Your only 800 metres to nearest beach and 400 metres to the nearest shops, restaurants, cafés and bars. You are also within walking distance of the picturesque harbour with all its hustle, bustle and fantastic eateries and bars. The harbour and all it has to offer can be accessed via the new coastal path or by bus which picks up close to the complex. This apartment is perfect for anyone who is looking for a prime location with everything on their doorstep. It is also a stones throw away from the 5 star Elysium hotel, making it a great place to stay for wedding party guests or for taking advantage of their fantastic spa facilities.

The living area has relaxing lounge seating and includes a good quality comfortable leather sofa bed, an air conditioning/heating unit and ceiling fans. It also includes a 32'' HD flat screen TV which is connected to local terestrial channels (and picks up English news and movies), a PS2 games console with games, an upscaling DVD player with a good selection of family movies and an Ipod docking station so you can enjoy your own music.
The open plan kitchen has Bosch appliances including an oven, ceramic hob, extractor, fridge-freezer and washing machine. It also includes a toaster a kettle, a coffee machine and all you could need for your stay.
The main bedroom has a double bed, air conditioning/heating unit, ceiling fan, built in wardrobes and draws, a dressing table and mirror, bedside tables and a patio door which lead straight out onto your private balcony. A hair dryer is also included plus a safe for all your valuables.
The second bedroom has 2 single beds which could be put together to make a double if you wish, air conditioning/heating unit, ceiling fan, built in wardrobes and draws.
The modern bathroom is tiled and has a bath with an overhead shower, a toilet, wash basin, mirror and vanity unit.
All rooms have air conditioning and ceiling fans to keep you cool on those hot Cypriot nights. We also have balckout blinds in all rooms so you can enjoy those holiday lie ins.

The main room patio doors lead out onto the private balcony area which has a table and 6 chairs for alfresco dining. From the balcony you have a fantastic view of the landscaped gardens, large lagoon swimming pools, feature fountains, dedicated children’s pool and outdoor Jacuzzis.
The private roof terrace has magnificent views across the sea and of the old town of Paphos and includes sun beds, matching table and sun canopy. The terrace is accessible by lift or stairs.
To the front of the property we also have a bistro style table and chairs set so you can enjoy your first coffee of the day in the sun.
The pool area has sun loungers and parasols for communal use and shower and toilet facilities. There is also an indoor gym exclusively for guests, with unlimited usage, at no extra cost.

This is a professionally managed apartment with friendly English speking staff providing 24 hour on call emergency service if required.
Complex is located in a wi-fi hotspot.
A comprehensive guest information pack is available in the apartment so you can make the most of yor stay. We also provide a small complimentary starter pack to get you going. This pack includes coffee/sugar and milk sachets, tea bags, a small amount of washing up liquid, kitchen/toilet roll and some liquid soap.
Please note that the apartment is strictly non smoking and no pets are allowed.
Reasonable air conditioning usage is included in the rental price as is the electric and water, so no nasty hidden extra charges.Maid service can also be arranged during your stay at an extra cost. If you have small children a travel cot is provided free of charge, other equipment can be hired if requested.
Please note that satalite TV is not available however there is an excellent DVD rental facility nearby and we provide a good selection of family DVDs in the apartment.
The apartment also has a first aid kit, fire extinguisher and smoke alarms.

The Paphos region


Paphos and its surrounding area have something for everyone and is a year round destination. It has the warmest climate in the EU with over 340 days of sunshine.
The family will never be short of things to do in Paphos. There's the Aphrodite Water Park, a cool way to spend a hot day with its rides, lazy river and the biggest family rafting ride in Europe. The park is easily accessible via a regular bus service.
In Paphos you can also find go-kart parks, bowling alleys and crazy golf. Why not experience the quad bike safaris, fun for all the family, especially for those children who can drive their own quad. There are an abundance of trips to enjoy in the area, one of the most popular is the jeep safari to the Akamas National Park to see the protected Greenback turtles laying their eggs. Many of the parks and trip organisers provide buses which pick up from the Tomb of the Kings road so access is easy and a car is not necessary.

The Kato Paphos / Tomb of the Kings area
The apartment itself is situated just off the Tombs of the Kings Road with its impressive underground tombs dating back to the 4th century BC. There are also ancient mosaics, mythological and ancient ruins within easy reach.
Shops, bars, and restaurants are approximately 400 metres away from the apartment and the nearest blue flag beach is less than 800 meters away. You can also take a leisurely walk to The Old Harbour along the new coastal path which is breathtaking at sunset. Or if all that sunbathing has tired you out you can take the bus which picks up on the main road and takes less than 3 minutes to get you there. This leaves you lots of time to enjoy the huge range of fantastic international restaurants, cafes, shops and bars and you can watch the sunset with a cocktail in hand. You can walk to the old town of Paphos with its daily market in only 5 minutes and it's great for getting all your fresh produce and Cypriot trinkets. There is also a Next department store and many other shops around the market area to enjoy. The complex is situated 500 metres from the 5* Elysium Hotel and Spa so if you want a spot of pampering head across the road and book yourself a relaxing treatment.

