A Luxury Private 4/6 bedroom Villa sleeping 8/12 people with Large Pool & Garden.

A 4/6bedroom villa built over three levels in the traditional village of Kathikas. The villa is ideal for the larger family, having 4 bedrooms in the main house, plus an optional separate, 2 bedroom annex apartment on the ground floor, thereby sleeping up to 12. The climate around Kathikas area is considered the best in Cyprus. The air crystals clear, the temperatures beautiful, with gentle breezes and little humidity.
A luxury Spacious villa providing an ideal holiday for everybody. The soft furnishings have all been carefully colour coordinated and attention to detail has been paid to the interior decoration with lots of little extra touches making it feel like a home. Outside, the large Dolphin tiled 10m x 5m pool with walk-in steps is surrounded by a spacious terrace with sun beds, umbrellas,Garden area to play or relax, Table and Chairs and barbecue. The swimming pool area is private and enjoys outstanding views of the surrounding countryside and Troodos Mountains.
The property is situated just 700m from the village centre which offers a good selection of restaurants and tavernas to suit all tastes.

A staircase leads to the first floor where the master double bedroom with four-poster bed and en-suite shower room is located. The private balcony for this room overlooks the swimming pool. There are a further two twin bedrooms on this level each with private balcony and sharing a full family bathroom complete with Jacuzzi whirlpool bath with an overhead shower. A washing machine and sink are located on the small landing area of this floor.
The villa is fully air conditioned throughout with units that can be used for both cooling and heating, and has a safe box.

Outside, the large Dolphin Tiled 10m x 5m pool with walk-in steps is surrounded by a spacious terrace with sun beds, umbrellas, poolside shower and barbecue. The swimming pool area is completely private and enjoys outstanding views of the surrounding countryside.

The prominent position of this villa means it enjoys uninterrupted views over fields and grapevines to the distant Troodos Mountains. Today, Kathikas is one of the most attractive villages in the area, well known for its great many vineyards, grapes being its main product and their cultivation the main occupation of the villagers.

Warm sunny climate as Cyprus has the most hours of sunshine than all the mediterranean islands, which according to legend is the birthplace of Aphrodite.Temperatures can reach up to 40 celcius in July and August.
Mild winters and early spring, summer runs from May to late October.Plenty of history and archaeology as Paphos is a world heritage site.

June - July - August

The Kathikas area

Kathikas is a traditional cypriot village, with a supermarket ,bank and several taverns. Kathikas has two wineries you can visit. Coral Bay with safe sanding bathing is a short 10 mins drive away. There are plenty of restaurants,bars,and Coral bay also has good nightlife.

Paphos town with harbour and port is approx 20 mins drive away. The Akamas peninsular and forest , with nature,walking and wildlife is 15 mins away.

Troodos mountains for scenery and skiing in winter is approx one hours drive.

April - May

December - January
Cyprus weather: Winter time for Cypriots... Autumn for our foreign visitors! It may rain occasionally yet the promise of glorious sunshine is still there. Can be chilly even with sunshine. In Kathikas, temperatures can drop to minus in the evenings, with possibility of rain, wind and sometimes even a little bit of snow.
Clothing: Winter clothing; and coats though. For tourists it is still usually warmer than the uk.
On the coast temperatures are higher.
Activities: Outdoor activities and excursions can be enjoyed.

February
Cyprus weather: The possibility of exceptionally warm days. Almond trees in bloom, occasional rain, and mild day time temperatures are the harbingers of spring. It can be quite cold however in the evenings.
Clothing: Winter apparel.
Activities: Conditions are ideal for snow skiing on Troodos mountains.

March
Cyprus weather: Moderating weather with nature at its best.
Clothing: Winter apparel with medium-weight wear.
Activities: Most outdoor activities can be enjoyed, and March is an excellent period for long country walks.

“Tranquil,relaxing and nothing was too much trouble from our hosts Rachel and Savvas, villa was super” Excellent location away from the hussle and bussle. However,Coral Bay only 15 minutes away for night life. Villa in Kathikas was excellent, clean,comfortable with outdoor facilities for own bar be cue and swimming pool. Restaurant on site ran by Rachel and Savvas was also excellent good variety of food with ample servings. Village was a lovely place for walks with the locals making us feel very welcome.One of the best holidays we have had in along time.

The location was wonderful for a relaxing holiday in a traditional village, where the people were the friendliest we have ever met, especially the villa owner and his family who made us feel so welcome and his restaurant the Farmyard is one of the best eating places in Cyprus. Many thanks also to Neil for his advice and visits to our villa - Kathikas has to be one of the most unspoilt beautiful villages as yet untouched by mass tourism."

Air conditioning for Cooling and Heating is charged locally at 4.50euros per unit per day.
