On entering through the large wooden driveway gates, you immediately sense the traditional Meditterenean atmosphere within the courtyard. Access to the property is gained by double wooden doors in to a very large and open plan Lounge/Kitchen/Dining Area which provides all comforts (including open fireplace for cooler winter evenings) as well as many seating areas for relaxation and dining.
The Master Bedroom has a large king sized bed with double doors opening out on to the courtyard and swimming pool. It also has an En-Suite with shower over a Jacuzzi bath. Bedroom 2 next door is the smallest but is still most appealing due to the double sized four poster bed and skylight window. Bedroom 3 is also downstairs and features 2 single sized beds, access out to the courtyard and an En-Suite bathroom. Upstairs is the fourth bedroom, again with 2 single sized beds and en-suite Shower. Doors here open out on to the courtyard and the windows give views to the mountain scenery and distant sea. A quaint and original staircase to the outside of the property leads in and out of this room, to and from the courtyard.

Outside, the courtyard features the swimming pool, space for car (s), a covered seating area, sun loungers and BBQ. The feeling of going back in time is completed by an old water well which sits in the corner and actually looks like it could still be used. A supply of fresh drinking water is supplied to the property. A traditional style cot can also be supplied on request at no extra charge.

Air-conditioning Units are fitted to all bedrooms. To use these you pay locally with owner. The villa however stays very cool and has ceiling fans for extra comfort on those hot summer days. Welcome Pack including wine on arrival. Cleaning and linen changes carried out weekly.
A travel cot and highchair can be supplied free of charge upon request

The Paphos region


Paphos itself (20km) consists of two towns, each with its very own character. Ktima on the cliff (Upper Paphos) and Kato Paphos by the sea (Lower Paphos). One is virtually unchanged over the centuries and thoroughly Cypriot, while the other has expanded over the last decade from a sleepy fishing village and harbour, into a vibrant cosmopolitan resort which is expanding and improving each year.
In Kato Paphos, (in the archaeological park), you will find many fine mosaics and buildings from Greek and Roman periods, plus the Harbour Castle. Close by, is the church of St Paul's Pillar, where the pillar St Paul was tied to can be found. Further down this road are the Tombs of the Kings and Christian Catacombs.
You are only ten minutes drive from Peyia and the Coral Bay resort with all its cafes, bars, restaurants and other entertainment as well as one of the best beaches in Cyprus. You are also only 30 minutes from Paphos airport.
Heading East, you can find the route to Cedar Valley and the Troodos Mountains. The route is peppered with many other small but charming villages along the way.
An excellent highway runs to all corners of Cyprus but the old coast road is the most scenic route. A drive along here past various ancient sites such as Aphrodite's Birthplace and Temple, towards Limassol, taking in Curium, is delightful and is littered with the most beautiful views.
There are 3 beautiful golf courses in the area (including aforementioned Tsada), all with an individual style. All are within a 30 minute drive. Due to 340 sunshine days per year, Cyprus does offer many other activities but they are of course, too numerous to mention here.
The Kathikas area
The property is situated just 300m (few mins walk) from the village centre which offers a great and wide selection of restaurants (approx 10) and tavernas to suit all tastes, 2 bars (1 with Sky TV & wi-fi) and a shop or 2 for groceries. Famous for its vineyards, the village is surrounded by vines and is renowned for the quality of its grapes. Many of the vines have been in the same family for generations. Two very famous wineries open their doors to visitors, so you can enjoy the winemaker's craft. The village is also home to a donkey sanctuary and a tourist information centre.
As the village of Kathikas is 600 metres above sea level, it has a good climate in summer with very little humidity. If you're a bit of an amateur anthropologist, then Kathikas is an ideal location in which to observe the traditional Cypriot way of life and to live it yourself. Kathikas' central location makes it an ideal base from which to explore such areas as Polis and Latchi, the Baths of Aphrodite, the Akamas Peninsula, the turtle hatchery at Lara Bay, to mention but a few. With a population of 349, the village offers something for everyone.

Really beautifully set out, spotlessly clean and very charming. Well located close to village shops and the tavernas, but far enough to be peaceful. Yiannis’ tavern – best stifado anywhere that we had, and great fun and the Cypriot night on the Wednesday! Also really enjoyed the wine tasting at Sterna with Savas. Theo was really helpful, around if we needed him but not ‘in our faces’. Absolutely perfect villa in a wonderful location in a friendly and welcoming village. Thanks for a great service where everything was clear and well communicated.

