About the home

Baan Samoot Sawan command spectacular views of the Karon beach and headland and enjoy magnificent sunsets views over the bay. Restaurants and shops are only a few minutes walk away while the fabulous 5km Karon Beach is a quick 3 mins drive or 15 mins walk.

Air conditioning in bedrooms only. Non smoking villa.

The villa are open plan with floor-to-ceiling opening doors making the whole house an open air terrace. The villa is luxuriously furnished throughout with plasma cable TV, hifi, internet and have fully equipped kitchens.
There are 4 bedrooms, 3 en suite and 2 sharing a bathroom, 3 with king size beds, 1 with twin beds. The second living Area has 1 queen sized sofabed.
The rooftop infinity pools have Jacuzzi jets at one end and an infinity edge looking over Karon and the Andaman Sea. Covered deck areas allow for shaded poolside sojourns while sun worshippers are also accommodated in open areas.

The main floor has a spacious open plan living/dining area with spectacular sea views and a dining table for 8. There is a 42" plasma TV, satellite channels, DVD and CD player and sound system. Wireless internet is provided. The modern European kitchen has an oven, 4-ring stove, fridge, freezer, wine fridge, dishwasher, microwave, kettle, toaster, coffee maker, breakfast bar.
Downstairs: Master bedroom with king size bed, en suite bathroom with large 2 person bath, shower area, wc and jungle views. Double bedroom with king size bed and en suite.
Third bedroom with twin beds and en suite.
Ground floor: There is a separate entertainment area on the ground floor, which has a queen sized pull out sofabed.
There is also 1 more bedroom - 1 with a king size bed and 1 with a pull out queen size sofabed, sharing wc with outdoor spa bath area on ground floor.
The rooftop terrace is fully decked and has an infinity edge pool with Jacuzzi jets.

Further details outdoors:
Evenings on the rooftop are lovely with the spectacular sunset and the lights of Karon.
New Year's Eve has spectacular fireworks displays.

Gym Facility:

Directly across the street from the villa is the Eden Resort which has a fully equipped fitness centre available for use by our customers at rates that are usually reserved for Eden's members only. All you need to do is let us know that you would like to use their Gym and we will give a voucher so that they can give you the special rates.

The Phuket region

Phuket is an island in the Andaman Sea along Thailand's Southern and Western coast and is connected by bridges to southern Thailand's mainland.

Phuket's weather conditions are dominated by monsoon winds that blow year round. It is therefore always warm and humid. Highest average temperatures, at 33.4 degrees Celsius, prevail during March.Lowest averages occur in January, when nightly lows dip to 22 degrees Celsius.

Phuket Island is surrounded by many beautiful beaches, some long, some short, some with big surf and some with wonderful corals that are teeming with brilliant tropical fishes.

Phuket Island offers many interesting foods, many which are unique to Phuket alone. Please be experimental and adventurous as you explore the towns and villages with seemingly endless street food stalls, night markets, small restaurants and food carts.
You will certainly find many pleasant surprises in the variety of special tastes and textures.

Phuket Island has many interesting places to visit, many of which are easy to go to by motorbike or car. Please take the time to explore and you will be rewarded by sights and lasting impressions of the present and the past.

The Karon Beach area

The second largest of Phuket’s principal tourist beaches. Large resort complexes line the road back of the beach, but the strand itself, long and broad, has no development. The sand is very white and squeaks audibly when walked on.
The southern point has a fine coral reef stretching toward Kata and Poo Island.
Restaurants, bars, tour companies and other Non-hotel businesses are at the north end, near the traffic circle, and at the south, on the little road connecting the back road with the beach road.
Karon is the most up-scale of Phuket’s beaches.
There are regular daytime bus service to and from Phuket Town.

The nearest airport is Phuket International, which is approx 50 mins drive away.
Bangkok International airport has several daily connections with Phuket.
Airport transfer is provided.
The house is in Karon village and a car is not necessary but may be preferred.
Taxis and tuk-tuks are plentiful as are rental motorbikes.
Car hire can be arranged upon request.

I would recommend renting a car to get around in or for those who are really fit, the hill leading up to the villa is a great workout. Very close to the town's facilities and beaches and Patong Beach is not too far either. It was nice to be in an area that was a little quieter and less built up than Patong. Breakage Deposit of £200

Extra services available, such as raftings etc. These activities are at extra cost but we will book the activities for you. We give you only the best activities at a very good price like no where else can. For further information please contact us.

Payment Terms:

30% of rental amount is due upon signing of the booking contract plus a Breakage deposit of £200 regardless of length of stay, this will be refund to the customers if they haven't broke anything.

The rest, 70%, is due 6 weeks before commencement of rental period except for peak season when the balance is due 12 weeks prior to arrival.

Cancellation Terms:

Cancellations made prior to 60 days - fully refundable (except for bookings through agents where we have to pay for the commission, that will be cut and the rest will be refunded to you).

Cancellations made prior to 30 days - 50% refundable.

No refund if within 1 month of arrival but we will always try to reschedule and refund negotiable, depending on whether the booked dates can be filled.
