Extending to almost 170 square meters internally, the villa is characterised by stone archways, original staircases (inside and out), bamboo and wood beamed ceilings, stone floors and grand double wooden doors to most rooms to name just a few. On entering through the large wooden driveway gates, you immediately sense the traditional Meditterenean atmosphere within the courtyard. Access to the property is gained by double wooden doors in to a very large and open plan Lounge/Kitchen/Dining Area which provides all comforts (including open fireplace for cooler winter evenings) as well as many seating areas for relaxation and dining.

The Master Bedroom has a large king sized bed with double doors opening out on to the courtyard and swimming pool. It also has an En-Suite with shower over bath. Bedroom 2 next door is the smallest but is still most appealing due to the double sized four poster bed and skylight window. Bedroom 3 is also downstairs and features 2 single sized beds, access out to the courtyard and an En-Suite bathroom. Upstairs is the fourth bedroom, again with 2 single sized beds and en-suite Shower. Doors here open out on to the courtyard and the windows give views to the mountain scenery and distant sea. A quaint and original staircase to the outside of the property leads in and out of this room, to and from the courtyard.

A travel cot and highchair can be provided free of charge upon request. Wi-Fi is included in the rental rate.

Outside, the courtyard features the swimming pool, space for car (s), a covered seating area, sun loungers and BBQ. The feeling of going back in time is completed by an old water well which sits in the corner and actually looks like it could still be used. A supply of fresh drinking water is supplied to the property. A traditional style cot can also be supplied on request at no extra charge.

Air-conditioning Units are fitted throughout. To use these you pay locally with owner. The villa however stays very cool and has ceiling fans for extra comfort on those hot summer days. Welcome Pack including wine on arrival. Cleaning and linen changes carried out weekly.

A travel cot and highchair can be provided free of charge upon request.

Wi-Fi is included in the rental rate.

''Beautiful! This was the third time we've stayed in Kathikas so we knew it would suit us, might not be to everyone's tastes though. Yiannis's restaurant and also Imogen's in the village. 'Maria's House' (the proper name is To Stekki, I think) is also worth a mention - new to the village, cheap and very much a small, family-run business. Also the new brewery - the Aphrodite Rock brewery at Tsada - and Paul's Bar (Kathikas Inn) in the village. The Porto Latchi in Latchi as well is a favourite. Very satified with all service. Theo met us in the village to show us to the house. He had left us two bottles of wine, bread, eggs, milk, cheese, ham, fruit, butter, cereal, as well as tea and coffee supplies. Later on he called in to see if we were ok and brought us two more bottles of his own wine! We had two small maintenance problems which he fixed for us almost immediately. Please can you pass on to him our regards and tell him how much we enjoyed the villa and his hospitality. Also that we hope he could make use of the beers we left for him in the house! We certainly have no complaints about anything''.

''We loved our stay at Villa Constanteras. It`s a charming accomodation, very well equipped. Our kids were excited about the pool naturally and the spacious property as well. There was absolutely nothing we missed. We made the right decision choosing a villa at Kathikas, a wonderful rural and origin village, but in comfortable distance to beaches/sights/nature. We spent a day at Troodos mountain and walked the kaledonian trail near Platres. Exciting trail, especially for kids. The Paphos zoo is really nice to visit, there are some remarkable animals to see and superb surroundings. You did a great job, providing all important and useful informations we needed. I`m used to get less information from german agencies. Thank you very much again. Theo, the owner, was extraordinary hospitable, we enjoyed his homemade redwine''.

About this location

The Paphos District

Paphos itself (50km) consists of two towns, each with its very own character. Ktima on the cliff (Upper Paphos) and Kato Paphos by the sea (Lower Paphos). One is virtually unchanged over the centuries and thoroughly Cypriot, while the other has expanded over the last decade from a sleepy fishing village and harbour, into a vibrant cosmopolitan resort which is expanding and improving each year.

In Kato Paphos, (in the archaeological park), you will find many fine mosaics and buildings from Greek and Roman periods, plus the Harbour Castle. Close by, is the church of St Paul's Pillar, where the pillar St Paul was tied to can be found. Further down this road are the Tombs of the Kings and Christian Catacombs. Heading East, you can find the route to Cedar Valley and the Troodos Mountains. The route is peppered with many other small but charming villages along the way.

An excellent highway runs to all corners of Cyprus but the old coast road is the most scenic route. A drive along here past various ancient sites such as Aphrodite's Birthplace and Temple, towards Limassol, taking in Curium, is delightful and is littered with the most beautiful views.

There are 3 beautiful golf courses in the area all with an individual style. All are within a 45 minute drive. Due to 340 sunshine days per year, Cyprus does offer many other activities but they are of course, too numerous to mention here.


The property is situated just 500m (5 minute walk) from the village centre which now offers a good selection of restaurants and tavernas to suit all tastes, 2 bars (with sky TV) and a shop or 2 for groceries. Famous for its vineyards, the village is surrounded by vines and is renowned for the quality of its grapes. Many of the vines have been in the same family for generations. Two very famous wineries open their doors to visitors, so you can enjoy the winemakers craft. The village is also home to a donkey sanctuary and a tourist information centre.

As the village of Kathikas is 600 metres above sea level, it has a good climate in summer with very little humidity. If youre a bit of an amateur anthropologist, then Kathikas is an ideal location in which to observe the traditional Cypriot way of life and to live it yourself. Kathikas central location makes it an ideal base from which to explore such areas as Polis and Latchi, the Baths of Aphrodite, the Akamas Peninsula, the turtle hatchery at Lara Bay, to mention but a few. With a population of 349, the village offers something for everyone.

The village retains and continues to re-instate its old world character whilst encouraging selected new developments.There is no main church, but a small chapel serves the needs of the village. The village square has a small taverna where you can enjoy a cool drink whilst sitting under the trees. For fishing fans, the nearest reservoirs are Evretou and Mavrokolympos, whilst the nearest golf course is at the newly refurbished Tsada (10 minutes).

"It was amazingly fabulous"

Just a perfect villa for a weeks holiday. The village of Kathikas has everything you need and in the middle of summer where temperatures elsewhere in Cyprus can be very hot, the villa was cool and air… More

"Beautiful villa"

We had a great holiday in this villa. Inside is traditional yet comfortable and with modern conveniences, outside is a lovely, large courtyard with plenty of seating and the swimming pool. The owner was very helpful - he met us in the village to take us to the property himself and he had stocked up with bread, milk, butter, cereal, eggs, cheese, ham plus wine and the usual tea and coffee! It was a nice touch which is also very useful when you have just arrived in the country. I would definitely stay here again.