Our family of six has just returned from Villa Constanteras and could not have wished for a better holiday. We arrived approximately 11pm after our flight and found the villa quite easily from the Directions. When we arrived there were Bottles of wine from the owners vineyard which were a godsend after a day of traveling. Thanks Theo. The villa was absolutely stunning with everything we needed and seeing it in the morning was even better. (You wont need travel adapters as there are british plug-holes all over the villa!) The village was quite friendly with a small grocery shop for simple things. A longer drive towards Paphos for the weekly shop was required though. We found a local market shop with fresh homegrown fruit and veg on the main road into Paphos, which after a few visits got to know the Proprietor very well. The Village was perfect for an original holiday away from the holiday centre madness and chaos of the larger citys. Kathikas is quite central for trips up to Latsi and the peninsula, west to coral Bay, Agios Georgios, and south to Paphos although we were glad for our 4x4 up in the hills above Lara bay!!!!!! Kathikas is stunning, Villa Constanteras was stunning, the views of the west were stunning, I cant praise it all enough. Thanks Theo for a wonderful stay in your beautiful country. we will definately be back next year. FIVE STARS :)

We had a wonderful time. Villa Constanteras is ideal for a family holiday. We found the villa to be very comfortable, homely and spacious. The villa is located in very pretty, traditional Kathikas, a village we have grown to love. We became regulars at Yannis tavern and met several villagers who made us feel very welcome. Theo had prepared a welcome basket for us and he also dropped of homemade biscuits on Christmas Eve – a lovely thought for which we were very grateful. On the whole, we had a fabulous Christmas at Villa Constanteras, we fell in love with Kathikas and met some wonderful people. Please express our thanks to Theo for the extra touches and also for the opportunity to stay in his childhood home. Also, I wish to thank you for your very comprehensive information regarding Villa Constanteras and your excellent service. We rented a car through your recommendation and their service was also superb. We will definitely be in touch again for future holiday bookings to Cyprus.

"we chose this villa for a family wedding and were delighted with the look and ambience of this property!! our daughter had her pre-wedding photos taken in and around the villa. Everyone that visited were impressed with the village and local taverns. We had a broken shower on our first night and the owner arrived within 20 minutes and replaced it! what service. He also arrived on the wedding day with masses of grapes and 12 bottles of wine for our guests!! We found the tempreture in the village to be a few degrees cooler than Paphos which was great. Would recommend this villa and village to anyone wanting the REAL Cyprus. Wonderful.."

"A really relaxing holiday in a peaceful old village with some fantastic restaurants and well stocked grocery shops Accommodation had everything we want on holiday and was very clean, spacious and thoughtfully renovated. Nice and cool inside even when it was really hot outdoors. The owner, Theo, was very helpful and is growing veg in the garden for guests staying later on in the season. We would recomend this for anyone who likes authentic rural Cyprus, good food and peace and quiet. "

"I was delighted to find the villa exactly as I had expected apart from the fact that it was larger than I anticipated! It was beautiful. A wonderful experience to stay in Cypriot village where everyone was friendly. The village is in the hills/mountains around Paphos but we didnt use a car until the end of the week. We had an initial problem with the hot water but this was sorted out as soon as we rang and the problem solved. Its almost a week since we returned and I cant wait to go back. Thank you"

"A lovely place in an ideal location. Villa is in an authentic Cypriot village but peaceful & private. You can walk to 2 mini-markets & several good cafes & tavernas. The house is large,comfortable & well equipped. The outdoor area is ideal with pool & lots of seating table & chairs for eating outside & plenty of strong sun loungers & 2 large sunshades. There is a very good BBQ & plenty of lemons & tomatoes growing in the garden. The owner,Theo, is very helpful: we had a welcome pack which included an excellent bottle of his familys home made wine. Although there are no instructions/information in the villa, Theo is available to answer any questions if you ring him & he lives nearby. We will definitely return."

"Visited Aug 08. As soon as we opened the gates to the property we were hugely impressed, it looked fantastic! even though it was dark. We were delayed a little on the way out, so it was after midnight when we arrived, however, after another jaw dro pping experience when we let ourselves in, we found that Theo the owner had left us all the essentials in the fridge and a couple of very welcome bottles of local wine. ( You have to go to the winery, its great and the wine is beautiful) The four rooms are great. There is aircon, however we just used the couple of large fans provided, everything was spotless including all the appliances and we never ran out of hot water. I must mention the garden! We picked our own fruit n veg. Pool fab too. Theo was brilliant. Thanx loads to him n Steve G. Would not hesitate going again. Kathikas is wonderful. x x x x We will be back!"
"What a fantasitc place. We arrived at 4am in the morning and found it very easliy with the intructions. We couldnt get to sleep as we where so amazed at wonderful the villa was. Theo had left us tea,milk wine bread and so much more including grapes from his own vines. We really would recommend this to anyone wanting beautiful villa and traditional greek village.
