Nestled into the hillside of the exclusive Kas Peninsular and gently caressed by sea breezes, this 3 bedroom water front villa is in a prime location offering a seductive mix of elegance, luxury and tranquillity with breathtaking views out to sea and mountains.
Guests at Palm Villa enjoy magnificent panoramic views across the Mediterranean. After a day relaxing by the private pool, gazing at the yachts and gullets cruising along the turquoise coastline or swimming in the sea from the villa’s private sea platform, guests may want to sip a cocktail on the balcony and marvel as the sun sets over the sea and distant Greek islands.
The villa is luxuriously appointed with imported European furniture and fineries. With high vaulted ceilings and marble floors throughout, the villa has a spacious, light airy feel with a mix of traditional Turkish chic. There are spectacular views afforded from every window and you can lay on your bed and watch the sunset. The villa is uniquely designed and boasts the largest balcony of any villa on the Peninsular. The villa is set within its own gardens with an exotic mix of palm trees, bougainvillea, jasmine, lilac, honeysuckle, lemon and olive trees and a variety of shrubs that flower at different times of the year.
Travertine terraces trap the sun around the pool, with a large BBQ on hand to cook the fish you hooked from the private sea platform. But if it gets too hot there are shady sanctuaries and even a cool room, with spectacular views where you can take a nap, or have a massage out of the midday sun.
Because of its location guests at the villa can make their stay as relaxing, cultural or as active as they want to. The magical town of Kas with its friendly people and bohemian atmosphere is a 5 minute drive. Cafes, tea gardens, charming boutiques, hideaway bars and restaurants nestle amongst the old fishing harbour and ancient ruins. And if you can drag yourself away from the villa the Lycian coast, with its beautiful beaches, the best scuba diving in the Med and ancient sites await to be discovered.

Palm villa provides over 300 square meters of living space. Guests at Palm Villa enjoy magnificent panoramic views across the Mediterranean. The villa is luxuriously appointed with imported European furniture and fineries. With high vaulted ceilings and marble floors throughout, the villa has a spacious, light airy feel with a mix of traditional Turkish chic. There are spectacular views afforded from every window and you can lay on your bed and watch the sunset. The villa is uniquely designed and boasts the largest balcony of any villa on the Peninsular.
All bedrooms open up onto a huge balcony that affords panoramic views across the mountains, sea, and distant Greek islands that punctuate the sea's horizon (see guest comments). The bathrooms are luxuriously appointed, one having a large bath and the other being a huge walk-in shower/wet-room.
The kitchen is fully equipped (see above) and hand-made in the finest cedar wood with worktops made of granite. There is ample storage. There is a very large American style breakfast bar with stools and a large dining table, seating six. All diners have a view of the sea and mountains. There is a large selection of games, DVDs CDs, books and magazines.
We have a no smoking policy in the villa. We provide plenty of ashtrays and ask guests to smoke on the terraces or balconies outside.

The swimming pool is filtered by the most advanced UV technology, ecologically tested system, available which eliminates/limits the need for harmful chemicals. Sun loungers with mattresses and parasols provided. Alfresco dining areas are set on the balcony overlooking the pool area.

Palm Villa has its own private bathing area by the beach, with access to the sea. Although there are other platforms dotted about the coastline, even in the summer months you will probably have this entire stretch of coastline to yourself. The sea is warm here, right up to the end of October. The water is very clear and there are abundant and varied fish (bring your scuba gear). Bring your fishing rod, catch your dinner and cook it on the BBQ - how fresh is that! Watching the sunset from here and listening to the waves lapping against the rocks in perfect solitude is worth the price of the airfare in itself.
If you prefer not to drive, frequent Dolmus' (buses) provide cheap and easy access to the main town of Kas. Just wave one down at the top of the road. Alternatively, taxis are readily available and are reasonable.

Our Management Company is run by (Ramazan) who is a short distance away and can be called upon if there are any problems with the villa. Ramazan is a friendly, English speaking, caretaker who will clean the pool daily, put out and put away sun loungers, water the garden, do light cleaning, take out rubbish and even bring you bread daily if you ask him. Others services can be provided and are detailed in the welcome binder in the villa.