If you're feeling hungry head over to Fat Mamas, only a few minutes walk from the apartment and the biggest portions you have ever seen. Great for the kids as the staff entertain them with their singing and dancing routines. Also available for the kids is face painting, hair braiding and spray on tattoos.

Chloe's is a Chinese restaurant and you can find them on the Tomb of the Kings road and in the main harbour area. Booking is recommended as this restaurant is very popular. The food and service is fantastic and you won't be disappointed.

Local buses run regularly between the airport and the town or there are always local taxis available - fare should be no more than 35 Euros. If transport is required from the airport taxis are frequently available on site however it is also possible to pre-book a taxi which works out a little cheaper at about 30 Euros.

Just back from a week at the Royal Seacrest and can't recommend it enough. The apartment is in excellent condition, well decorated with modern appliances, with a large north facing balcony and a smaller south-facing seating area meaning that the sun (+sea view) is available all day long. The apartment is within walking distance of the main Tombs of the Kings Road but is far enough away for the traffic to be wholly imperceptible. The owner's support before and during the holiday ensured that at all times we felt comfortable despite not being in a hotel environment. The on site pool facilities are excellent and the terrace above the apartment means that you can catch the sun all day long without having to venture out (if you so wish). We have stayed at a number of privately-owned apartments around Europe over the past few years and would rate the experience at the Royal Seacrest, which is virtually brand new, as matching the very best. Five stars. |

Overall fantastic week here with lovely weather - great apartment, lovely pool and lots to do. The information we received beforehand was really useful (good advice on day trips and how to get there) and meant we had no issues, even when needing to contact the manager out in Paphos whilst there. The apartment is brilliantly located with some really great restaurants nearby (especially Fat Mamas) as well as down in the harbour - all of which were recommended in the information we received. All the photos of the apartment are exactly what you should expect...is really nicely decorated and worked well for the four of us. I would definitely recommend Paphos and this apartment! |

We have just returned from a perfect stay at the Royal Seacrest Complex.Debbie recomended Stevies Taxis for our transfers no messing they were waiting for us when we came from collecting our luggage and on time for the return trip. We also used them for our Jeep safari which was a great day out . The Apartment was wonderful it was like home from home but with sun. The location was very good a trip to Fat Mamas was good but dont eat all day before you go. We found a brilliant restaraunt Called The Muse in Pathos not expensive . wish we could of found it sooner it was overlooking all of Kato Pathos with a lovley view of the Sunset ( So Romantic) I cannot stress how good this Apatment and the Location was I would recommend it to anyone The Buses into the Harbour were regular every 15 min and on one day free which was a bonus. a good day out was to Coral Bay which had a lovley beach. A trip to Bar street is good but go late thats when it gets going. |

We were in Paphos for our wedding, and i can honestly say the apartment and complex were far better than most 5 star hotels we looked at in the area. It had everything we could have possibly needed and was a home from home, furnished to the highest standar.d. There were plenty of bars and restaurants only a 5 minute walk away and the harbour not too far either
Debbie was fantastic from start to finish, not only assisting us in our booking, but also recommending places to visit whilst in Paphos to make stay an even better one!

We would just like to thank both of you for such a wonderful holiday & apartment, we had the most perfect honeymoon ever. We would also like to thank you for the bottle of wine & wedding card we received when we arrived in our apartment, it was very kind of you both.
We really enjoyed Chloe's restaurant it was amazing found it bit hard to find but was well worth it when we found it after 3 days! :) We went to Aphrodites water-park & it was lots of fun, your apartment was absolute luxury & what you see in the photos is what you get, apartment was also well equipped with the amenities you would need.
The chemist round the corner was very helpful when we needed bits, & there was plenty of shops, bars & restaurants 2 minutes walk from the apartments. We would highly recommend this place very relaxing for us with plenty to do. We came 4th oct til the 18th and the weather was fantastic the whole time we were there. Old Town Market was great we walked all holiday as everything was so close, the only time we got a bus was to the waterpark which was 2 euros for the both of us & we had our money refunded at the park which was a bonus.
Thanks again for such a fantastic honeymoon, it's going to in our memories for ever!!!!!

We had a fantastic holiday staying in Kato Paphos, beautiful weather and a first class apartment. Everything was exactly what we expected and more, it was fabulous, a real home from home, very comfortable, clean, spacious and lovely and cool with the air conditioning and fans in all the rooms! The apartment is outstanding, great location, and the complex is very well kept - quiet & respectable. Very near Tomb of the Kings Road where you will find plenty of bars and restaurants to suit all tastes. The bus is very reasonable and regular services to the Harbour and Coral Bay, only charge 1 euro per trip and run up until approximately midnight which is great. The 2 pools and jacuzzis are excellent, quiet and not overcrowded in any way. The owners, Debbie & Mark, have thought of everything to make their guests feel at home - cannot fault it on anything at all. I would have no hesitation in recommending this accommodation. Thank you for everything and we hope to visit Paphos again as we enjoyed it so much.

