available for holiday rentals and long holiday lets, sleeping up to 5/6 people comfortably. The property is suitable for rental to couples and families who would treat it as their own and in return we offer a high standard of service and facilities. The townhouse is situated near the end of a group of similar properties which share two well maintained communal swimming pools and is located in a quiet and secluded part of the complex.
GENERAL AND LOCAL INFORMATION
Paradise Gardens IV is a short distance, some 10 – 20 minutes walk from the nearby restaurants, local bars, municipal beach and Paphos harbour, and 20 minutes drive from Paphos International Airport. The Paphos area offers many water sports including boat para gliding, scuba diving and hired boat trips. Many of the local schools offer safety lessons before you begin your course, and can cater for families. A must do activity is the highly recommended Paphos Waterpark-fun for all the family! There are also tours and excursions all over the Island, with cruises to Egypt regularly during the week; bookings are made with local travel agents.
For those who have historical interests, there are many areas to explore on the island. It is believed to have been visited by St Paul around 20AD, and is said to contain the burial place of Lazarus. There are a host of archaeological finds: i.e the Tomb of the Kings, the Amphitheatre and the Mosaics, which date back to roman times. A must see is the breathtaking Aphrodite’s Rock and nearby Ancient monastries. These are just some of the many historical places of interests – more information may be provided.
For those who are interested in golfing in Cyprus, Aphrodite Hills golf club is one of 3 golf clubs situated just a short drive from the property. At this golf club you can hire all the equipment you will need . There are many facilities including shops and restaurants which are open all day.
If you are hiring a car for your holiday, we recommend a day trip to Nissi Beach in Aiya Napa. The best beaches here have golden sands and crystal clear waters . The bars and restaurants are located close to the beach. There are many other activities offered including Bungee Jumping, Jet Skiing, Banana Boating and Para Gliding local. Nearby to Paphos ,there are picturesque beaches at Pissouri Bay and Coral Bay where many blue flag awards have been allocated. Locally in Paphos there are many Wineries in the area, which open their doors to the public on certain days where they provide a free tour and taste of the local produce.
During Winter why not have a winter break and attempt skiing or snowboarding up in the Troodos Mountains , and in the summer have a picnic at the summit.

How to get there
Drive on the main road out of the airport for approx 4.0km.
At the T junction, turn left onto the main road - B6 - signposted 'Paphos 10km'.
Continue on this road and after 8km you go through Geroskippou village with its 2 sets of traffic lights.
Continue straight on to the first major roundabout (Next & Ermes Store on RHS).
Take first exit onto dual carriageway, sign-posted Kato Pafos.
Continue on this dual carriageway for approx 700m and move into the right hand lane as you approach the traffic lights.
Turn right into Giannou Kranidioti road and after 100m, take the first left turn into Taxiarchon.
Continue on this road until you reach a shop 'Ellis Kiosk' on your left hand side. The next turning left is sign posted Paradise Gardens IV . Turn into this road and 100m down at the T junction turn left. The property is the 4th building situated in the second block of townhouses as the road narrows. Parking spaces are available around the corner.

Conditions

Check in time is from 15.00 hrs on the day of arrival and the check out time is by 11.00 hrs on the day of departure, unless prior agreed arrangements have been made.The changeover day is Wednesday or Saturday but is flexible. Bed linen and hand/bath towels are supplied but please bring you own beach towels Extra child cots etc. provision can be arranged at a small extra charge. A complimentary welcome food/drink pack will be provided prior to your arrival to the property. Our local agents Peter and Shirley will act as your contact for any queries on , the rental property, local car hire, local shopping, recommendations etc. They have been living in Cyprus for many years and have a vast amount of local knowledge and will give you every assistance to make this a holiday to remember. A 25% non refundable deposit is required to confirm the booking and the balance is payable 8 weeks prior to arrival. The terms and conditions sheet must be completed and signed then returned with the deposit payment. A conditional ‘key/damage’ security deposit of up to £250 (maximum) is required with the final payment and this will be refunded to you within 7 days after your arrival back to the UK( subject to safe return of the property keys). Deductions will be made from the deposit refund for any damage/irregularities to the property/fixtures and fittings during your stay, as reported by our agents. Payment for the bookings can be made by cash/cheque or bank transfer.
There is a policy of no pets and no smoking within the property.
