This 2007 luxury 3 bedroom, 2 bathroom penthouse air-conditioned apartment is on the 3rd (top) floor and has sea views, an 88sq.m private terrace with all day sun and overlooks a spectacular, award-winning swimming pool. The central feature of the Iris Village development is the 60m split-level pool, which is divided by a 3m waterfall, with a jacuzzi at both ends, surrounded by palm trees and flora. A small splash pool with water fountain adjoins the main pool and is suitable for very young children.
The apartment has been furnished and equipped to a very high standard for guest's comfort. The accommodation comprises a total of 202 sq.m with easy access to the terrace through either set of patio doors. The terrace has sun from early morning to sunset and gives you some privacy to relax away from the poolside. For the sun worshippers, sun loungers are provided together with drinks tables. The terrace has a large pergola with trellis and a retractable awning and large parasol to provide shade from the sun. A large dining table and chairs are set under the trellis for those leisurely alfresco mealtimes. Should you require a little more seclusion, a balcony with table and chairs which benefits from the sun early in the morning and shade for the rest of the day can be found through the second bedroom patio doors.

The Paphos District
Paphos, once the capital of Cyprus is situated in the western peninsular of the island. With an average of 340 days of sunshine a year and very little rainfall from April to November it makes for an ideal destination for summer and winter holidays. The Cypriots are friendly and welcoming with English being widely spoken. The Paphos area has 2 blue flag sandy beaches with various water sports widely available on most beaches. The beach at Coral Bay being the most popular. Daily off-road jeep safaris are available with visits to the Akamas National Park north of Paphos a popular destination.
There are 3 championship golf courses within a 30 minute drive of Paphos. Secret Valley (par72) is in a spectacular setting of a 12th century monastery in a scenic valley and is surrounded by mature trees and natural rock formations. Aphrodite Hills (par71) is set on two plateaus 300m high overlooking the Mediterranean. Tsada (par72) is 550m above sea level, ensuring cool breezes in summer months. In the Troodos Mountains, approximately 60km and 90 minutes drive away, there are Byzantine churches, ancient monasteries and picturesque villages in the cool and welcoming pine forests and these conditions also suit mountain biking, hiking and winter skiing.
Kato Paphos / Universal District
Iris Village is located in a quiet residential area in the Universal Gardens district of Kato Paphos situated between the old town and tourist area and is served by 2 late night local minimarkets just 2-3 minutes walk away. The old town, which is a 10-15 minute walk, has the market, many shops and cafes. The tourist area is a 15 minute walk and has a multitude of restaurants and bars, with the fishing harbour with its pavement restaurants serving fresh seafood and the fort a further 5 minutes away. There are many ancient Roman and Greek sites around Paphos including the Tomb of the Kings, the harbour area and the World Heritage site that houses the famous mosaics. There is a local diving school which offers tuition for beginners and for younger family members the Aphrodite water park is less than a 10 minute drive away, as is the go-kart track. Boat trips, fishing trips and mini cruises leave from the harbour daily. Local air conditioned buses run frequently and will take you to the markets, tourist area and Coral Bay beaches for euro 1.20 each way.
How to get there
Paphos Airport is only 10kms away. Taxis are readily available to or from the apartment. Larnaca Airport is a 90 minute drive, mostly dual carriageway. If required we can help with information on hiring a car. In the height of the season it may be preferable to book this in advance. You will need your driving licence and cars are driven on the left as in the UK.

Further details indoors: This exclusive development has been built by one of the leading property companies in Cyprus. Access to the apartment is gained by entry phone to a marble lobby from which you can take the lift or for the more energetic the marble staircase to the top floor.
All the rooms have air conditioning, which doubles as heating when required. All patio doors and windows have double glazing and fly screens. The pressurised water system ensures a powerful flow of water in the bathroom and kitchen areas.
Whilst sitting in the lounge area you can enjoy the sea view across the terrace or browse through the selection of dvds, cds, board games, maps and leaflets on places to visit and recommendations of restaurants etc..
The open plan lounge, dining area and kitchen is both spacious and fully furnished. The lounge has a large sofa-bed, sofa and chair around a coffee table together with a flat screen satellite tv and dvd/cd player. The dining area consists of a large table which takes 8 dining chairs comfortably. The fully equipped kitchen has fitted cupboards, granite worktops and includes oven, ceramic hob with cooker hood, microwave, fridge/freezer, kettle and toaster. An iron, ironing board, clothes dryer and hairdryer is also provided. The bathroom and en-suite to the main bedroom are both fully tiled and comprise bath, fixed shower over bath and glass shower screen, wc, and washbasin with mirror.
All three bedrooms have large fitted wardrobes with hangers and mirrors. The double bedroom with en-suite bathroom also has bedside tables and lights, a console table with mirror, separate full length mirror and patio doors to the main terrace. The second bedroom has two single beds with bedside table and light, mirror with shelf and separate full length mirror. Patio doors lead to the covered balcony. The third bedroom has two single beds with bedside table and light, and mirror with shelf. All bedding, linen & towels including beach towels are provided.
Further details outdoors: Sun loungers and parasols are available around the pool area, in addition to those on the private terrace. Changing facilities including showers and toilets are provided near to the pool and have disabled access. An underground car parking space is allocated, which is very advantageous in hot weather.

Prices include air conditioning and a complementary refreshment pack is provided on your arrival. Strictly No Smoking within the apartment or on the terraces. No pets. If required we can suggest car hire or taxi firms. Help and assistance during your stay is available from a local British couple. For winter stays the air conditioning units provide warm air.
Conditions
For bookings of 2 weeks or more, an optional mid-stay clean with fresh towels and linen is available on request. Your arrival and departure from the apartment are presumed at times to suit the flights on your booking form. However some variation will be expected if other guests are booked on those days. A non-refundable deposit of £150 is required on booking. The balance plus a £150 security deposit is required 8 weeks prior to the commencement of the holiday. The full amount is payable if booking within 8 weeks of the holiday. Subject to there being no damage, breakages, loss or excessive cleaning necessary the full deposit will be returned within 2 weeks of your return.