We holiday in apartments every year and I must say that this apartment is far and above the best we have stayed in. What makes this apartment different is that it has been furnished with good quality furniture and finishes making it very very comfortable. It makes you feel right at home as soon as you walk through the door. Usually the self catering apartments we have stayed in are furnished with holiday makers in mind, minimal cheap furniture, fixtures and fittings however the owners of this apartment have obviously decided to kit out their apartment like a home which really makes a difference.
The complex is pristine clean and has 2 fantastic pools and an additional pool for the toddlers, not to mention the 2 jacuzzies. It’s in a great location with plenty of bars, shops and restaurants on the doorstep which is really convenient when you can’t be bothered to go into the harbour. We didn’t have a car for our trip and you really don’t need one. If you want to go into the harbour and you don’t fancy the 20 minute walk you can catch the bus on the main road and it takes less than 5 minutes to get to.
Debbie the owner of the apartment is brilliant. She answers your emails immediately and there is nothing that is too much trouble for her. We sent many a question but she never got fed up with us, she is courteous, polite and will even sort out your taxi transfers for you .
I would recommend this apartment to anyone without any hesitation and we are looking to book for next year. Thanks Debbie.

I have just returned from 2 weeks in this gorgeous complex and apartment. The apartment is fabulous and it has everything you need for a great holiday, it is very modern and very clean. Paphos is a great place and there is so much to do and the weather is amazing. We will definetly be returning next year to this complex and apartment as It was everything we were looking for. A Home From Home
We've stayed in quite a few holiday apartments over the years and this is probably the best equipped one we've stayed in. There are quite a few nice little touches that make this a real home away from home and not just a roof over your head for the holiday.The complex is nice & quiet and the pools were never over crowded, by virtue of the fact that there were two of them.
It's a wee bit further from the harbour area than we first thought, (approx 25-30 minute walk depending on how fast you walk) but the number 15 bus goes there every 15-20 minutes from the stops on Tombs of the Kings Road and only costs 1.5euro per person.
Having said that, given the size of some of the meals we ate you need a good walk home to work it off. Try the Mezes at the Mandra restaurant (opposite the Dionysis Hotel just of the main drag along the seafront) 4 courses of both quality AND quantity!
If you don't fancy going too far in the evenings there are plenty of restaurants & bars along Tomb of the Kings Road which will suit all tastes and age groups.
I'd happily recommend this apartment to anyone thinning of booking it.

My family and I have just arrived back from a very hot 2 weeks in Cyprus staying at the Royal Seacrest. The apartment was beautiful, very modern and maintained to a high standard as is the whole complex. My son was in his element as he discovered the apartment to have a play station. The area of Kato Paphos has plenty of bars and restaurants and one restaurant in particular which we visited 4 times is called Fat Mamas, its really good, great for kids as they provide entertainment, the staff are very friendly and the portion size is large.
Overall we had a thoroughly enjoyable holiday and wouldn't hesitate to recommend this apartment to anyone.

My wife and I stayed at this apartment for a very hot two weeks during September 2009, but no need to worry, this apartment comes complete with air conditioning, and quiet ceiling fans, hot outside maybe, but cool inside. The owners of this apartment have furnished it to a very high standard, comfortable beds, cosy sitting area, a kitchen area that has everything needed to cook that special meal, just like home.
The location could not be better, just a few hundred yards walk to the "Tomb of the kings" road, and all it has to offer, many Pubs, Taverns and Restaurants, you are really spoilt for choice, and if your preference is to do your own cooking then the local shops and supermarkets are evan closer.
The walk into the Paphos harbour area is maybe twenty five minutes, and well worth it for a really good night out, I can recommend the Captains table restaurant, good food, and lovely sea views, as the restaurant is on an upper floor level.
A very enjoyable holiday, in a very pleasant apartment.

'Thank You! we all had a fabulous time in Cyprus. The apartment was of a very high standard and had everything you needed. My little boy (age 2) enjoyed spending time all his time in the swimming pools, at the complex. Now we are home he keeps asking when we are going on an aeroplane again (Arrh Bless). Cyprus is a lovely place to visit and with the apartment being in prime location we were able to see alot of places. I would definitely like to return again.

We had a very good time in Cyprus and the apartment was great. The location was perfect, restaurants were close so we didn't have to drive and many of the places we visited were only a short drive. We ate at Fat Mama's, Chloe's and Olivetto. We ate at Olivetto the last night and although it wasn't very child friendly, the food was great. The movies, PS2 and games came in very handy. It was also nice to be able to do laundry in the evening and leave the clothes out over night to dry. We almost cried when we got back here and it was cold in our house...

Royal Sea Crest is in a great location. It was very easy to walk to the port, especially along the new coastal path into the old port area and ancient areas. Being there in January was fine, we were more than warm enough and only used the heating in the apartment a few times. There are some great characters managing the many bars along the main drag and 'Tea for Two' is like being back at your Mum's!
We would not have a problem recommending the apartment to anyone for use throughout the year and will do so.

The rental price is per apartment and not per person
A £100 reservation deposit is required to secure your booking and the balance is to be paid eight weeks before arrival.
Refundable breakages deposit of £150 is required with the final payment and is returned within ten days of departure (subject to satisfactory property inspection).
