LIMNARIA GARDENS is the premier Apartment complex in the area of Paphos. It is equipped with every thing you need for a home from home self-catering holiday including Satellite TV.

The central location means that car hire is an option, not a necessity. Just one block away is the beach and tourist area with its picturesque harbour, mediaeval fort, shops, bars and restaurants.

Built to the highest specification and furnished to equally luxurious standards, with solid oak furniture and leather sofas. A vast balcony that overlooks the beautiful pools & gardens.

This is a luxury 2 bedroom and 2 full bathroom apartment. Located on the first floor,accessed through a locked security foyer with video surveillance & lift. North facing, with a vast corner balcony, furnished to a very high standard, overlooking the large, walk-in pool and jacuzzi.
The sun shines on the balcony from morning through to late afternoon. The apartment is in an ideal location for the beach and just a few minutes walk from the local bars, shops and restaurants of Kato Paphos, only a leisurely stroll from the harbour.

The apartment is fully air-conditioned with access to the balcony from both bedrooms and the lounge. The balcony is ideal for sunbathing or sitting in the shade and includes sun loungers, Umbrella, table and chairs.

The lounge is furnished with twin leather sofas, oak side-tables/lamps, side-board and satellite TV with, ceiling light/fans provided in addition to the air-conditioning. There are fly-screens fitted to lounge patio doors

The dining area comprises of a matching oak dining table and chairs (seats 6) and the kitchen is fitted with a refrigerator/freezer, oven. hob, micro-wave, washing machine, toaster, kettle and includes cutlery, china pots, pans, towels etc.

The 2 bedrooms include fitted wardrobes, 4 single beds with a high quality orthopedic mattress (ideal for bad back sufferers) with matching bed-side tables/lamps, dressing table and mirror. . A digital key-lock safe is fitted in the wardrobe.

The bathrooms consist of a bath with shower and shower panel, wc and sink and included an electric shaver point. Hand and bath towels are provided.

A clothes dryer, ironing board and iron are provided. Car parking is also provided. Sun loungers and umbrellas around the pool are also provided.

Lounge & both Bedrooms access the vast private terrace that overlook beautiful pools & stunning gardens.

Kitchen is fully equipped with Cooker, Hob, Fridge/Freezer, microwave, Toaster, iron & board, electric kettle, crockery, cutlery, pots & pans etc.

The apartment has air-conditioning/heating, which can be utilized for a small supplement of £2.50 per unit /per day. The number of units (3) used can be switched on individually.

The apartment has a vast balcony with Umbrella, dining Table Chairs, and sunbeds that overlook the beautiful pools & Gardens.

Wheel chair access via Ramps to all Garden, building & parking areas, disabled Toilet on ground floor level near pool. Lift to 1st floor, wheelchair access to ramped swimming pool.

Best swimming in the area, beautiful large pool, 2nd Solar heated pool for winter swimming Kiddies pool & adult spa, all only one block from the beach and Paphos town's Harbour, shops, restaurants & bars.

The Phapos Gardens hotel is situated next door to Limnaria Gardens Complex which is part of the same Company. This allows the occupiers the use of the indoor pool, tennis courts, gym and spa facilities also any evening entertainment . (There maybe a charge for the tennis courts etc)

Further details

A £100 non-refundable deposit is required on booking and the balance is payable 6 weeks prior to arrival.The deposit becomes a £100 refundable bond upon receipt of final invoice. If the booking is made within 6 weeks of arriving the full amount is payable at the time of booking. A £100 per apt deposit is required to cover damage and breakages which will be refunded within 7 days of departure providing no damage incurred.

The Paphos region

Limnaria Gardens is situated within easy reach of all areas of historical interest and close to 3 golf courses and a water park. The municipal Beach starts just 300 metres away & Coral Bay is just a 15 min drive.
Paphos has over 330 days of sunshine per year and in the summer months the sun shines for 12 hours per day. Even in the winter months the temperatures rarely drops below 15C. with the new solar heated pool at Limnaria Gardens, swimming is now an all year round activity.

If you would rather cook at home than eat in the many local restaurants then Papantoniou's supermarket is close by in the tourist area, this is the largest (and cheapest) supermarket in Kato Paphos (around the size of a typical Tesco) with two floors of goodies. The food and drink are on the ground floor (along with a cafeteria) with household items on the second floor. A little further down the road on the opposite side is Debenhams if you want to do some clothes shopping

The Kato Paphos / Limnaria Gardens area

Kato Paphos is a little harbour near Paphos with excellent sea food restaurants and a quayside of bright fishing boats. Paphos became the capital of Cyprus after the rule of Alexander the Great and was a busy, thriving port.

It still has the Medieval Fort which was built in 1592 AD by Ahmed Pasha. It is a reconstruction on the ruins of a formerly existing Frankish fort, still encompassing parts of the old fort that was blown up by the Venetians during the Ottoman raids. Some historians think that hte fort may date back to the Byzantine period.

Limnaria Gardens is a complex of new, privately owned apartments and villas situated just across the road from the Alexander The Great Beach Hotel. The complex boasts a large free-form walk-in pool, jacuzzi and children's pool as well as beautiful tropical gardens. It is a mere 200 metre walk to the nearest supermarkets, shops and restaurants. It is also close to the Limnaria shopping complex where you can enjoy anything from a full English breakfast at Monty's to a nice cold refreshing beer at the White Hart pub whilst watching the Sky Sports on the big screen.

The Limnaria complex is also close to the beach. It is only a 5 minute walk to the main Kota Paphos tourist area, with its restaurants and shopping opportunities. Another 5 minutes takes you to the harbour area.

“nice complex , sunbeds are a nightmare!!!” Good apartment niggly things let it down. ie, tv not working dvd not working lamp broken bottle opener broken tin opener not working en suite showerblocked after 3 days, aircon suspect in main bedroom. apart from that brill location, but prices have gone up in the last three years. sunbeds are constantly chained up around the pool, some even to an umbrella and then people go out for the day rendering that umbrella useless.( bit like the germans in the 70s and 80s) oh and the sky tv was none existent. Response: Dear Client, thanks for highlighting the apartment was in your opinion "GOOD"& complex "NICE", please let me address your concerns,the TV was in fact working, The satellite receiver was rendered unserviceable after the main power plant on Cyprus suffered a massive explosion.The plumbing was blocked due to the excessive amount of paper deposited down the toilet, my maintenance team cleared the blockage upon your phone call.Odd broken utensils have been replaced,sorry for the inconvenience. I provide Sunbeds for the sole use of my guests on our private balconies.The air conditioning has been checked and is working fine. Thanks for your review, Barrie