The Turquoise Coast/Lycia region
‘There are not so many places left where magic reigns without interruption, and of all of those I know, the coast of Lycia was the most magical’, Famed British explorer Freya Stark.
As you travel from Dalaman airport, on your way to the villa, the splendour of the Lycian coast opens up before you. You will understand as you peer through pine treetops and marvel at the sea for the first time, why this is called the Turquoise coast. Without doubt it is one of the most scenic and dramatic coastlines in Europe.
The region boasts sunshine for ten months of the year, illuminating a landscape of towering snow-topped mountains, aromatic pine forests, lush groves of citrus, and age-old olive trees. Sometimes referred to as the "coast-of-light", where the Aegean and Mediterranean meet, it is outstandingly beautiful. Pine covered mountainsides plunge into the expanse of vivid aquamarine and turquoise sea. The coastline is broken by wooded bays and creeks, small hideaway coves, and vast expanses of sandy beaches. This is a true Jason and the Argonauts’ territory.
Loggerhead turtles, protected by law, nest along this coastline, particularly at Patara Beach. Patara Beach, within an easy drive of Palm Villa, has been voted as one of the world’s best beaches and it is easy to see why – a 20 km length of white sandy beach, gently shelving into the sea with a backdrop of sand dunes and ancient ruins lost to the sand and time. There are no buildings or hotels on the beach because of its protection.
The "Turquoise Coast", was home to the ancient Lycians who were one of the most enigmatic people of antiquity. Although little historical record has been left behind them, what has been discovered reveals a fascinating people culturally distinct from the rest of the ancient world. The whole of this area is rich in archaeological history. Ruins from the Lycian, Roman and Ottoman period are evident all around and many are still being restored and uncovered, so take a bucket and spade – you could end up being the next Indiana Jones!

For those in the group with more energy the region is fast becoming a magnet for trekking. Follow in the footsteps of St Paul through the wilds of Turkey's Taurus and Sultan mountain ranges, with ancient ruins and dramatic peaks and canyons along the way. The Kas / Cukurbag Peninsula area
‘Ahh……Kas! …….it’s not a place – it’s an emotion’. Robin Hopes, villa owner.
This perhaps sums up a place that is difficult to express in words alone. The peninsular and Kas town has a frustratingly hypnotic spell that ensures visitors return time after time. Stories abound about people passing through Kas that have never left. Robbie Williams, Zinadine Zidane, and other celebrities have wafted in off their yachts to see what all the fuss is about. Writers, painters and poets find their inspiration here, in fact the whole of the Kas peninsular used to be owned by wealthy Turkish journalists from Istanbul who used to sojourn for the summer months.
Kas is a Godsend for the discerning, sophisticated or independent traveller. This is not where you come for pie and chips, stag parties or battery hen sunbathing. Unlike many Turkish resorts it is ‘hassle free’, and has a laid back, cosmopolitan come bohemian atmosphere. Above all, it is the Turkish people that live and work in Kas that make it such a welcoming place to stay.
Kas town itself is hemmed in by the Taurus mountains and the Aegean sea. Cafes, tea gardens, charming boutiques, hideaway bars and restaurants nestle amongst the old fishing harbour and ancient ruins. Windy cobbled streets and Ottaman houses spill over narrow alleyways that are bedecked by bougainvillea of many shades. Restaurants offer a wide variety of Turkish specialities, fantastic fresh fish and other seafood at reasonable prices, steaks, grilled meat, pasta, pizzas and pides. The bars provide a good range of music and there are a couple of lively dance venues. There is something to suit everyone. Antique, jewellery, leather, ceramic, carpet and designer clothes shops beckon the visitor to buy a piece of the lifestyle while jasmine, aromatic spices and the aroma from roasted nut stalls vie for you senses as you take a stroll after dinner.
The town of Kas is built around the remains of ancient Antiphellos, Lycian rock tombs and sarcophagus are to be found in restaurant areas, by the market grounds and standing at the head of one of the main shopping streets. The cliff tombs overlooking the town are attractively lit at night creating amazing views. Sited on the peninsular just a few minutes walk from town is a well preserved amphitheatre dating back to the first century B.C. Cruise ships, and the yachting fraternity travel miles to anchor at Kas harbour just to visit this one ancient site – 4 minutes from Palm Villa!.
However, Kas is much more than just a resort or of historical significance - it is a working town all the year round with a resident population of 8,000 people. It has banks, a hospital a school and some excellent multi-lingual doctors and dentists. There are some excellent supermarkets in the town to stock up for the villa and on Friday tourists and locals alike flock to the large market that comes to town offering a wide array of fresh local produce, spices, hardware, fashionable summer wear, haberdashery, bags and shoes to name but a few. All at bargain prices (though you may have to haggle).
Kas and the surrounding region has a charm and character that draws people back time after time. The friendliest locals imaginable add to the enchantment and atmosphere of this very special place.
Things to do locally
Palm Villa is centrally situated in relation to many interesting antiquities, cultural attractions and areas of natural beauty, which makes it an ideal base camp for day trips and excursions. Kids can enjoy the fun at the nearby Aquapark Hotel with its slides, large pool and other daytime activities. This is literally a 4 minute walk away.
People wanting a day trip are spoilt for choice. There are the archaeological sites at Demre, Myra and Xantos Valley. Daily cruises take visitors to the Greek island of Meis and the sunken city of Kekova. A trip to the gorge at Saklikent and to see the castle and archaeological remains at Tilos accompanied by a trout lunch at nearby Yakapark makes a truly wonderful day out. The Fethiye area to take in Olu Deniz, Calis or the Old Town are other breathtaking excursions. Kas itself is also very popular for diving, there are a couple of local diving schools located in the town itself.
Kas has a mixture of pebbly beaches and beach clubs around the town. The main two beaches are imaginatively named "Big Pebble Beach" and "Little Pebble Beach"! Big Pebble Beach is located in a lovely cove and Little Pebble Beach is flanked by beach clubs with excellent amenities for swimming and a relaxing day by the beautiful clear blue waters. Located about a 20 minutes drive from Kas is the lovely sandy beach at Kaputas and a further 30 minutes drive takes you to one of the biggest and best sandy beaches in the entire Mediterranean at Patara. Other lovely sandy beaches can be reached from Kas Harbour after a 10 - 15 minutes ride by water taxi.
Shared & private boat charter, swimming with dolphins & whales, fishing, walking, kayaking, white water rafting, paragliding & horse riding are just a few of the choices. Alternatively, submerge yourself in the crystal-blue underwater with barracuda, turtles, and grouper, as you experience the best scuba diving in the Med.

The following websites should provide you with a good choice of air carrier. The nearest airport is Dalaman (2 hours) and then Antalya (3 hours). We have negotiated special rates with Andifli car hire who will pick you up directly outside the airport and whisk you off to the villa in air conditioned comfort. You do not need to hire a car as there is a local bus and taxi service. However to make the most of this beautiful region car hire is advised. Of course as independent travellers you can choose your own means of travel/car hire. Some guests choose to hire a car from the airport and explore the Dalaman region/ephesus etc or the Antalys region - Cappodicia etc before arriving at the villa. Because we are flexible with the hire dates for the villa you can custom make your own itinery to make the most of your visit. Please see our website for helpful hints on driving in Turkey. Car hire payment is made directly to Andifli - if you choose to use them.

My boyfriend and I stayed in the villa for the third time this September, and it was as fantastic as we remember it. Not only is the villa beautiful and spacious, Kas is one of the best kept secrets in Turkey. Its just the right size to offer a good variety of activities and restaurants, but small enough to avoid the package tour crowds. The villa has all the mod cons and a lovely large pool. Imagine not having to get up at 8am just to secure a sun lounger! Highlights are definitely the amazing sunsets and the private sea viewing platform. We'll definitely be going back again.. and again and again...!!! |

We were stunned when we arrived at the property. It was beyond our expectations. Ramazan, the caretaker met us soon after our arrival. He attended to all our requests in a friendly an efficient manner. He visited every day but was never intrusive. The accommodation was first class with excellent kitchen facilities and mare than ample entertainment areas. The pool was simply magnificent. The steps down to the sea platform are a bit of a challenge but worth the effort. The beautiful town of Kas is only a 10 minute drive away or 20 minutes on the regular bus service. Where there are many great bars and restaurants plus good shopping. There is also easy access to boating and adventur trips. A visit to the neighboring Greek Island of Kastellorizo (Meis) is a must. Chris & Robin were a delight to deal with during the booking process. Our recommendation is if you are travelling with your own vehicle, it should be one that can deal with the steep access road to the Villa. |
